New Smyrna Beach is located on the Atlantic side of Florida and I am happy to advise our beach and Inter-Coastal waterways are crystal clear and clean for your enjoyment. We do not have any red tide or algae.

VERY IMPORTANT...PLEASE NOTE: I don't rent by the month for February or March, only by the week or two weeks maximum. I do rent by the month after Labor Day through January if you want a longer stay.

This condo is located at Pointeast Ocean Front Condominium Resort, 3801 South Atlantic Ave., New Smyrna Beach.

My husband and I have been in vacation rental business over 25 years. We personally own and manage three 2BD/2BA condos at this ocean front resort. My prices are always competitive and discounts are from September (after Labor Day) to the end of January the following year, so you don't have to wait for summer to have a beautiful beach vacation.

My Ocean Sunrise Suite #312 2BD/2BA ocean front condo at Point East Ocean Front Condominium resort is my very best property. It can comfortably sleep up to six guests with a king size pillow top mattress in the master suite and two FULL SIZE beds in the guest room, plus queen sleeper sofa in the living room.

It has cable TV in living room and both bedrooms plus WiFi throughout. Also have a DVD and lots of movies to watch. A 40" Flat Screen in the living room makes for great entertainment in the evenings.

THIS IS A NON-SMOKING, NO PETS ALLOWED PROPERTY STRICTLY ENFORCED, SO IT IS EXCEPTIONALLY CLEAN AND SANITARY.

Unique Benefits

Pointeast Ocean Front Condominium Resort is very popular and our management team is excellent. We own three condos all on the top third floor and they are perfect for small family reunions, special events, birthday or anniversary or any other occasion. Each can accommodate up to six guests for a total of 18 guests if you rent all three. We live 20 minutes away so we are always available to handle anything that might come up.

Why Kids Love It

It's in the preferred non-driving beach zone so no cars are allowed on beach in front of resort. The resort has an Olympic size swimming pool plus a kiddie pool for little ones. It also has shuffleboard and the beach is just a few steps from the pool. Families also love the public ocean front park next door that has a lifeguard on duty, restrooms, outdoor showers, basketball and handball courts, and a playground plus covered picnic tables. It's a nice way to have a special private party for visitors.

Area Information

New Smyrna Beach is located on the East Coast of Florida just south of Daytona Beach. New Smyrna Beach is a barrier island with two bridges to the island side. It has two downtowns, one on beach side (Flagler Avenue)and one on the mainland (Canal Street). Both have great restaurants, shopping and other activities. New Smyrna Beach is one hour from Orlando and central Florida attractions. It has been written up in Southern Living, National Geographic and also voted best Florida Beach eight years in a row by the Orlando Sentinel Newspaper. New Smyrna Beach is also Disneyworlds designated beach and only one hour away.

Attractions Within Walking Distance

Ocean, ocean ocean...it's just steps from the pool. Intercoastal Waterway is a couple blocks west with boating, fishing, and ECHO tourism. The Ocean Front Park next door is popular for private parties with basketball and handball courts, playground, covered picnic tables, bathrooms and outdoor showers. A car is recommended to get around town but everything is fairly close. It's small town charm with wonderful privately owned restaurants, boutiques, art galleries, and other cultural centers. We even have Little Theater with live productions year round.

Favorite Places To Eat

There are too many favorites, but we especially love Riverview Grille for sunsets and dolphin sightings, The Garlic, JB's Fish Camp for fun funky river dining with a very fresh seafood menu. SoNapa Grille is owned by our previous mayor and just a block away. We also love Clancy's Mexican Cantina. It's a large Irish family that has been here forever and does a lot of good community services and charity work. Breaker's has the best hamburgers in town voted every year and it's right on the ocean on east end of Flagler Avenue. Yellow Dog Eats on Canal Street another fun place for lunch, Corkscrew on Canal for fine dining nearby. We also have a blast from the past with an original Dairy Queen, Little Drug Store, and Golden Biscuit. Canal Street was the site of the George Clooney Movie, Tomorrowland. But you need to get out and explore. We have so many in and around the island to choose from. My guestbook provides many restaurant recommendations.

