PLEASE NOTE: I don't rent by the month for February or March, only by the week or two weeks maximum. I do rent by the month after Labor Day through January if you want a long stay.
New Smyrna Beach is located on the Atlantic side of Florida and I am happy to advise our beach and Inter-Coastal waterways are crystal clear and clean for your enjoyment. We do not have any red tide or algae that is currently occurring on the Gulf side of our state.
This condo is located at Pointeast Ocean Front Condominium Resort, 3801 South Atlantic Ave., New Smyrna Beach.

This vacation rental is beautifully decorated in a warm tropical theme. It has an ocean view from the south facing balcony overlooking the pool and courtyard. The master suite has a luxurious king size pillow top bed and you can see the sunrise over the ocean through the glass door to the balcony. The guest bedroom has two FULL SIZE beds for extra sleeping arrangements. The living room has a queen sleeper sofa and two comfortable recliners, plus a 40" flat screen cable TV. There is also cable TV is in both bedrooms and free wireless Internet connection throughout the condo. My kitchen is well stocked for family meal planning. It has a pass thru bar to the dining area with seating for six guests.
The resort offers an Olympic size pool, kiddie pool, and shuffleboard. It's near the beautiful 27th Avenue Ocean Front Resort with a lifeguard on duty. The park also has covered picnic areas, charcoal grills, restrooms, and recreation area including basketball and handball courts, and a playground.
Pointeast Ocean Front Condominium Resort is very popular and our management team is excellent. We own three condos all on the top third floor and they are perfect for small family reunions, special events, birthday or anniversary or any other occasion. Each can accommodate up to six guests for a total of 18 guests if you rent all three. We live 20 minutes away so we are always available to handle anything that might come up. Our condos each have private wi-fi throughout and cable TV's in living room and both bedrooms for family enjoyment.
Why Kids Love It
It's in the preferred non-driving beach zone so no cars are allowed on beach in front of resort. The resort has an Olympic size swimming pool plus a kiddie pool for little ones. It also has shuffleboard and the beach is just a few steps from the pool. Families also love the public ocean front park next door. The park next door has a lifeguard on duty, restrooms, outdoor showers, basketball and handball courts and a playground plus covered picnic tables and charcoal grills. It's a nice way to have a special private party for visitors.
New Smyrna Beach is located on the East Coast of Florida just south of Daytona Beach. New Smyrna Beach is a barrier island with two bridges to the island side. It has two down towns, one on beach side (Flagler Avenue)and one on the mainland (Canal Street). Both have great restaurants, nightlife, shopping and other activities. New Smyrna Beach is one hour from Orlando and central Florida attractions. It has been written up in Southern Living, National Geographic and also voted best Florida Beach eight years in a row by the Orlando Sentinel Newspaper.
You have three airports to choose from: Orlando International (MCO) is 75 minutes away. Orlando Sanford International (SFB) is 45 minutes away, and Daytona International (DBIA) is just 25 minutes away. Be sure to check out some of the discount airlines such as Southwest Airlines, Airtran, Directair, Spirit, and Allegiant. Also, Jet Blueis starting flights from New York to Daytona Beach just 20 minutes away.
Pointeast is a three story Ocean Front resort with two elevators and four stairwells, located at 3801 South Atlantic Avenue, New Smyrna Beach. It's in the preferred non-driving beach zone for family fun and safety. No cars are allowed on the beach from 27th Avenue South. My guests can drive on the beach north of 27th Avenue if they would like but most of my guests prefer a car-free beach.
Attractions Within Walking Distance
Ocean, ocean ocean...it's just steps from the pool. Intercoastal Waterway is a couple blocks west with boating, fishing, and ECHO. The Ocean Front Park next door is popular for private parties with basketball and handball courts, playground, covered picnic tablse with charcoal grills, bathrooms and outdoor showers. A lifeguard is on duty and the park and you can check beach conditions with him and swim near his chair if you have concerns for your children or poor swimmers. A car is recommended to get around town but everything is fairly close. It's small town charm with wonderful privately owned restaurants, boutiques, art galleries, and other cultural centers. We even have Little Theater with life productions year round.
Favorite Places To Eat
There are too many favorites, but we especially love Riverview Grille for sunsets and dolphin sightings, The Garlic, JB's Fish Camp for fun funky river dining with a very fresh seafood menu. SoNapa Grille is owned by our previous mayor and just a block away. You can fun into the who's who of New Smyrna Beach there. We also love Clancy's Mexican Cantina. It's a large Irish family that has been here forever and does a lot of good community services and charity work. Breaker's has the best hamburgers in town voted every year and it's right on the ocean on east end of Flagler Avenue. Yellow Dog Eats on Canal Street another fun place for lunch, Corkscrew on Canal for fine dining nearby. We also have a blast from the past with an original Dairy Queen, Little Drug Store, and Golden Biscuit. Canal Street was the site of the George Clooney Movie, Tomorrowland. But you need to get out and explore. We have so many in and around the island to choose from. My guestbook provides many recommendations.

