We’ve fallen in love with our new vacation villa, and we think you will too. Located just minutes from Disney (Animal kingdom is a 6 minute drive!) plus Margaritaville with its Water Park and many restaurants, Hartley House is the perfect home for your next family vacation. You’ll be so close to all the attractions Orlando has to offer, yet able to retreat to your luxurious, spacious and comfortable Villa after a long day at the parks, beach, golfing, shopping, or enjoying some of Central Florida’s beautiful nature spots.

When you want to relax and spend time with the family, you’re sure to find plenty of activities at the villa to keep the whole crew happy and busy!

Everyone will enjoy the large tropical screened-in pool and patio area. There are lounge chairs for soaking in the sun, tables with sunbrellas for dining al fresco, and a covered lanai with tv (& ESPN+) for those who prefer their fresh air without the sun.

We’ve updated much of the home’s decor; adding some Disney magic and many fun extras - we have outdoor games like giant chess, badminton, pool basketball, giant Jenga and cornhole. Indoors there’s an air hockey/ ping pong table, 2 PS4s, wii, Xbox360, a docking station for your Nintendo switch, many board games, giant wall scrabble, darts for all to play, wall Tic-tac-toe (noughts and crosses), piano keyboard, building toys like Kapla and legos, plus a variety of other toys for the kids. Your movie-lovers will enjoy watching a film or favorite series on the large 85” tv and surround sound. Includes Netflix, Hulu, Disney plus, HBOMAX.

Hartley House is on a large plot, so there is plenty of green space outside to enjoy. Formosa Gardens is a gated community with lovely lakes and natural areas. Sea Pearl Circle, one of the community’s roads, is a circular path of approx. 1 mile, perfect for evening family walks (extra fun at night during the fireworks!) or for your fitness-conscious family members to burn off some energy. If you love to walk, Formosa winery is nearby; mini golf, some essential shops and a few restaurants such as Outback steakhouse and red lobster are all an easy walk, and the restaurants of Sunset Walk at Margaritaville are just a bit further…

PLEASE NOTE: This home is in a residential neighborhood. Parties of any type are not allowed in this home. If you are looking for a home to have any type of gathering that could exceed the maximum occupancy, or the maximum number of vehicles, this is not the home for you. If you are looking to play loud music outside at anytime or do anything that could disturb a neighbor, this is not the right home for you.

PLEASE ALSO NOTE:
There’s a charge of $315 for weekly pool heat should you decide to add it to your stay.

Our spa only heats to the temperature of the pool. We set our pool heat to 85° but if the outside temperature is cold/ cool that can affect pool temperature.

Guest agrees not to smoke or allow guests to smoke in dwelling. If the main occupant or their guests smoke in the dwelling, Owner may charge Main occupant a $500 de-odor fee.

Area Information

Formosa Gardens Estates is one of the closest communities to Disney World.
This executive community is an ideal holiday location for families. Formosa Gardens gated community is located less than 3 miles from the Disney theme parks, so that you can be first in the gates each morning!
Once inside the gates of Formosa Gardens you will feel a world away from the busy Orlando theme parks but when you’re ready for dinner and drinks you have a huge selection of restaurants right on your door step.

Less than two minutes in the car on Formosa Gardens Blvd which is right out of the gates and you have an Outback Steakhouse which is an International chain restaurant serving steaks, obviously as well as fish dishes, wings and there famous Bloomin Onion. There is also a Red Lobster opposite serving seafood, steak and chicken.
Just a bit further down the road you have a sports bar called Buffalo Wild Wings which serves burgers & fries plus pitchers of beer and is a great place to watch all of the days games and has a great atmosphere when the matches are live so if sports are your thing this is the place for you.

Less than 5 minutes from our Formosa Gardens vacation rentals is Rolling Oaks Commons which has a number of restaurants as well as a Super Target super market. From Formosa Gardens head back out to HWY192 and then turn left and head about about a mile down where you will come to some traffic lights, either side you will see a number of restaurants. Located here you have Millers Ale House which is another sports / family restaurant which have nightly specials so check out menu to see whats cooking.
On the opposite corner is an Applebees, and then across the road you have Hooters which although you may not think so is family friendly. There is also a Bahama Breeze, Olive Garden, Rock & Brews plus a few other like Flippers Pizzeria and Sweet Tomatoes for salad lovers!

Whilst staying at your luxury vacation rental on Formosa Gardens should you need medical help there is a walk-in medical center at Formosa Plaza and a number of pharmacies nearby.

Attractions Within Walking Distance

From Formosa Gardens Magaritaville Resort with its many restaurants, live music and water park is just over a mile. It’s possible to walk from our villa to Magaritaville Resort which can be accessed across the road, makes for a lovely walk.