Prices may be higher during special events and holidays. Discounts after Labor day through January. $200 Security Deposit is required for booking. It is not part of the rent and is returned to you within 14 days once you have vacated the rental and it has been cleaned and inventoried. I return deposits promptly.

I have a 30 day cancellation policy. I can accept a credit card for the $200 security deposit for an instant confirmation. I use Squareup, which is a safe secure web site for credit card processing for small businesses. I can take card information over the phone or if you prefer I can order an invoice sent from Squareup to your email for payment.

THE RENTAL AMOUNT IS DUE ON DAY OF ARRIVAL IN THE FORM OF A CASHIER'S CHECK, MONEY ORDER, OR CASH IF YOU PREFER. i LIKE TO TREAT MY GUESTS LIKE ADULTS AND I DO NOT CHARGE A PORTION OF THE RENT UP FRONT LIKE SOME SITES DO. I HAVE NEVER HAD A PROBLEM COLLECTING THE RENT ON DAY OF ARRIVAL. ONCE MY GUESTS ARRIVE AND SEE MY PROPERTY THEY ARE HAPPY TO PAY ME.

Once the deposit is received I will email a confirmation letter. I'm a detail person and the letter will have everything you need for day of check in. We have a lock box mounted on the front door with the key and the letter will provide the four digit code for you to get the key any time after 2:00 PM which is normal check in time. If your arrival is very late, you will be able to immediately get the key and check yourself in and I will come over the next morning at your convenience and go over questions and collect the rent at that time if necessary. I normally don't accept credit card payment for the rent unless it's a last minute or short term reservation. But I will an exception if needed.

About the owner: We moved to New Smyrna Beach in 1992. We had a beach house for 14 years in Bethune Beach and loved our lifestyle so much. We decided to buy a 2BD/2BA that would accommodate our families as well as a vacation rental.
After the financial collapse, we bought two more and now have a fun small vacation rental business that provides extra income to supplement our retirement and it gives us something to do and enjoy. The business has been very successful through hard work and dedication.

Why this property? Pointeast was located in the preferred non-driving beach zone, it had the wonderful public ocean front park next door with recreation, it's within walking distance to restaurants and shopping, it's well managed with a strong involved Board of Directors and on-site manager.

Q:

Do you rent by the month February and March

A:

No, I only rent by the week, or two week maximum. I have many returning guests that only want a week and I accommodate them.

Q:

Do you allow pets

A:

No pets allowed. Our condominium documents do not allow renters to bring pets so I must abide by the rules. No pets allowed under any circumstances.

Q:

Do you allow smoking

A:

I absolutely do not allow smoking. If there is evidence of smoking in the property you may lose your deposit. I must protect the rights of the majority of my guests who prefer a non-smoking property.

Q:

Does the condo have free parking?

A:

The condominimum resort has free ample open parking, but you are required to have a parking pass on the dashboard of your vehicle at all times during your stay. Be sure to advise me if you need an additional parking pass for anyone. I provide two passes per reservation, but can get extra as needed.

Q:

Is the pool heated?

A:

Our Olympic Size pool is heated during the winter months starting January 1st. The kiddie pool is not heated.

Q:

Is there security on the premises?

A:

We have gates into the courtyard and also gate to enter the beach. They have a mechanical lock box and you must know the code to enter the courtyard pool area. I will provide that for you.

Clean Quiet Comfy

Ed welcomed us to the condo, showed us how it worked. From then on Marilyn and Ed where only a call away. The set up was very nice and clean, what with all the goings on in 2020, this was very nice. The pool was empty the whole time we were there, the only time the beach was busy was when the tide was in. Used the information booklet to find local eateries and stores close by. Stayed away from Flagler St. and had the whole place to ourselves. We will look forward to returning in the future too.

After Labor Day in September it’s a great time to visit. The crowds are gone and it’s much easier to get around and shop, and enjoy our wonderful restaurants. The beach and pool await them and the weather is still perfect.I offer four night minimum in the fall with discounted rates So they can enjoy a long weekend. The locals like that!My guest book quickly gets guests up to speed if it’s their first visit. They usually return for a longer stay once they discover NSB Charm and night life.

