Edgewater 701 has two full bedrooms and bathrooms and sleeps up to 7 guests. When you enter, your eyes are immediately drawn OUT towards the floor to ceiling views of the endless ocean, sparkling pools and green grounds. Enjoy these views from the oversized balcony with large slider doors in both the living room and master. Unwind here with a drink while the sun sets and the day comes to a close.
In the living room cuddle up under a large throw blanket for movie night, grab a book to read, or host a game night around the dining table that seats six! The kitchen is spacious and well equipped with all the essentials the chef in the family needs to create their masterpiece. If you’re less inclined to cook, just enjoy the 2-in-1 coffee maker that allows you to make an entire carafe or individual K-cups for your morning pick-me-up!
Relax in the spacious king master with en suite bath that boasts a large tub/shower and double sinks. Snuggle into the cozy bedding where you can still enjoy the views! The guest room has a queen and twin bed for flexible sleeping arrangements with an adjacent hall bath.
There are endless opportunities for fun right on the grounds. Edgewater has a beautiful PRIVATE white sugar sand beach, two lagoon style pools with waterfall (one is heated seasonally), kiddie pool, large hot tub, seasonal Tiki Bar for drinks and snacks, children's playground, basketball, shuffleboard, outdoor gas grills, large green space and state of the art fitness center! We are pleased to offer free chair service that includes 1 umbrella and 2 chairs seasonally (March - October).

Due to restrictions placed by the resort association:
You must be 25+ years old to book and one of the guests staying.
No pets are permitted.
No smoking inside the unit or on the balcony. There are designated smoking areas located at the resort that can be used
Thank you for booking your next vacation with us -- email, call, or text with questions. 7-night min. stays are Saturday to Saturday only. Monthly rentals are generally from the 1st to the last day of the month, but exceptions may be possible (contact us prior to booking).
Note, upon booking, we will separately send you the rental agreement for e-signature or a regular signature. This is required along with a copy of your government-issued photo ID to complete your reservation.
Unique Benefits
Great beach to number of condos ratio so you never feel crowded. The resort offers a large private beach on-site (no crossing streets). The upper and lower level pools offer plenty of seats and space.
The on-site tiki hut located at the lower-level pool, open during peak season, offers convenient lunchtime food and drinks of all types.
Needing something for those toddlers, there is a small playground area for the younger children visiting.

Do your kids love to build sand castles? Choices of swimming in salt water (ocean) or fresh water (pools, 1 with a waterfall feature).

We love to eat at Surf Hut, a popular area bar & seafood restaurant, which is an easy walk from both the street or beach. By car, 2 other places we enjoy are LuLu's and McGuire's Irish Pub.
Need something quick, within 1-2 blocks is a Chick-Fil-A, Whataburger, Five Guys, and Domino's Pizza.

Cancellation Policy:
All payments are non-refundable. If you feel you may need to cancel, we encourage you to seek a travel protection insurance policy to cover any expenses. Full policy can be found in our Rental Agreement, available on our reservation site.
Damage deposit:
A credit card pre-authorization of $ 300 (USD) 1 days before arrival and released 2 days after departure
If your check-in date is more than 60-days when reserving, a minimum of a 25% non-refundable deposit will be assessed in order to lock your dates. All payments must be completed 60-days before your check-in date to. A Cleaning Fee will be included for each booking to clean the unit after you have checked-out. In addition, State of Florida and Walton County regional Sales Tax/Tourist Development Tax, currently a total of 12%, will be included upon booking. A security deposit or a credit card authorization will be used prior to your check-in which will be refunded or released, based on method used, after your check-out, pending no damages or missing items.

About the owner: Welcome! We are excited to offer our home away from home to other people that enjoy beach vacations as much as we do. We are both working professionals, with 2 young children, and whenever our schedule allows our hearts pull us to the beach!
Before having children we enjoyed traveling throughout the Caribbean. After having children we looked for similar experiences that were closer to home and more cost effective! Recommendations from friends and family led us to the Destin area and we found all we were looking for! The Destin area offers a great retreat for couples, families, friends and even snowbirds!
We took our first trip to the Destin area in the Summer of 2016, and have never looked back. Gorgeous beaches, easy travel, family friendly, safe and so much to do...we were sold! This prompted us to find a way we could continue to enjoy all that the Destin area has to offer for many years to come, and we are happy to now have a beautiful condo on the water, that's located in a great area. Living in Texas, we are not able to use it frequently so we love to share our home with others looking for their perfect getaway.

