Kindly note, while the villa offers an array of resort facilities such as restaurants, shops, parks, trails, and spa access, as well as the Oak Marsh Golf Course, it does not include an Omni Amenity Card, hence golf packages are not provided.

Reservation Process:
After booking with Amelia Elite Properties, guests will receive a rental agreement via email.
This agreement should be filled out, signed, and returned electronically within 48 hours, or 24 hours if arriving within a week.
Reservations can be canceled if the agreement and initial payment aren't received on time.
If booking through third-party sites like VRBO, Airbnb, etc., the same rules apply. The signed Rental Agreement is essential to confirm your stay.
Payment Details:
A credit card is needed as a guarantee, with a 3% credit card fee.
Personal checks are allowed, but a credit card must still be provided.
An upfront payment of 50% is required, along with the Rental Agreement.
The balance is due 14 days before arrival. For last-minute bookings (less than 14 days), the full amount is needed when booking.
Taxes:
Guests are charged a 7% Florida sales tax and a 5% Nassau County Tourist Development tax on the rental rate and other related charges.
Property Rules:
Smoking is not allowed. A $500 fee will be imposed for violations.
Follow the occupancy limits. Overcrowding can lead to eviction or extra charges.
No RVs, boats, trailers, or campers without prior approval.
No pets in non-pet friendly places. Inform in advance if you have pets.
Events like weddings or parties need prior written permission.
Stay Duration:
Generally, a 3-night minimum stay is required. Some properties may have longer minimums during peak times or holidays.
Occasionally, 2-night stays may be available.
Age Policy:
In order to maintain the family atmosphere we only rent to families, couples, and responsible adults aged 25 and above. False bookings can result in payment loss and eviction.
Pet Policy:

Our founders, Ghazal and Syamak, have a diverse background. Ghazal previously worked in the medical fields, after graduating overseas in 1994, while Syamak graduated as a civil engineer in 1989 with degrees from the University of Florida and the University of South Florida. Their shared passion for hospitality, especially in the domain of luxurious oceanfront properties on the picturesque Amelia Island, led them to transition their careers into the vacation rental management industry.
Having tied the knot in 1994, Ghazal and Syamak are proud parents of a daughter, a graduate of International Business from Florida International University. She is currently furthering her studies, with aspirations of becoming the family's future lawyer.
