About the Property
Spacious 4 Bedroom Home plus den located on a major canal. Pool faces west and receives sunshine all afternoon. Front porch has decor to enjoy morning coffee and sunrise. Boat dock has lots of room along with a picnic table to enjoy dinner on the waterfront. The pool is maintained and is heated with a high efficiency electric heat exchanger. Lanai dining table has seating for 8 persons and the pool deck has lounge chairs and comfortable seating.
Lots of restaurants to choose from in the area. Public and semi private golf is also close by.
The bedrooms all have TV and the great room and den have 70" and 60" flat screens.
The master bedroom and bath are very spacious and has a king bed. The second master has an ensuite bath and has a queen bed. The Tommy Bahama room overlooks the pool and deck area. The upstairs hideaway Bedroom has a queen bedroom and has a lovely view of the intersecting canals.
The house is modern with up to date appliances and amenities.
The area is generally single family residential homes. Very close to Tarpon Point and Cape Harbor resorts and marinas.
There are restaurants of all description all within a 10 minute drive. For special nights out, Naples is about 60 minutes drive.
Major Malls include the Edison Mall in Fort Myers about 15 min drive, Miromar Outlet Mall about 40 min drive and Coconut Point about 40 min drive.
Tarpon Point and Cape Harbor have good dining and entertainment evenings.
Saturday mornings there is a farmers market in downtown Cape Coral.

Electricity allowance is $35/wk. Extra use is charged at $0.15/kwh. Electricity meter is read upon arrival and departure
We do permit small dogs under 30 lbs. They must be well behaved and house trained. We do not permit cats or aggressive dog breeds.
A $700 damage deposit is required with booking. This is refundable subject but to adjustment. Usually we deduct extra electricity use from the damage deposit rather than renter issuing another payment.
If you break something by accident we ask you just replace it. Wine glasses are an example. We prefer not to argue about little stuff.
Washer and dryer is available for your convenience.
Keep in mind you are in a neighborhood and city ordinances apply. No loud music and causing a nuisance. Typical common sense would be your guide in these cases.
We do not permit smoking inside the house. If you wish to smoke on the lanai or front porch areas please ensure the doors to enter the house are closed when doing so. If smoke odor is detected inside the house, there is a significant cleaning charge of $400 deducted from the damage deposit.
We have service contractors coming by weekly. Lawn and pool service providers arrive unannounced. Please do not restrict their access to the home. They are usually only their for a short time.

You either have the tank filled or swap out a tank. costco is the most economical refill and is located in Fort Myers at Daniells Pkwy and US41