Why this property? The view from inside of the grounds, pool, beach and ocean was superior to many of the places we looked. The resort also offers a very large private beach compared to the number of units, which is often not found in the hi-rise resorts that are newer. You never feel cramped!
When we looked for something, we looked for our own home-away-from-home where we would want to visit for many years to come (with or without children).

Frequently Asked Questions
Are beach chairs/umbrellas provided?
During the beach season, beginning of March through end of October, 1 beach setup consisting of 1 beach umbrella and 2 beach chairs are provided complimentary with your reservation for each full day of your stay. Additional setups are available for purchase from the beach attendant.
Are linens and towels provided?
Yes, there are linens already on the beds. Linens for the pullout sofa and additional blankets are located in the bedroom closets. Towels for the kitchen and bathrooms are also included.
Do you offer longer stays?
We do offer monthly rates during the non-peak seasons, November through February. Please inquire for availability.

John and Kalan, WOW! Your condo is absolutely beautiful and the views are stunning! Our family of four (our boys are 17 and 21) had more than enough room for hanging out, enjoying meals at the large dining table, cooking in the wonderfully appointed kitchen, to sleeping in the amazing beds! The sleeper sofa was even super comfortable, which is typically not the case. The view from the oversized balcony was our nightly spot to relax after a day at the gorgeous beach. The complimentary beach service was wonderful and the beach was immaculate the week we were there. We travel to this area quite a bit and this was the best location we have ever stayed at. The location is perfect and having the Wynn Dixie across the street was super convenient- and the area in general is not too crowded. Your attention to detail was super appreciated. The kitchen was stocked as if we were in our own home. There was extra toilet paper, paper towels, trash bags, laundry/dishwasher detergent, beach towels, etc. I could go on and on, but all of the extras were very appreciated. I will end by saying "thank you" for your excellent communication, willingness to answer any questions and over all being so friendly and easy to work with. This condo had everything you would possibly need. It was beautiful, clean and had all the amenities of home. Which was a good thing since we spent 6 weeks here. Close to everything…we walked to BadAss for coffee, Surf Hut for drinks and lunch/dinner and Winn Dixie is right across the street. But the best thing…Edgewater is ON the beach! ON THE BEACH! The Bobbitt’s were attentive and always available if needed…which wasn’t often because the condo was perfect! Already booked for next year!

Edgewater 701 is a perfect location in Miramar Beach. Really close to all kinds of shopping and great restaurants (or fast-food restaurants--if you prefer that), The condo is clean and is stocked with essentials. Of course, you need to bring extra paper products just in case.Mr. Bobbitt could not have been any nicer. Before our trip, he sent information pertinent to the area. An air conditioner service tech was scheduled to come during our visit, and Mr. Bobbitt made sure we were aware of his arrival time.If you ever stay at Edgewater, this will certainly be your "go-to" resort for the Destin area--not near as congested. Edgewater 701 and the Bobbitts will not disappoint.

This condo is everything and some more. Fully stocked with everything you need. Has the best cookware we’ve ever had when traveling. That’s important to us because we enjoy cooking a few days when beaching. The condo accommodated our family of (5) which was (3) kids ages 4, 13, & 21. No fights thank goodness! Everyone enjoyed being spaced out. Enough seats in living space to enjoy television together. Enough dining space to enjoy meals together. Not enough can be said about the beautiful view! Your family will really enjoy this property. My hubby and I went walking daily but it wasn’t much exercise is you’re visiting stores while walking huh! Stopping at Alvin Island, or Starbucks, or Winn Dixie…but it was just wonderful to not need to drive if you didn’t want to. This place will really be exciting for any family so enjoy and book with the Bobbits!

This was our second stay at edgewater and this condo. The condo itself is so homey has more than you would ever expect. From extra paper towels, to toilet paper, hand soup, dish soup, coffee filters, spices, beach towels, chairs, sand toys, etc. John was always quick to respond when we had questions. We overall had the best time!! Thanks again for letting us borrow the place for a week.

We had a great time at Miramar beach! Edgewater 701 was perfect for our family. The kitchen was well stocked and the floor plan was great. The view from the balcony was fantastic.
