NEW CONSTRUCTION and what a view of the Gulf. 703 Ariola Dr is a 6 BR, 4.5 BA beach house with private courtyard, pool (extra fee for heated), grill located on Pensacola Beach - a 40 mile barrier island on the Gulf Coast, known for its pristine white sand and also home to famed U.S Blue Angels. The house is located about 45 steps from the beach access. This new home offers elegant, modern decor, comfortable accommodations and incredible ocean and sound views. This home sleeps up too 17 with a spacious covered deck porch on both levels. Driveway holds up to 6 cars.
Pool can be heated for an extra fee.
The 1st level has 4 bedrooms, 3 bathrooms with granite counter tops, washer/dryer, storage closet, and large smart flat screen TVs in each bedroom.
The 2nd level has an open floor plan with a chef’s kitchen that is fully equipped for your gulf vacation. Kitchen has granite counter top and large island that sits 6, stainless steel appliances with 2 refrigerators, extra large farm house table in dining room that sits 12, and family room has 65” TV. Enjoy the evening, fire up the grill and relax in our private over sized courtyard and private pool (heated for an extra fee) with outdoor hot/cold shower. The home is conveniently located near the Pensacola Beach boardwalk which is famous for shopping, dining, strolling and Pensacola Beach nightlife. Wifi, cable, and beach chairs included.

Other useful items provided are: iron, ironing board, a laundry basket for each bedroom, and washer/dryer. If not listed here, please ask and I will try to accommodate.
Unique Benefits
The house is new and has modern appliances and all granite counter tops. It is a nice stroll (10-15 min walk) to the boardwalk where shops, restaurants, and entertainment are located. From our house it is only steps to the water and parents can watch the kids from our balcony deck. The neighborhood is very safe. We have a nice large pool with chase lounges, sitting area, and picnic tables for family gathering in the evening for cook outs. Guests are welcome to use our beach chairs and umbrella. We have rocking chairs and patio furniture on the porch for those that just want to relax and enjoy the beautiful ocean view.
Why Kids Love It
Close to beach access, has pool, hot/cold outdoor shower, has large smart TV in all rooms , and wifi so kids can watch movies.

Notes:
CANCELLATION POLICY:
a. Rental Deposit: If a reservation is cancelled sixty (60) days or more prior to the scheduled check- in date, a THREE-HUNDRED and NO/100 DOLLARS ($300.00) cancellation fee will be charged against the Reservation Deposit, and the balance of the Reservation Deposit will be returned to Guest. If the reservation is cancelled within sixty (60) days of the scheduled check-in date, the Guest will forfeit the Reservation Deposit in its entirety.
b. Full Payment for the House: If a reservation is canceled within sixty (60) days of the Guest’s scheduled check-in date, Guest shall forfeit the entire Rental Amount.
c. Hurricane: The Rental Amount will be refunded on a pro-rata basis to Guest if the Santa Rosa Island Authority declares that the island is unsafe and is closed to the public due to a hurricane or Guests have to evacuate because of a hurricane. By way of illustration, if the island has to be evacuated and is closed to the public for three (3) days of a scheduled six (6) day stay at the beach house, Guest shall be entitled to a refund of one-half (1/2) of the Rental Amount. In the event such closure occurs before the scheduled check-in date, Guest shall be entitled to a full refund of the Rental Amount or Deposit. No refunds will be issued due to inclement weather conditions not resulting in closure of the island as discussed herein.
NOTE: The above rate does not include a cleaning fee or tax. There is a $700 damage deposit that is not included in the rate, this amount must be paid prior to the Guests check-in date, it's refunded at 100% after check-out if no stuff is damaged to the house, pool, or any contents inside the house.

Rented the house for 4 days for a wedding. The house was exactly as the photos showed. Right across from the bay with a fantastic view. Had a large pool that we spent most of our time in. Had an issue with a toilet but Kim was on it immediately and had it fixed. Would definitely stay at this house again!!!

It was our first time to Pensacola Beach. My huge family all were extremely surprised at the beautiful furnished beach front house with so many amenities, including a private inground heated pool. Sitting out on the 2 porches and watching the gulf was so relaxing. My 87 year old mother didn’t want to leave and many of us agreed. The owner was so accommodating with special requests and provided a lot of information of what to see and where to eat. We would definitely rent this house again.

From the moment we initially contacted Kim, our rental experience was perfect. Kim was very informative, and accommodating, and ensured that we had every answer required. The house is just awesome. The pictures are good, but do not do the view and setting justice. As good as the pictures are, the house, the uncrowded and perfectly kept beach, the view, everything, is much better than pictured. There are also many good restaurants, bars, shops, etc. within a five-minute drive. Without hesitation, we would highly recommend this beach home to any family or group, and we absolutely will return as soon as the opportunity presents.

Our 14 member family spent a week in this house. Every adult raved about the location, the space, the amenities. The grandchildren enjoyed the beach, but they loved swimming in the pool. The adults sat on the porches after the children were asleep or in the morning to enjoy the serenity as well as the view of the gulf. The dining table was big enough to seat all of us and the kitchen was the best-appointed kitchen we have ever used. Every family member was happy with the sleeping accommodations. Each room is spacious, well-furnished and beautiful. What a luxurious vacation!

Beautiful home with spacious balconies providing great Gulf views. Beds were excellent, huge kitchen and common areas. Short walk to board walk and restaurants. Large swimming pool was well maintained with lots of seating and even a couple of picnic tables. Owner provided an information packed for the area that was very helpful in finding great places to eat and visit. We had a great time and the home exceeded our expectations. We highly recommend this property to anyone planning a family vacation!

Phyllis T.Fun long weekend at beach - even enjoyed rainy day!
Kim was very accommodating even though our trip was almost last minute. House is beautiful, roomy, and comfortable. We have rented other properties on Pensacola Beach comparable in size to this one, and we all like this one best. House was well stocked and very clean; location is steps to beach as well as very convenient to restaurants, shops, and activities. Plenty of parking. Pool is large and beautiful, also, although weather was too cold to use it. We had rain all day one day and we enjoyed staying at the house. Hope we can return in warm weather to enjoy being so close to beach, play in pool, and enjoy beautiful decks.