Annual trip

The location, view and amenities are perfect! This condo was recently updated with all new appliances. The tv in the living room is huge. The beds are comfy like resting on a cloud. Most 2br rentals have twins but this one has full size beds to accommodate your guests/children. You also cannot beat the price. I am ready for August 2021! Not to mention that the Bibbee’s are wonderful people. Only reason I didn’t give them 5 stars is due to the low water pressure in the bathrooms.

This guest has returned to my condo for a third time. I was never contacted about low water pressure in the bathrooms. If I had been contacted I would have fixed it. We are only 20 minutes away from the property. Normally low water pressure is due to clogged shower heads or faucets and a quick and easy fix to correct. There have been other guests in the condo since this guest checked out and I'll be sure to ask them if they have a similar problem. We can't fix what we don't know about.

Girls Getaway

Spent a week at Point East Condominium #312The Bibbee’s Were very nice to deal with and we had everything that we needed. The beach was wonderful as were the restaurants. Our two favorites were, The Garlic and Norwoods . We would love to come back again.

The Garlic and Norwood’s are very upscale. They are They are right near each other for a little bar hop. The beauty of all the restaurants on the island are they are privately owned instead of chain restaurants. That’s what makes them so unique and they go out of their way to accommodate their customers. You must come back because we have many more restaurants to try. I have three condos to choose from so you can rent a different one the next time to check it out. Thanks so much for your five star review and I really appreciate your business. Hurry back.

Five Stars all the Way!

We stayed at this condo for the month of October, 2019 (our second visit, stayed for a month last year too). It is a great condo, there's everything you could wish for, it's a real "home from home". Marilyn and Ed are super to work with and not intrusive at all but available if you need them. There are restaurants you can walk to, and a small shopping centre within walking distance but the main attraction is the ocean. Views from the balcony are spectacular - what a place for morning coffee or an afternoon cocktail! We highly recommend this unit (although the owners have two other units if this one is booked). It's so great, we've already reserved for next year. Don't hesitate to book, you'll be very happy. Although we're two seniors, this condo is very child-friendly with tons of beach toys, etc.

After Labor Day I offer big discounts and usually receive booking for longer term. Canadians and northern folks love this time of year. The summer crowds are gone and guests can really relax. It seems to become a tradition for them and they automatically roll their deposits over to new dates. I’m very fortunate to have them. I make sure my kitchen is well-stocked so they can prepare meals whenever they want. Nobody wants to eat out all the time. But I restaurants are great here and the weather is perfect here around so think about a fall vacation.

So good to have another happy guest. The weather has been great and fall in the 80's with no humidity is a very comfortable season filled with plenty of sunshine most every day. Going into our dry season so not much rain. Tourist love spending Thanksgiving and Christmas in Florida. You can be outside and enjoy all the activities. And I always discount for fall to help with the cost of a late vacation.

This is our home base in New Smyrna

We've vacationed from East coast, central, & West coast and have found our spot. Marilyn's properties at Pointe East are what we've been looking. Great location, no cars on the beach, and easy walk to a fun place eat and drink at Chase's. The building has been under extensive renovations that have now been completed. Great views of the ocean too. Dealing with the owners rather than a rental agents is great. We tried a different place last year and are coming back "home" to 312 this year.

We are fortunate to have many returning and referral guests. My husband and I personally manage our properties, and our very "hands on" approach pays off in satisfied customers. We treat them like "friends and family" and are only 20 minutes away if they should need something during their stay. We have excellent cleaning staff that maintain our condos and we always keep up with maintenance issues. We appreciate our business success and genuinely enjoy our guests.

This resort has just completed a major two year exterior renovation and is Ready for returning guests. Everything looks fresh and clean. We also did some interior improvements inside our condo. We own three condos at this same resort just a few doors from each other on the top third floor near the elevator. We have many returning and referral guests and do our best to treat them like family. It’s a fun business for us and families are our specialty.
