The pool can be heated either by solar panels or an energy-efficient heat pump.
From the pool deck, you can enjoy stunning views of one of the widest canals in southeast Cape Coral. An additional highlight is the private observation deck on the upper level, offering breathtaking views of the river, especially at sunset.
The villa features 4 bedrooms and 4 bathrooms and comfortably accommodates up to 8 guests. Two bedrooms offer king-size beds, one bedroom is furnished with two single beds, and the fourth features a queen-size bed.
The master bedroom includes a spacious en suite bathroom with a bathtub, separate shower, and toilet. A second bathroom is also equipped with a bathtub, shower, and toilet. The remaining two bathrooms each feature a shower and toilet and are finished to a high standard.
The layout of the villa has been carefully designed to offer both shared spaces and private retreats. Each bedroom has access to its own outdoor area with a separate seating space. In addition, the positioning of the neighboring homes ensures a high level of privacy, allowing you to fully enjoy your stay without disturbance.
The location is one of the villa’s key highlights. Situated in the highly desirable Yacht Club Area and just one block from the river, you can reach open water by boat in only a few minutes. The calm canal waters combined with quick access to the river make this location especially attractive for boaters. A fuel station for boats is conveniently located nearby.

The villa is equally impressive in terms of amenities. Three separate AC zones allow for individual climate control throughout the home. A modern internet TV system is available for entertainment. In addition, a high-end Sonos sound system is installed throughout the entire home and outdoor areas.
For outdoor dining, a Weber Genesis 600 grill is available. For additional entertainment, the villa also features a pool table as well as a selection of board and card games.
Beach towels and beach chairs are provided.
