I DISCOUNT STARTING SEPTEMBER THROUGH FALL. THERE IS NO GREEN ALGAE OR RED TIDE ON OUR EAST COAST. OUR OCEAN AND INTER-COASTAL RIVERS ARE SPARKLING CLEAN.

IMPORTANT: Sorry but I only rent by the week, or two weeks max.

IMPORTANT: We have three TVs, one in the living room and one in each bedroom. We have recently added Roku in all three so you will have access to hundreds of streaming channels including Spectrum cable network. If you already pay for premium channels like Netflix or Prime, bring your passwords and you can log on.

The resort does not allow smoking on the property so no smoking allowed in my condos. The resort also does not allow pets in the vacation rentals. These rules are strictly enforced. Sorry!

New Smyrna Beach is in Volusia County. We are a quiet working class beach town so not a haven for younger party people. We are Disney World's designated beach town for families and snowbirds alike.

If you are looking for a relaxing lay back area with pristine car free beaches and quaint village atmosphere, you will enjoy this beach town. My guests normally return and tell me how much they enjoyed New Smyrna Beach. We have two downtowns, one on the island and one on the mainland with two bridges, so you can do the loop. Great walking areas with restaurants and shops.

New Smyrna Beach beaches are open and ready for my guest. The resort is located in the preferred non-driving beach zone so no cars are allowed on the beach. I cater to families in the summer. We have a lifeguard at the ocean front park next door for safety. I also have life jackets for children in a variety of sizes if they are not use to ocean swimming. The ocean front park next door has an amazing state of the art playground. Also basketball and handball courts, restrooms, outdoor showers and picnic tables for private family parties.
I provide beach chairs, beach umbrellas, beach toys, boogie boards, noodles from the olym[ic size pool, and beach towels for my younger guests. I also have a pack N play and high chair for my younger guests. Families welcome.

The weather here is perfect spring and fall with temperatures in high 70's and 80's without the summer humidity.. Our beaches are beautifully blue and inviting.

New Smyrna Beach is located on the Atlantic side of Florida and I am happy to advise our beach and Inter-Coastal waterways are CRYSTAL CLEAR AND CLEAN for your enjoyment.

This is my 2BD/2BA #312 Ocean Sunrise Condo. It's beautifully decorated in pastel beach colors. . It is on the top third floor near the elevator. It has an east facing balcony with a beautiful ocean front view. It overlooks the Olympic Size swimming pool, shuffleboard, and covered pavilion at Point East Ocean Front Condominium Resort. You can see the ocean the minute you walk in the front door. You can also see the ocean from the Master suite. It has a king size pillow top bed and private in-suite bathroom. It also has a separate door to the balcony for your convenience. My guest bedroom has two FULL SIZE pillow top beds for total comfort of additional guests. The second bathroom is next to the guest bedroom. I also have a full blow up bed for families. I have TWO comfortable recliners in the living room. My kitchen is well stocked for family meal planning. It has a pass-thru bar into the dining area that seats six guests. I have cable TV in the living room and both bedrooms plus private Wi-Fi throughout the condo.

Point East Ocean Front Resort is at 3801 South Atlantic Ave, and is located in the preferred non-driving beach zone for family fun and safety. The resort offers a direct ocean front secure access to the beach, an Olympic size swimming pool, kiddie pool, shuffleboard, and covered pavilion. It's next door to an family friendly ocean front park with a life guard on duty. The park also has picnic tables, restrooms and outdoor showers, plus basketball and handball courts and a playground. It's perfect for family fun and safety and a nice addition to the amenities at Point East.

Day trips are an easy drive, with Orlando just one hour away. You can visit Disney World,Sea World, EPCOT, Universal Studios, MGM Studios, Kennedy Space Center, Daytona International Speedway, St. Augustine(the oldest city in the USA), and much more! They are all easy "day trips" from New Smyrna Beach. You can easily drive to Central Florida attractions for the whole day, and return to the beach in time to see the sun set.

You are within walking distance to shopping and restaurants from my vacation rentals. There's an ice cream parlor, several "pubs," large grocery store, convenience store, gift shops, and several restaurants, all within two blocks walking distance.

Volusia County offers natural beauty inland too. Visit our favorite old fashion "swim hole" at Blue Springs State Park. If you want a change from the beach scene, try this crystal clear and cool water natural wonder. From November through March, the manatees leave the colder waters of the St. Johns River for the safety and comfort of the 72-degree spring. Go tubing, snorkeling and swimming year around. Take the nature trail to the boil and witness the mystery of this fresh water spring. Visit other Florida State Parks nearby.

Treat yourself to a relaxing afternoon at a beautiful Day Spa at River-view with a Swedish massage, facial, or other services.

New Smyrna Beach is also one of the top cities in the USA for art, with numerous galleries and art shows. New Smyrna, and other nearby cities offer live theater with productions throughout the year. There are Jazz Festivals and other outdoor concerts. Daytona Beach is just a half hour drive away and has live celebrity performances and trade shows throughout the year at thePeabody Auditorium and Ocean Center.

