Three Palms House with Studio was built for the kind of trip where everyone gets their own door: multi-generational families where grandparents or adult kids want their own private area, multiple couples traveling together where each couple wants real privacy, work-from-paradise setups where you require a totally separate quiet office with really fast wifi.

Every bedroom is dressed in 800-thread-count linens and 100% cotton towels. A total of 5 separate bedrooms, six bathrooms (five full, one half) in total. Sleeps 11.

Soaring 12-foot ceilings and 10-foot panels of glass and sliding doors open the main living and dining areas to the pool deck. The room reads as one continuous space when the doors slide open — inside flows outside, drink in hand, kids on the lawn, dinner on the grill.

Coffee pods for the Keurig, paper towels, dish soap, dishwasher pods, bottled water. Toilet paper, body wash, shampoo, conditioner, hand soap in every bath. Laundry detergent and dryer sheets in the laundry rooms.

We're delighted to welcome you to Three Palms House with Studio. To help keep the home in pristine condition for every guest, please review the following guidelines:
Respect the Home
• This is a private luxury residence — have a great time, but please treat the home, furnishings, and neighborhood with care.
• Quiet hours: 10:00 PM – 8:00 AM per Delray Beach city ordinance.
Occupancy & Gatherings
• Maximum 12 registered guests.
• Small celebrations and gatherings are welcome with prior approval — please message us before booking so we can work out the details. We're happy to host as long as the home and the neighborhood are treated well.
• All bookings require a signed rental agreement and a verified ID. The door code is shared once both are complete.
• Minimum age of primary renter: 25.
No Smoking or Vaping
• Smoking and vaping of any kind are not permitted anywhere on the property.
• Evidence of smoking will result in a $500 deep-cleaning fee.
Pets
• To maintain an allergy-free environment, pets are not allowed.
Pool & Spa Safety
• The pool and built-in spa are heated year-round to 85°F.
• No lifeguard on duty — swim at your own risk.
• The pool and spa area is not separately fenced inside the yard — adult supervision is required for children at all times.
Security
• Exterior cameras are present for property security. None cover private-expectation areas (pool, spa, enclosed patio).
Check-In & Check-Out
• Check-in: 4:00 PM | Check-out: 10:00 AM
• Late check-out by prior approval and may incur a fee.
During Your Stay
• Please report any maintenance issues promptly so we can resolve them quickly.
• Trash and recycling bins are located on the side of the home; collection days are posted inside.
• We kindly ask that you start the dishwasher and a load of towels before departure.

Once you're downtown, the FreeBee golf-cart shuttle loops through the area. The home is on one of those quiet streets: palms overhead, the avenue only a low background buzz on a Saturday night.
