Rotonda West VILLA near clubhouse, public heated pool & beaches

LONG TERM RENTALS for 6+ MONTHS are sought. Monthly rental payments include utilities, WiFi services, Roku TV, lawn care. I can be flexible in PRORATION of the total rental amount in case the renter needs to vacate the house earlier than specified in the Lease.

This beautiful HOME (available as 2 bedrooms/1 bathroom) is NOT FOR SHORT-TERM VACATION RENTALS and NOT FOR TRANSIENT RENTALS which are treated more like hospitality businesses, with requires now specific local licenses, visits from local Fire Department, different sales/lodging taxes, etc .
I was an experienced AIRBNBb' Super Host for 14 years, with all good reviews, before the new gov. rules were introduced concerning short-term rentals. I stopped advertising my property on Airbnb'b after I was notified by the gov. authorities about the new short-term rental laws.
But I am WELCOMING all the INQUIRIES so I could RECOMMEND my friends' properties for shorter stays in Florida.

RESERVATION PROCESS for the LEASE of the Premises:
Your RESERVATION WILL BE CONSIDERED CONFIRMED when the completed LEASE documents, photo of state-issued ID, Indemnity Agreement, House Rules, SECURITY DEPOSIT equal of one month rental amount and the RESERVATION DEPOSIT have been COLLECTED BY THE OWNER.
RESERVATION DEPOSIT is negotiable and is required to hold the reservation and must be received within 7 days of signing the Lease.

CANCELLATION POLICY:
- If CANCELLED up to 4 weeks prior to the start of the Lease, 100% of the SECURITY DEPOSIT and 100% of the RESERVATION DEPOSIT will be returned.
- If CANCELLED less than 4 weeks prior to the start of the Lease 100% of the SECURITY DEPOSIT will be returned, but 50% of the RESERVATION DEPOSIT will be forfeited*.
(*If the owner succeeds to Lease the Premises for the period of the canceled Lease, then Reservation Deposit will be returned in full).

ABOUT THE AREA
This VILLA is in a FANTASTIC LOCATION in a super quiet and safe neighborhood (Broadmoor section) of Rotonda West, close to the community CLUB HOUSE with a LIBRARY and small park by the pond nearby, tennis court, bike paths, and in close proximity to Aldi store (5 min drive), public SWIMMING POOL and large SPORT COMPLEX (7 min drive), local restaurants and Gulf of Mexico beaches (Englewood Beach is in 15 min drive).

This is my 2nd home where I often stay with family members, relatives or friends and I only can rent the Premises excluded from the Master bedroom suite where I keep my personal belongings. I will not be present when the Premises are rented, so renters would have complete privacy.
I am living in this house most of the time and can rent the Premises after closing off the Master Bedroom Suite with my personal belongings.

DESCRIPTION OF THE PROPERTY

The VILLA was completely UPDATED recently. NEW floors, NEW granite countertops in the kitchen, NEW kitchen appliances. NEW ROOF was installed in December 2012 in accordance with new building codes to withstand strong storms and hurricanes. The building is on RAISED GROUND (NON FLOODABLE zone X), so not prone to flooding.

The home is EQUIPPED with everything you may need for your stay: large and small appliances, pots, pans, dishes, cutlery, plenty of towels and bedding, etc.

The VILLA is nicely FURNISHED in a comfortable style with plenty of room for sleeping, watching T.V., reading, sunbathing, biking, or whatever your favorite activity. There are LEATHER sofas (2) and a loveseat (one new sofa and new loveseat can recline) in the living room.

The VILLA has an OPEN CONCEPT with HIGH ceilings in the living & dining room, and spacious kitchen with granite countertops and center granite island, pantry, 2 spacious bedrooms (1 King Bed, 1 Queen Bed), 1 bathroom.

There are ceiling fans in the living room and kitchen area, and in two bedrooms. = MASTER BEDROOM suite with owners' belongings is NOT SUBJECT TO RENT and LOCKED.

This is also OWNER's SECOND HOME (not an empty unit), extensively equipped, and beautifully decorated.

Enjoy this recently updated and nicely decorated 2 bedroom, 1 bthr home with large screened LANAI (21'x27'). There are comfortable OUTDOOR FURNITURE with a SWING, large GAS GRILL on the lanai.

The LANAI is overlooking a very attractive private and quiet area of spacious backyard with the view of palm trees, see grapes bushes and other trees.

The MASTER SUITE with owners' personal items is NOT RENTED and the DOOR to the master suite is LOCKED. The GARAGE is not rented, but there is a SPACE FOR 1 CAR for the guest to park their car.

BEDROOM #1 has a QUEEN size bed and a beautiful white furniture set is new (delivered at the end of December 2024), BEDROOM #2 ('Shell Room') has a KING size bed. The beds have new bedspreads with matching pillowcases on pillows. The sheer window panels are also new in both bedrooms.
The LINENS for the beds are kept in the lower drawers of chests of drawers in each bedroom.

There is a CLOSET with new upscale hotel quality white towels, etc. in the hall by the bedroom doors.