Don't forget your golf clubs. There are several golf courses in the area with 9 to 27 hole courses. Many more courses are only minutes away, including a new LPGA course. New Smyrna Beach is world famous for its red fish. With 22 miles of waterfront, there's always something to catch. Fishing is never a problem with numerous rental shops and charter boats.

New Smyrna Beach is also a "Natural Destination" for anyone who wants to discover the real Florida. The Marine Discovery Center offers ECHO boat tours on the Indian River Lagoon. You can observe close views of dolphins, manatees, ospreys and an abundance of wildlife while being led by a marine biologist. Canaveral National Seashore is on southern end of New Smyrna Beach ch includes ocean, beach, dune, hammock, lagoon, salt marsh, and pine flatland habitats. Endangered species include, but are not limited to, loggerhead, green and leather back sea turtles, West Indian Manatee, Southern bald eagle, wood stork, peregrine falcon, eastern indigo snake, and Florida scrub jay.

Be sure to visit Smyrna Dunes at the north end of the island. It's a raised walkway 2 miles long with views of the inlet and lighthouse.

Unique Benefits

I love that my condo is located in the car free beach area for family fun and safety on the beach, My snowbirds also appreciate walking on a car free beach. I like that the resort is in a more quiet part of the island rather than the busy tourist area. I like that the majority of restaurants on the island and mainland are privately owned rather than chains. My guests also enjoy the ocean front park next door. It has covered picnic tables for family parties, plus basket ball and hand ball courts and a state of the art playground for children.

I like the security gates that keep trespassers out of our courtyard and pool area.
The Olympic size pool is heated in the winter. There is also a kiddie pool.

Why Kids Love It

My families with kids especially love the park next door with lifeguard, car free beach, basketball and handball courts, plus a play ground and picnic tables. The park also has outdoor showers to rinse off sand and salt. There are also bathrooms. My condo has a pack N play and highchair for toddlers. I also have toys for children inside the condo and also for the beach, life jackets, bogie boards for surfing, folding camp chairs and beach umbrella, coolers and beach bags. Everything you need for a great family beach vacation.

Area Information

You are on an island with two bridges. So you can do the loop. Flagler avenue is on the beach side and great for shopping and ocean front restaurants. Canal Street is on the mainland over the bridge with lots of fun restaurants, shopping, and more local area. New Smyrna Beach is a haven for artists and their work is in many stores.

Restaurants, shopping, ocean and Inter-coastal river for fishing or kayaking, boat tours.

Favorite Places To Eat

JB's Fish Camp is on the south end of the island. It's very popular with families.

Chases on the Beach is on the ocean just a few blocks north of the condo. Great food indoors, and outside they have a pool and pool bar.

River View Grille is my favorite place for date night. It's an outdoor/indoor on the river by the draw bridge on Flagler Avenue. Watch the boats go by, see dolphins leeping in the water, and also enjoy a spectacular sun set.

About the owner: We live just 20 minutes from this ocean front condo. We personally own and manage this property.

We are retirement age, but I still love working with tourists and families looking for a much needed vacation. It keeps me active and happy.

My husband also works with me as needed. We both enjoy the extra activities.

Why this property? We bought this property for many good reasons. It is located in the non-driving beach zone so there are no cars on the beach for safety and complete enjoyment of walking on the beach. Families and snowbirds all appreciate this so much. There is also a beautiful ocean front park next door with basketball and handball courts, plus a state of art playground for my little guests to enjoy.

I enjoy my snowbird customers in the winter. And I also enjoy families with children in the summer and off season. I have a pack n play and high chair for their use, plus closet filled with buggie boards, small life jackets for toddlers, beach chairs and beach umbrella, cooler, beach bag, beach toys and sports equipment for the park next door.

I have many return guests every year.

Do you rent by the month February and March

A:

No, I only rent by the week, or two week maximum. I have many returning guests that only want a week and I accommodate them.

Q:

Do you allow pets

A:

No pets allowed. Our condominium documents do not allow renters to bring pets so I must abide by the rules. No pets allowed under any circumstances.

Q:

Do you allow smoking

A:

I absolutely do not allow smoking. If there is evidence of smoking in the property you may lose your deposit. I must protect the rights of the majority of my guests who prefer a non-smoking property.

Q:

Does the condo have free parking?

A:

The condominimum resort has free ample open parking, but you are required to have a parking pass on the dashboard of your vehicle at all times during your stay. Be sure to advise me if you need an additional parking pass for anyone. I provide two passes per reservation, but can get extra as needed.

Q:

Is the pool heated?

A:

Our Olympic Size pool is heated during the winter months starting January 1st. The kiddie pool is not heated.

Q:

Is there security on the premises?

A:

We have gates into the courtyard and also gate to enter the beach. They have a mechanical lock box and you must know the code to enter the courtyard pool area. I will provide that for you.

