This property enjoys peaceful water views but has no canal access available for guest use. Any boats or docks showing in the arial photographs belong to neighboring properties.
The owners vehicle is garaged at the home - guests vehicles can be parked off road on the large front driveway.

The home is a short 5-minute drive from tennis courts and Cape Coral beach. Waterfront dining and Sunsplash Water Park are all close by. Visit the Four Mile Cove Ecology Park, hire a kayak for the day or simply walk the boardwalk to experience the truly stunning array of wildlife.
Gulf Coast Town Center mall, Coconut Point and Miramar Factory Outlet, offer department stores, name brand outlets and specialist boutique style stores.
The Islands of Sanibel & Captiva, famous for their pristine beaches and tropical island atmosphere, are a short drive across the causeway. Historic Fort Myers and the casual lifestyle of Fort Myers Beach lie just across the spectacular Caloosahatchee River.

No parties, events, ceremonies or gatherings involving additional persons are permitted on the premises. All overnight guests must be included in the guest count (this includes children). Please respect our neighbors - no loud music in the outside pool area.
Smoking is not allowed anywhere in the house.
Reservation must be in the name of a member of the traveling party who is 25 or older.
Any unlawful activity or excessive disturbances are grounds for eviction.
We ask guests to observe quiet hours after 10.00pm when in the outside deck/pool area.

We were 1st time vacation home renters.Pros: Great Location in Cape Coral. Close to everything. Clean house. Nice Pool Nice outdoor seating area. Easy company to work with on the rental. Hassle free Canal view (no canal access)Cons Wife got splinter on her foot from the deck. (No big deal)We’d definitely rent through this company again.

Perfect Getaway Home
The listing description perfect holiday house with pool says it all. We loved our time at this beautiful home. We found it to be very spacious and clean. Walking in was like a dream after our long journey. We had great weather during our stay, so we’re able to enjoy many days sitting by the pool. The heated pool was perfect and the water was crystal clear. It was wonderful having a view of the canal without having to pay extra for the canal access, which we did not need. The bedrooms were very clean and spacious. We especially loved the large main bed and bathroom suite. The hosts were very easy to communicate with, but we didn’t really have to ask for much because the house came with everything that we needed including beach towels and beach chairs for our time at the beach. We’d love to return soon and highly recommend staying here to any one who’s considering it in the future!

Villa Kimberly
Villa Kimball was a very nice home. We truly enjoyed our stay. Quiet neighborhood. Property Manager (“Sabine”) was wonderful...great personality and very professional. Only problem was Florida weather didn’t cooperate very much so our pool time was very limited.
