Pensacola Beach is one long barrier island, the Gulf on one side and Santa Rosa Sound on the other. The restaurants, bars, and the fishing pier cluster at the Casino Beach core where the bridge lands and the island quiets as you head toward either end. A Gulf-front unit puts you on the open surf and wide white sand. One facing the Sound trades that for calmer, warmer, shallower water and easier boating.
The airport is just over the Bob Sikes Bridge through Gulf Breeze, a crossing with a small electronic toll. About seven airlines fly there, with two-dozen-plus nonstop destinations to hubs like Atlanta, Houston, and Charlotte.
The public lots at Casino Beach, Quietwater, Park East, and Park West cost nothing, though Casino Beach fills first, often by mid-morning in summer. Fort Pickens and the other federal beaches charge a per-vehicle fee.
Sea turtles nest on the Gulf beach from May 1 to October 31, and beachfront renters must keep lights off or shielded so hatchlings aren't drawn inland. Under Escambia's Leave No Trace rule, chairs, tents, and umbrellas left on the sand overnight can be hauled off.
The island itself is public land the county leases to owners, so even the Gulf-front towers front a public beach. A listing's "private beach" usually means a walkway or reserved chairs, not private sand, and the public access points and free island lots stay open to everyone.
