I still have some dates available in April/May and have discounted the rate to only $99/night plus cleaning and tax. You cant rent a hotel room on the ocean for that, and my condo is so much nicer. Enjoy a long weekend with a 4 NIGHT MINIMUM!

New Smyrna Beach is located on the Atlantic side of Florida and I am happy to advise our beach and Inter-Coastal waterways are crystal clear and clean for your enjoyment. We do not have any red tide or algae that is currently occurring on the Gulf side of our state.

I've been in vacation rental business over 25 years. My husband and I personally own and manage three 2BD/2BA condos at this ocean front resort. My prices are always competitive and discounts are from September (after Labor Day) to the end of January the following year, so you don't have to wait for summer to have a beautiful beach vacation. Find a discounted flight (check discount airline sites below), and let me know the dates. I'll do my best to accommodate you based on availability. With a five night minimum in off season, you can stay for a short visit or as long as you like. Why not do Christmas or Thanksgiving in Florida or celebrate the New Year.
I can offer my Ocean Sunrise Suite #312 2BD/2BA ocean front condo at Point East Ocean Front Condominium resort, 3801 South Atlantic Avenue. It can comfortably sleep up to six guests with a king size pillow top mattress in the master suite and two FULL SIZE beds in the guest room, plus queen sleeper sofa in the living room. It has cable TV and DVD's in the living room and both bedrooms. A 40" Flat Screen in the living room makes for great entertainment in the evenings. This beautifully decorated rental is completed furnished with all linens, bedding, and a well stocked kitchen for family meal planning. The condo has tiled floors throughout. The balcony faces east over the pool courtyard with a beautiful ocean front view the minute you walk in the front door. This is a non-smoking no pets allowed property strictly enforced, so it's exceptionally clean and sanitary.

Just setting up sites today. #304 & #309 have south facing balconies for warm southern exposure in the winter. They offer an ocean view from the balcony and master suites.
Pointeast Ocean Front Condominium Resort is very popular and our management team is excellent. We own three condos all on the top third floor and they are perfect for small family reunions, special events, birthday or anniversary or any other occasion. Each can accommodate up to six guests for a total of 18 guests if you rent all three. We live 20 minutes away so we are always available to handle anything that might come up. Our condos each have private wi-fi throughout and cable TV's in living room and both bedrooms for family enjoyment.
Why Kids Love It
It's in the preferred non-driving beach zone so no cars are allowed on beach in front of resort. The resort has an Olympic size swimming pool plus a kiddie pool for little ones. It also has shuffleboard and the beach is just a few steps from the pool. Families also love the public ocean front park next door. The park next door has a lifeguard on duty, restrooms, outdoor showers, basketball and handball courts and a playground plus covered picnic tables and charcoal grills. It's a nice way to have a special private party for visitors.
New Smyrna Beach is located on the East Coast of Florida just south of Daytona Beach. New Smyrna Beach is a barrier island with two bridges to the island side. It has two down towns, one on beach side (Flagler Avenue)and one on the mainland (Canal Street). Both have great restaurants, shopping and other activities. New Smyrna Beach is one hour from Orlando and central Florida attractions. It has been written up in Southern Living, National Geographic and also voted best Florida Beach eight years in a row by the Orlando Sentinel Newspaper.
New Smyrna Beach is Disneyworlds designated beach and only one hour away.
Attractions Within Walking Distance
Ocean, ocean ocean...it's just steps from the pool. Intercoastal Waterway is a couple blocks west with boating, fishing, and ECHO. The Ocean Front Park next door is popular for private parties with basketball and handball courts, playground, covered picnic tablse with charcoal grills, bathrooms and outdoor showers. A lifeguard is on duty and the park and you can check beach conditions with him and swim near his chair if you have concerns for your children or poor swimmers. A car is recommended to get around town but everything is fairly close. It's small town charm with wonderful privately owned restaurants, boutiques, art galleries, and other cultural centers. We even have Little Theater with life productions year roun.
Favorite Places To Eat
There are too many favorites, but we especially love Riverview Grille for sunsets and dolphin sightings, The Garlic, JB's Fish Camp for fun funky river dining with a very fresh seafood menu. SoNapa Grille is owned by our previous mayor and just a block away. You can fun into the who's who of New Smyrna Beach there. We also love Clancy's Mexican Cantina. It's a large Irish family that has been here forever and does a lot of good community services and charity work. Breaker's has the best hamburgers in town voted every year and it's right on the ocean on east end of Flagler Avenue. Yellow Dog Eats on Canal Street another fun place for lunch, Corkscrew on Canal for fine dining nearby. We also have a blast from the past with an original Dairy Queen, Little Drug Store, and Golden Biscuit. Canal Street was the site of the George Clooney Movie, Tomorrowland. But you need to get out and explore. We have so many in and around the island to choose from. My guestbook provides many recommendations.

