1ST FLOOR

KITCHEN: The kitchen features stainless steel appliances and quartz countertops and is fully stocked with a stove, microwave, dishwasher, refrigerator, toaster, Keurig, blender, griddle, crockpot, and all the utensils and cookware for your cooking needs.

DINING ROOM: The open-concept dining room has seating for 10 guests, plus an additional 4 guests can sit comfortably at the kitchen island.

LIVING ROOM: The living room has a large flat-screen TV, two couches as well as two accent chairs for additional seating, making it the perfect relaxing spot.

BEDROOM + BATHROOM #1: Located on the right-hand side as you enter the home, next to the kitchen, this bedroom features a king-sized bed, along with a dresser and mounted TV. This bedroom includes an ensuite bathroom with a shower/tub combo. This bathroom can also be accessed through the hallway next to the kitchen.

BEDROOM + BATHROOM #2: Located on the left-hand side as you enter the home is this cozy, private bedroom with a queen-sized bed and a spacious bathroom with a shower/tub combo.

LAUNDRY CLOSET: Located in the hallway just before the kitchen, you will find a stackable washer and dryer.

BACKYARD: This oasis of a backyard is lush and tropical. There’s a hammock, a large 6-person dining set with an umbrella, a gas grill, and several lounge chairs. The private saltwater pool can be heated in the cooler months.

2ND FLOOR:

BEDROOM + BATHROOM #3: Arriving at the top of the stairs, to your right is bedroom #3. This bedroom has a king-sized bed, chest of drawers, mounted flat-screen TV, and a private ensuite bathroom with a shower/tub combo.

BEDROOM + BATHROOM #4: At the top of the stairs on the 2nd floor, straight ahead is bedroom #4. This bedroom has a king-sized bed, chest of drawers, mounted flat-screen TV, and a private ensuite bathroom with a large walk-in shower.

BEDROOM + BATHROOM #5: Down the hall and to your right on the 2nd floor is bedroom #5. This bedroom has a king-sized bed, chest of drawers, mounted flat-screen TV, and a private ensuite bathroom with a large walk-in shower.

BEDROOM + BATHROOM #6: At the end of the hallway on the 2nd floor is bedroom #6. This bedroom has a king-sized bed, chest of drawers, mounted flat-screen TV, with a private ensuite bathroom with a shower/tub combo.

3RD FLOOR:

BEDROOM + BATHROOM #7: Located on the third floor at the top of the stairs is bedroom #7. This spacious bedroom has a king-sized bed, a chest of drawers, and a large-mounted flat-screen TV. It shares a bathroom with a double vanity and shower/tub combo with bedroom #8. Also in this space is a mini fridge and a Keurig to start your morning with a cup of coffee!

BEDROOM #8: This final bedroom is located on the third floor and features two full over full custom built-in bunk beds, sleeping up to 8 guests comfortably. This room comes complete with video games and a mounted flat-screen TV. Bedroom #8 shares the only third-floor bathroom with bedroom #7.

-Each Home is Supplied with Premium SoJo Amenities: 1 Roll of Toilet Paper per Bathroom, 1 Roll of Paper Towels, 2 Dish Pods, 1 Liquid Dish Soap, 2 Laundry Pods, 2 Trash Bags per Trash Can in the Bathrooms and Kitchen, 1 Pack of Kitchen Wipes. Each Bathroom Has 1 of Each: Shampoo, Conditioner, Body Lotion, Bath Salts, Soap Massage Bar, Makeup Wipe, Hand Soap Bar.
-Things to bring: Laundry Detergent, Extra Toilet Paper and Paper Towels, Shampoo and Body Wash, Extra Trash Bags, Extra Dishwasher Detergent Pods.
-Bath Towels and Bath Linens are Provided. Pool/beach towels are not provided.

HOUSE RULES:
-This is a NON-smoking property.
-Weddings and Large Events are NOT permitted in this home. If this policy is violated, Eviction and forfeiture of any money paid and County and HOA fines may occur.
-We do not accept packages at the homes but recommend using the local UPS or USPS.

BOOKING POLICIES:
-Student, College and underage groups MUST ALL inquire and get approval before booking. Rates for student groups are subject to change; the price will be determined upon inquiry.
-If a student, college, or underage group is accepted, it will be subject to a $100.00 fully refundable damage deposit per person.
-Check-in Time is 5:00 pm Central Check-out Time is 10:00 am Central
-NO Trailers, Passenger Vans, RVs, Scooters, Boats, or Motorcycles are permitted within the Villas per HOA rules.
-Deposit + Payments
50% of the total rent is due to secure a home. Final Balance Due: The balance of rent, tax, and damage deposit must be paid 60 days before arrival
-Damage Waiver: $199-$379, covering up to $400-$800 in damage protection.

GOLF CART:
-Free Golf Cart Included with Rental. Some Exclusions may apply. Golf carts are not included for groups under the age of 25 or student groups.

PETS:
-This home is pet-friendly, up to 30lb in size, but all pets must be approved and are subject to a pet fee of $150 per pet. Please request approval before booking.

PARKING:
-ALL CARS MUST BE IN DRIVEWAY. 5 CARS MAXIMUM. NO Trailers, RVs, Scooters, Boats, or Motorcycles are permitted per HOA rules.

CANCELLATIONS:
- 100% refund 30 days before check-in; 50% refund 14-30
days before check-in.
