Each new arrival can be assured that unit has been disinfected according to Indian River County guidelines including disenfectant wipe down of all touching surfaces, floors, appliances, TV's and remotes, thermostats, etc. All fresh linens. Change of air filters. And unit remained unoccupied for at least 24 hours prior to your rental arrival.

Lost keys, remotes or garage door opener subject to replacement fees of. Keys $100 each, Tv remotes $200 each , garage door $150.
Evidence of smoking or pets within residence will result in forfeit of entire security deposit.
Renter acknowledges they have received copy of HOA rules and fully understands the rules
All reasonable utilities charges for electric, TV, Internet , water are included in the utility prepaid deposit for the entire rental period
Any damage beyond that which is covered by the security deposit will be due to owner by renter as an addition cost to renter.
Any legal disputes must be adjudicated in Circuit Court of Indian River County Florida
Renter/ Tenant agrees to hold harmless and defend property owner for any civil legal actions brought against owner for the period covered under this rental agreement.
Renter acknowledges that they are responsible for all actions, damage, liability associated with their guests while guests occupying rental property
Renter acknowledges all the above notes and by renters rental acceptance. signature agrees to all terms within agreement.