LIVING and DINING rooms have large sliding glass doors that open to the beautiful screened and tiled LANAI. There are clothes lines in the Lanai to dry wet towels or laundered clothes or linens.

Well equipped KITCHEN with all new appliances, including large Kenmore Elite refrigerator with ice and filtered water machine and freezer on the bottom, double built-in oven, large stovetop (hot plate), built-in large microwave, dishwasher.
There are granite countertops in the newly remodeled kitchen and very comfortable swivel leather chairs at the kitchen central isle.

There are plenty of silverware, glasses, tea cups with saucers, plates of different sizes and designs, pots and pans, kettle, coffee maker, electric coffee grinder, small food processor, electric can opener, etc.

The KITCHEN offers plenty of space and equipment if you prefer to eat in or outside on the LANAI, where NEW BBQ Gas Grill is available.

DINING ROOM has large beautiful dining furniture set (a table with 8 matching chairs), chest of drawers with table lamp on it, lighted curio cabinet with nice glasses and tea cups with saucers.

One large TV set is attached to the wall in the LIVING ROOM, which has comfortable two new leather sofas and one loveseat, small center table on the area Moroccan woolen rug and small side tables with table lamps on them. There are two standing lamps by sofas.

GUEST ACCESS
GARAGE IS NOT RENTED, but it has a space for 1 car and I can allow the renter to use this space for a car. The other half of the garage is used for owner's stuff. There are 2 BIKES with 2 helmets in the garage and they can be available for renter's use after signing INDEMNITY AGREEMENT. Please use safety precautions as the owner cannot be responsible for any accidents.

IMPORTANT LEGAL MATTERS

My property is intended ONLY for the NON-TRANSIENT RENTALS and only can be rented for extended stays serving as renter's primary residence, unlike transient rentals (like hotels/Airbnbs) rented for short periods (under 30 days) and which are considered LODGING.

In FLORIDA, NON-TRANSIENT RENTALS fall under STANDARD LANDLORD-TENANT LAWS (like LEASES for 6+ months) and distinct from TRANSIENT (SHORT-TERM) rentals which face STRICTER LOCAL RULES, LICENSING, TAXES, and other requirements (visits from Fire Department, category of commercial utility rates, etc).

KEY CHARACTERISTICS of NON-TRANSIENT RENTALS
RENTAL DURATION: longer than 30 days.
INTENT: The unit is the tenant's sole residence, not a vacation spot.
REGULATION: Governed by standard landlord-tenant laws, offering more stability.

NEW RULES IN FLORIDA
If the property is rented for less than 30 days per stay more than 3 times a year, the owner must obtain a business license, pay commercial rates for utilities, schedule inspection with the local fire department, etc.etc.

I don't want to subject myself to such draconian measures, so it must be known that my property is NOT in the category of 'Vacation Rental' or 'Short Term Rental' or 'Transient Rental' (which automatically is triggering unfavorable consequences for the property owners).

"Under Chapter 509 of the Florida Statutes, a “Transient Public Lodging Establishment (TPLE)”, such as a Short‑Term rental, is defined as any housing rented for 30 days or less, more than 3 times in a calendar year, or advertised to the public as rented regularly to guests.

Florida Short Term Rental Laws 2025: Stays under 30 days = STRs | DBPR license required.
This means that any property rented for the Short-Term qualifies as a Vacation Rental, while Leases over 30 days are considered Monthly Rentals in Florida, subject to different rules.

"EVICTION AND NOTICE UPDATES for 2025.
For non‑payment of rent, landlords must now give 3 days’ written notice, allowing tenants to pay or vacate before legal action is taken.
For lease violations, a 7‑day “Notice to Cure” is required before filing for eviction.
For week-to-week leases, termination can occur with just 7 days’ notice; month-to-month leases require 30 days’ written notice.

LONG-TERM LANDLORDS are more significantly affected by updated eviction and notice protocols, as well as deposit flexibility."

This VILLA is advertised on this site since January 8, 2025 and the owner advertised this villa in ROTONDA WEST since September 2019 on Airbnb's until it was recently discontinued to be advertised there because of stricter new rules concerning short term rentals.

In my Rotonda West villa there is now NEW good quality white color FURNITURE in the guest bedroom with Queen size bed and new white leather sofa and loveseat (reclining ) in the living room. They were purchased in December 2024.

There is Free WiFi available. Bring your own Roku stick to watch many different TV programs.

P.S. The renter must sign RENTAL FORMS (LEASE) and provide a copy of photo ID and emergency contact, and also an email address to send informational email with attached rental forms to be filled and signed, then returned back.

Host owns another nicely furnished spacious brick house (3 bed/1 bthr) in Racine, Wisconsin and it is advertised for rentals. It is located in a corner lot in proximity to Lake Michigan. The owner has had the experience of hosting Airbnb guests for 14 years already, but short term stays are not advertised anymore.

The VILLA is close to SW Florida's beautiful beaches and many local attractions. SHOPPING also located within a short drive.
There is good size public swimming pool ($3/adult entrance fee required) with 8 lanes in a few minutes drive from the house, located in the Ann & Chuck Dever Regional Park on San Cass Dr., in Englewood.