You can also visit our Visitor's Center on the way into town and pick up brochures, etc., or visit their site at . My biggest tip is, "once you visit New Smyrna Beach, I PROMISE YOU WILL RETURN".

Prices may be higher during special events and holidays. Discounts after Labor day through January. $200 Security Deposit required for booking. It is not part of the rent and is returned to you within 14 days once you have vacated the rental and it has been cleaned and inventoried. I return deposits promptly. I have a 30 day cancellation policy. I can accept a credit card for the $200 security deposit for an instant confirmation. I use which is a safe secure web site for credit card processing for small businesses. I can take card information over the phone or if you prefer I can order an invoice sent from to your email for processing. Once the deposit is received I will email a long boring confirmation letter. I'm a detail person and the letter will have everything you need for day of check in. We have a lock box mounted on the front door with the key and the letter will provide the four digit code for you to get the key any time after 2:00 PM which is normal check in time. If your arrival is very late, you will be able to immediately get the key and check yourself in and I will come over the next morning at your convenience and go over questions and collect the rent at that time if necessary. I normally don't accept credit card payment for the rent unless it's a last minute or short term reservation. I can collect the rent on day of arrival in the form of a Cashier's Check, Money Order, Bank Draft, or cash US.

About the owner: My husband is originally from Detroit and I'm from Upstate New York. We met in Orlando and married in 1982. We moved to New Smyrna Beach in 1992. We had a beach house for 14 years in Bethune Beach and loved our lifestyle so much, I decided to buy a condo to rent. It was small and very hard to rent to families. I decided I wanted to upgrade to a 2BD/2BA that would accommodate families and that's my business profile. After the financial collapse, we bought two more and now have a fun small vacation rental business that provides extra income to supplement our retirement and it gives us something to do and enjoy. The business has been pretty successful through hard work and dedication. My background is corporate with lots of customer relations involved so this fit my personality and skills. We sold our beachhouse in 2004 and built a new home in a gated golf course community near I-95. I miss living at the beach but my condos are always available if I need a beach break.
Why this property? Pointeast was located in the preferred non-driving beach zone, it had the wonderful public ocean front park next door with recreation, it's within walking distance to restaurants and shopping, it's well managed with a strong involved Board of Directors on on-site manager. We purchased them at bargain prices and they have appreciated since then so we are happy with our investment.

Do you rent by the month February and March
No, I only rent by the week, with a two week maximum. I have many returning guests that only want a week and I accommodate them.
Do you allow pets
Our condominium documents do not allow renters to bring pets so I must abide by the rules. No pets allowed under any circumstances.
Do you allow smoking
I absolutely do not allow smoking. The majority of people that do not smoke or have allergies are my customers and I want to insure they are comfortable and not offended by foul odors of any kind.

So good to have another happy guest. The weather has been great and fall in the 80's with no humidity is a very comfortable season filled with plenty of sunshine most every day. Going into our dry season so not much rain. Tourist love spending Thanksgiving and Christmas in Florida. You can be outside and enjoy all the activities. And I always discount for fall to help with the cost of a late vacation.
This is our home base in New Smyrna
We've vacationed from East coast, central, & West coast and have found our spot. Marilyn's properties at Pointe East are what we've been looking. Great location, no cars on the beach, and easy walk to a fun place eat and drink at Chase's. The building has been under extensive renovations that have now been completed. Great views of the ocean too. Dealing with the owners rather than a rental agents is great. We tried a different place last year and are coming back "home" to 312 this year.

We are fortunate to have many returning and referral guests. My husband and I personally manage our properties, and our very "hands on" approach pays off in satisfied customers. We treat them like "friends and family" and are only 20 minutes away if they should need something during their stay. We have excellent cleaning staff that maintain our condos and we always keep up with maintenance issues. We appreciate our business success and genuinely enjoy our guests.

This resort has just completed a major two year exterior renovation and is Ready for returning guests. Everything looks fresh and clean. We also did some interior improvements inside our condo. We own three condos at this same resort just a few doors from each other on the top third floor near the elevator. We have many returning and referral guests and do our best to treat them like family. It’s a fun business for us and families are our specialty.