Wonderful

This condo was perfect! It was clean, beautiful decor, and great ocean view. It literally had everything you need for the beach, so we didn't have to worry about bringing anything but a cooler. There were several beach chairs, umbrellas, a canopy, beach toys, basketball, volleyball, noodles for the pool, kid's vests for swimming, and inside toys as well. Mrs. Marilyn was so kind and attentive do anything we needed. It was a great price, great location on the no-drive part of the beach, and close to lots of great restaurants. When we come back we plan on staying here over and over again.

Clean Quiet Comfy

Ed welcomed us to the condo, showed us how it worked. From then on Marilyn and Ed where only a call away. The set up was very nice and clean, what with all the goings on in 2020, this was very nice. The pool was empty the whole time we were there, the only time the beach was busy was when the tide was in. Used the information booklet to find local eateries and stores close by. Stayed away from Flagler St. and had the whole place to ourselves. We will look forward to returning in the future too.

After Labor Day in September it’s a great time to visit. The crowds are gone and it’s much easier to get around and shop, and enjoy our wonderful restaurants. The beach and pool await them and the weather is still perfect.I offer four night minimum in the fall with discounted rates So they can enjoy a long weekend. Annual trip

The location, view and amenities are perfect! This condo was recently updated with all new appliances. The tv in the living room is huge. The beds are comfy like resting on a cloud. Most 2br rentals have twins but this one has full size beds to accommodate your guests/children. You also cannot beat the price. I am ready for August 2021! Not to mention that the Bibbee’s are wonderful people. Only reason I didn’t give them 5 stars is due to the low water pressure in the bathrooms.

This guest has returned to my condo for a third time. I was never contacted about low water pressure in the bathrooms. If I had been contacted I would have fixed it. We are only 20 minutes away from the property. Normally low water pressure is due to clogged shower heads or faucets and a quick and easy fix to correct. There have been other guests in the condo since this guest checked out and I'll be sure to ask them if they have a similar problem. We can't fix what we don't know about.

Girls Getaway

Spent a week at Point East Condominium #312The Bibbee’s Were very nice to deal with and we had everything that we needed. The beach was wonderful as were the restaurants. Our two favorites were, The Garlic and Norwoods . We would love to come back again.

The Garlic and Norwood’s are very upscale. They are They are right near each other for a little bar hop. The beauty of all the restaurants on the island are they are privately owned instead of chain restaurants. That’s what makes them so unique and they go out of their way to accommodate their customers. You must come back because we have many more restaurants to try. I have three condos to choose from so you can rent a different one the next time to check it out. Thanks so much for your five star review and I really appreciate your business. Hurry back.

Five Stars all the Way!

We stayed at this condo for the month of October, 2019 (our second visit, stayed for a month last year too). It is a great condo, there's everything you could wish for, it's a real "home from home". Marilyn and Ed are super to work with and not intrusive at all but available if you need them. There are restaurants you can walk to, and a small shopping centre within walking distance but the main attraction is the ocean. Views from the balcony are spectacular - what a place for morning coffee or an afternoon cocktail! We highly recommend this unit (although the owners have two other units if this one is booked). It's so great, we've already reserved for next year. Don't hesitate to book, you'll be very happy. Although we're two seniors, this condo is very child-friendly with tons of beach toys, etc.

After Labor Day I offer big discounts and usually receive booking for longer term. Canadians and northern folks love this time of year. The summer crowds are gone and guests can really relax. It seems to become a tradition for them and they automatically roll their deposits over to new dates. I’m very fortunate to have them. I make sure my kitchen is well-stocked so they can prepare meals whenever they want. Nobody wants to eat out all the time. But I restaurants are great here and the weather is perfect here around so think about a fall vacation.

Point East # 312

This is a beautiful condo, right on the beach & very economical. The owner is very nice & acomadating. Can't wait to return.

So good to have another happy guest. The weather has been great and fall in the 80's with no humidity is a very comfortable season filled with plenty of sunshine most every day. Going into our dry season so not much rain. Tourist love spending Thanksgiving and Christmas in Florida. You can be outside and enjoy all the activities. And I always discount for fall to help with the cost of a late vacation.

This is our home base in New Smyrna

We've vacationed from East coast, central, & West coast and have found our spot. Marilyn's properties at Pointe East are what we've been looking. Great location, no cars on the beach, and easy walk to a fun place eat and drink at Chase's. The building has been under extensive renovations that have now been completed. Great views of the ocean too. Dealing with the owners rather than a rental agents is great. We tried a different place last year and are coming back "home" to 312 this year.

We are fortunate to have many returning and referral guests. My husband and I personally manage our properties, and our very "hands on" approach pays off in satisfied customers. We treat them like "friends and family" and are only 20 minutes away if they should need something during their stay. We have excellent cleaning staff that maintain our condos and we always keep up with maintenance issues. We appreciate our business success and genuinely enjoy our guests.

The condo was very nice, the owner was very kind and helpful. The view is awesome, the pool was great, very clean complex.

This resort has just completed a major two year exterior renovation and is Ready for returning guests. Everything looks fresh and clean. We also did some interior improvements inside our condo. We own three condos at this same resort just a few doors from each other on the top third floor near the elevator. We have many returning and referral guests and do our best to treat them like family. It’s a fun business for us and families are our specialty.
