Notes:

First and foremost, we are very careful about the relationship with our neighbors and want to make sure that our guests' presence has zero negative effect on our neighbors' peace and quiet and quality of life. We only approve guests who have verified with AirBnB using an offline ID and a history of positive reviews (and no negative reviews).

To ensure the best experience please check that the number of guests in your reservation matches the number of people coming to the house.

HOUSE RULES:

- Check-in time is after 4 pm.

- Checkout is before 12 pm.

- Only 1 vehicle allowed in the parking area.

- Only people registered in the reservation can enter/stay in the suite.

- No PARTIES. This is not a party house, parties are not allowed.

- NO SMOKING. If smoking occurs during your stay/if we receive a complaint or notice of the smell coming from your suite, a $250 cleaning fee will be requested through Airbnb and will be billed to your account.

- Quiet hours after 10 PM, strict.

- Only Music played at a "very low" volume is allowed especially after 10 PM, do not play loud music that can be heard from outside of your suite.

- No pets/animals are allowed.

- No patio and laundry access/hanging out outside the suite after 10 PM.


PLEASE NOTE:

- Provide a little information about your trip: how many people are staying, ages, and the purpose of your visit when sending an inquiry/request to book

- The main guest must be over 25 years old unless otherwise approved by the host.

- A charge of one-half night's stay will be applied for departures after 12 PM.

- Remove outdoor shoes whenever possible while inside.

NO SMOKING INSIDE THE PROPERTY and ABSOLUTELY NO PARTIES, or NOISE DISTURBANCE. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

MAXIMUM OCCUPANCY - 2, additional guests or visitors must be approved in advance. No exceptions.

Only registered guests are allowed inside the house and on the property. Permission from the administrator is required for any non-registered access.

All children above 1 year old are included in the maximum occupancy figure. No additional guests are allowed.

Violation of the above rules will render this contract null and void and you will be asked to leave.

HOUSEKEEPING - We will provide initial bathroom amenities and toilet paper prior to arrival. Guests are responsible for additional household and personal supplies. Excessively messy or dirty suite may be subject to additional cleaning charges.

DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $200.00 is required. The deposit is NOT applied towards rent and is fully refundable unless damage is done to the house or its contents.

Additional charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.

LIABILITY & INTENT - THE OWNER OF THE PROPERTY SHALL NOT BE RESPONSIBLE FOR ANY ACCIDENTS OR INJURIES TO GUESTS DURING OCCUPANCY.

INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless OWNER for any liabilities, damage, cost, or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, activities participated in while on the premises, or amenities provided at the property, as applicable.

OWNER is NOT RESPONSIBLE for theft, lost or stolen items, or items left after occupancy. Tenants agree to pay for any damage caused even if amount exceeds security deposit amount of $200.

Guest acknowledges and understands that should the property become unavailable for Guest's occupancy due to maintenance or repair, or other similar circumstance a full refund will be issued to the guest without any penalty.

OWNER and its Agents may enter premises for the purpose of inspecting damages, maintenance calls, and/or any emergency situations during the guests occupancy.

HAZARDOUS MATERIALS - The Guest may not keep hazardous, poisonous, corrosive, or flammable substances that could endanger the house or neighboring properties in any way. In the event of fire, the Guest shall cover the damage and loss caused thereby to the Property Owner.

The Guest understands that s/he will not allow illegal or immoral acts to take place at the house and that will not use the property in a way that would constitute damage to neighbors or which could negatively impact the reputation of OWNER.

WATER & SEWER - Water is always in short supply. We ask you to conserve water as much as possible. Please do not flush anything but toilet paper. Our sewer system can not take anything other than bio-matter and toilet paper.

ELECTRICITY - Electricity is a precious resource. Please turn off all lights, TV, etc ... prior to departure.

QUESTIONS, COMPLAINTS, AND MAINTENANCE
The property administrator and their staff work hard to ensure that the house and its grounds are in good condition and working order. The administrator will be available to answer your questions and supervise maintenance. In case of a problem, the administrator will solve the problem or repair it as soon as possible. However, no refund or adjustment shall be made for unforeseen failures. It is the guest's obligation to notify the administrator immediately in case of any damage or problem.

PLEASE NOTE Property items (such as bedspreads, pillows, chairs, pots and pans, dishes, glasses, silverware, etc.) are NOT to be taken off of the property. No movement or rearranging of furniture in the house. No loudspeakers or other audio/visual equipment or appliances in the house without prior approval.

If you should discover that the house has not been cleaned properly or has damages upon arrival, please report it to us immediately and we will make all efforts to resolve the problem. Check-out time is NOT the time to inform us about problems. We cannot issue refunds for mechanical breakdowns or unit cleanliness if reports are made after check-out.