The AQUATIC FACILITY (in the open air) at Ann & Chuck Dever Regional Park is a heated, eight lanes, 25 yard competition pool.

Monday to Friday 8 a.m. - 6 p.m.
Saturday & Sunda 12 p.m. - 4:30 p.m.
There is also SPORT COMPLEX with exercising machines in the building near the pool.

WINN DIXIE, the closest grocery store, is in about 5 min drive from the house.

Unique WARM MINERAL SPRINGS ($20 entrance fee) with the highest mineral content in the western hemisphere is located in North Port (25 min drive from the house).
Many people from Eastern Europe, who appreciate balneologic rejuvenating waters of the mineral lake, could be seen swimming in the lake. 'Real Americans' mostly have faith in tablets produced by Big Pharma and pushed by American doctors, not having faith in natural healing with balneology.

In Europe people believe in curative power of natural waters (sea and mineral waters) and there are specific fields of medicine - THALASSOTHERAPY uses sea water, SPA treatments use spring water and BALNEOTHERAPY uses fresh water.
Sea water and spring water consist of elements (e.g. iodine, trace elements and mineral salts) which provide specific benefits for the body.

FISHING is allowed in Rotonda West canals, but try responsible catch and release tactics.

SHOPPING:
For grocery shopping, you have Publix, Winn Dixie and Walmart. All good and selection is great!
There is a FARMERS' MARKET every Thursday in Englewood on Dearborn st. for fresh fruits and veggies (on McCall Road). I think it is called Sunfresh - really good and excellent value.

And if you like FISH, then there is a great LITTLE FISH MARKET at Placida and again at Challait Road on SR 771/ Gasparilla Road by the entrance to Rotonda Lakes.
OUTLET SHOPPING: Best in my view are Miromar outlets (ext 123 on I75S) 1 hour from Rotonda, and Ellenton (ext 221 on I75N).
You could also combine a day to Miromar with a visit to Coconut point village - great shopping/restaurants and entertainment).

Port Charlotte and Sarasota both have SHOPPING MALLS and there is a new one opened at Exit 213 I75N at University Parkway, Sarasota. It is called UTC and has great stores and restaurants.

Englewood's DEARBORN STREET in the evening is great and if you are there on the first Saturday of the month, you will see a Drive Festival (lots of old vintage cars with 50s/60s, music and a nice casual party atmosphere).

And plenty of boat trips/dolphin trips run from either Englewood Beach Road or Fisherman's Village in Punta Gorda.

Venice, Sarasota, Punta Gorda and Fort Myers all worth a trip too.

There are several GOLF COURSES and 18 TENNIS COURTS nearby.
Some of the best fishing in the world is just minutes away! Water sports, state parks, shopping, and fine restaurants are just a short drive.
Day trips to Sarasota, Venice, Charlotte Harbor, and Ft Myers. Or local attractions:

DAY TRIPS:
I like to go to Anna Maria island for the day (or at least lunch at a beachfront restaurant) followed by the beach, mini-golf, etc.
Sanibel is close enough for a visit, as is Sarasota.
Sometimes, if the weather isn't great (rare, lol) I like to go to lunch/early dinner at Gulfcoast town center and then a movie (Port Charlotte mall has a movie theater).

If you want to commune with nature you can do to MYAKKA RIVER STATE PARK.

We like to visit BOCA GRANDE (love the Lighthouse) but there is a toll to get across to it (think it is 5 or 6 dollars). We also like to take a drive up to the Cheesecake Factory in Sarasota when we are here too - love that place.

Favorite Places To Eat

We like occasionally to eat affordable dinners (our favorite is blackened cod fish entree for $12 on special) at Wink's Town Grill Cafe, or enjoy Polish cuisine at Artur's restaurant on Indiana ave., or occasionally enjoy eating at Farlow on the Water (upscale vibe, nice setting, live music in the evening, with higher prices of meals on the menu).

RESTAURANTS:
Plenty of these - again just go onto Tripadvisor and look at top restaurants and see the selections. You have chains, privately owned, etc. and everyone has different tastes.
Some of my favourite restaurants are FLOUNDERS at Englewood beach (for simple beach bar food, great drinks/cocktails and live music every evening, you can even dance in the sand!), GULF VIEW GRILL, LOCK AND KEY (both Englewood Beach), ARTUR'S (Polish), FARLOW ON THE WATER (overlooking inland Waterway), LOOSE CABOOSE (Boca Grande), CAFÉ 776 (best Fish and chips), NICHOLA'S Italian, MAMA'S Italian, BEACH ROAD WINE BAR, STUMP PASS GRILL.
And, of course, the chains in Port Charlotte - Chilis, TGI Fridays, Applebees, etc.
Lots of nice breakfast places too - too many to mention.
My favourite is Morning Muse (on SR 771/Gasparilla Road). But lots of others to choose from.
We like the restaurants at Coconut Point (Estero) though, especially South Fork Grille. Miromar and Coconut are only a few minutes drive away from each other.