About the owner: My husband is originally from Detroit and I'm from Upstate New York. We met in Orlando and married in 1982. We moved to New Smyrna Beach in 1992. We had a beach house for 14 years in Bethune Beach and loved our lifestyle so much, I decided to buy a condo to rent. It was small and very hard to rent to families. I decided I wanted to upgrade to a 2BD/2BA that would accommodate families and that's my business profile. After the financial collapse, we bought two more and now have a fun small vacation rental business that provides extra income to supplement our retirement and it gives us something to do and enjoy. The business has been pretty successful through hard work and dedication. My background is corporate with lots of customer relations involved so this fit my personality and skills. We sold our beachhouse in 2004 and built a new home in a gated golf course community near I-95. I miss living at the beach but my condos are always available if I need a beach break.
Why this property? Pointeast was located in the preferred non-driving beach zone, it had the wonderful public ocean front park next door with recreation, it's within walking distance to restaurants and shopping, it's well managed with a strong involved Board of Directors on on-site manager. We purchased them at bargain prices and they have appreciated since then so we are happy with our investment.

What an ideal place to escape the snow and cold northern weather. Marilyn was so helpful in so many ways: answered questions, provided recommendations, resolved issues, and was always available. The condo itself was spacious, clean, comfortable, well stocked (I did a lot of cooking) and was a welcome home away from home. The beach and the surroundings were part of "my happy place" and everyone we encountered were all so very friendly. Our experience was all positive and we were sorry we had to leave. I like happy guests and it confirms what I have known since 1992 when we moved to New Smyrna Beach. It's a great beach town with very friendly people. Living on an island is definitely a fun lifestyle which offers beautiful sunrises AND sunsets. It's still a sleepy town but it has been discovered. Perfect beach getaway
My daughter and I really enjoyed our stay during Christmas. Marilyn and her husband were marvelous hosts, kept well in touch, and offered great ideas for local restaurants and activities.The 2 bedroom condo was very clean and well stocked with everything you need for the beach. It was winter so we didn't get to avail ourselves of all the water toys from the closet, but with the beach just a few steps away, walks were wonderful. The view is great from the balcony, a great place to drink your morning coffee.It was great having separate bedrooms and bathrooms, with comfortable beds and TV's in the bedrooms. The kitchen is well stocked with everything you need to prepare a meal, plus there are numerous restaurant choices very close by. I highly recommend SoNapa.I would definitely not hesitate to rent this condo again. My sister's family stayed just around the corner during the same period - so if you have a larger group be sure to ask Marilyn about her other condo.

This was a great guest. They came in the winter and we did have a cold snap due to the polar vortex. But there is always something to do. We have great shopping and nightlife areas. We are also the second oldest city in Florida so a lot of history to learn about. Our inter coastal and ocean offer great fishing and boating.
Great Beach location
I had a great time at the condo, loved all the colors and the comfortable bed! The location is perfect, on a beautiful stretch of beach! Easy driving to other area attractions.

Glad you noticed my Stern & Foster king size pillow top bed. It's my secret weapon to keep my guests happy with a good nights sleep. This location is popular with shopping and restaurants nearby, plus it's in the preferred non-driving car-free beach zone for family fun and safety. Hurry back when you need another beach break!
