How much do Orlando vacation rentals cost?

Orlando vacation rentals cost a median of $152 a night for a condo and $332 nightly for a house. In addition to the nightly vacation rental cost, owners list cleaning fees, taxes, and other charges up front, so you can estimate the total cost before booking. When is the best time to visit Orlando?

The best time to visit Orlando depends on what you want out of the trip. The parks are quieter once the school holidays wind down, in January and September. For the mildest weather, aim for early spring or late fall, when highs run from the low 70s to the low 80s. The wet season starts in late May, and while hurricane season runs June through November, September has historically been Florida's biggest month for storms.

Where should you stay in Orlando?

Where you stay can make a big difference in your Disney or Universal vacation. Choose your rental based on the parks you plan to visit, whether or not you want a private pool, and how much time you want to spend driving. Orlando is inland, but Cocoa Beach and the beaches around Port Canaveral are about an hour east.

Downtown →
Best for: A city stay
Magic Kingdom is roughly 30 to 40 minutes away, but Lake Eola and Thornton Park’s restaurants are right in the neighborhood. Inside city limits, stays under 30 days are typically home-shares, not whole homes.

The airport side suits early flights and bigger groups. Several of the larger houses are near Lake Nona, roughly 10 to 15 minutes from MCO, and the parks are 15 to 25 minutes away, fastest on toll roads.

Looking for a pool villa? Expand your search beyond Orlando. Many of the area's vacation homes with private pools are in resort communities around Kissimmee and Davenport, such as Windsor Hills, Storey Lake, Solterra, and Reunion. ChampionsGate is about 15 minutes from Magic Kingdom, while Windsor at Westside is about 20 to 25 minutes away. Universal is generally 25 to 40 minutes from both of these communities.

What to know before booking an Orlando vacation rental

Flying into Orlando? Check both airports.

Orlando International Airport (MCO) is the more convenient choice for many Orlando rentals, especially those near the airport, Lake Buena Vista, and downtown. Orlando Sanford International Airport (SFB) can be an alternative choice, but it's farther from the Disney area, roughly 45 to 50 minutes from Lake Buena Vista under typical conditions.

Plan for tolls.

Central Florida’s major toll roads, including SR 417 and SR 528, are cashless. If you’re renting a car, the free Visitor Toll Pass can be an alternative to the rental company’s toll program. Pick one up at MCO and return it before you leave. If you use another toll-payment method, make sure you understand how the rental company handles tolls so you don’t pay twice.

Parking passes per unit vary.

Resorts limit parking: Lake Buena Vista Resort Village allows up to two vehicles per suite, and Blue Heron includes one pass per unit. Check with the owner how many cars the unit allows before you book.

Pools may be heated for an added fee.

Owners who heat a private pool usually list it as a separate charge, and it may be priced by the block of hours rather than the stay. With January lows around 50°, check before you book your trip.

Orlando vacation rental FAQs

Straight answers to what people ask us most.

How much does a vacation rental in Orlando cost?

+
An Orlando vacation rental has a median rate of $152/night for a condo and $332/night for a house. Cleaning fees, 12.5% tax, and any applicable resort fees are additional, but there is no booking fee when you book directly with the owner.

What is the cheapest month to visit Orlando?

+
January is the cheapest month to visit Orlando, with a median of $150 a night. For milder weather, consider early spring or late fall. Orlando’s wet season typically begins in late May.

Is it better to stay in Orlando or Kissimmee for Disney?

+
It depends on the kind of rental you want. Kissimmee has a much larger selection of vacation homes with private pools, while Orlando fits better for a resort condo close to Magic Kingdom, a Universal-focused trip, or a city stay. Lake Buena Vista is especially convenient for Disney, with many rentals roughly 10 to 15 minutes from Magic Kingdom's parking area.

Do you need a car in Orlando, and what does parking cost?

+
For most Orlando vacations, a car makes getting between your rental and the parks much easier. Downtown is the exception, since you can use the free LYMMO bus to get around the area, while the I-Ride Trolley serves International Drive. LYNX Link 300 also runs between downtown and Disney's Transportation and Ticket Center. If you’re staying outside the Disney resort, you’ll generally drive to the Transportation and Ticket Center and then use Disney transportation to reach Magic Kingdom. Disney charges for theme-park parking by vehicle, with one parking fee covering same-day parking at all four theme parks.

Which part of Orlando is best for families with kids?

+
For a Disney-focused trip, Lake Buena Vista is one of the most convenient areas to consider. For a break from the parks, the Orlando Science Center’s KidsTown is designed for children 7 and under. Gatorland is another family-friendly option and is roughly 10 to 15 minutes from Lake Buena Vista. Children under 3 enter free, and parking is free.

Is Orlando dog friendly?

+
Orlando has plenty of dog-friendly outdoor spaces, but the major theme parks have restrictions. City parks allow dogs off leash only in designated fenced areas, including Park of the Americas. Orange County also operates dog parks at Barber Park and Dr. Phillips Community Park. Walt Disney World also has Best Friends Pet Care, while Universal does not operate an on-site kennel.

Can I find an Orlando rental with a private pool?

+
Yes, but private pools are more common in vacation homes outside Orlando’s city center than in the city’s condo-heavy rental areas. For more options, browse Kissimmee rentals with a private pool and Davenport rentals with a private pool.

Are there fees beyond the nightly rate?

+
Usually. Check the owner’s listing for the complete cost before booking. Cleaning fees and the 12.5% tax are common, and some resort condos near Disney and International Drive also charge a resort fee. Some resorts require guests to check in at the front desk. There’s no booking fee when you book directly with the owner.
