Waterloo is your home away from home to enjoy. Guests also enjoy full access to the lanai and dock.
Note:
The boat slip is rented to a kind and lovely couple. You may see them come and go to get their boat. They will not linger on the property and are only there to utilize their boat. Guests may moor or tie up their boat or jetskis to the side of the dock.
Maintenance providers come throughout the week. All service providers are polite and will not interact with you unless you welcome it first.
Pool service is typically Monday Morning.
Lawn care is typically Tuesday Morning.
Landscaping care is typically over the weekend.
Guests are expected to take all outside trash receptacles to the curb on Monday evenings. A reminder will be sent.
Jen is quick to reply and eager to help guests with any question or concern they may have. She has an attitude of service, kindness and gratitude. Do not hesitate to ask anything. Open, honest communication about any unique needs is appreciated and usually accommodable.
Only neighborly guests should book. We care for Waterloo as if she were our home (and dream she will be someday). We expect you to do the same. Our guests enjoyment and relaxation is our goal and fills this home with a special ambience and energy. There is no tolerance for parties, illegal, or disrespectful activity. NO SMOKING within 10 feet of any entry points. This includes the lanai and garage.
1 small dog is permitted for stays greater than 7 days and an applicable pet fee.
We recommend a max 8 adults for optimal comfort but trust you know your groups sleeping comfort needs best.
The pool heater is set to heat up to 88 degrees in cooler months and 86 degrees in warmer months. The pool water temperature will vary from this based on air temperatures and can be expected to range from 10 to 15 degrees above air temperature. Cooler nights will lower the temperature. They will rise about a degree an hour from the hours of 9-5 when the pump is running. If outside temps drop below 50 degrees the heater will shut off and go into defrost mode. We do not charge to heat the pool. We do not cover it due to child safety reasons. We do not run the pump at night due to lack of efficiency. Please be realistic about your expectations of what outdoor swimming in the winter months is like when highs may be 70 and lows may be 40.
The spa heat may be controlled by guests and goes up to 104 degrees. It is maintained in the mid 90s and may take a few hours to reach 104. The spa heats for noon to 4, but guest may control the heating of it outside these hours.

AmyJen’s house perfectly fit the needs of our family group. The amount of space was great, furnishings were comfortable, with a “FL feel” of lightness and warmth. The location allowed us to do several day trips, and comfortably walk around the neighborhood. Being on a canal was very fun- watching boats go by, and fishing.

MichaelVery nice home in a beautiful and quiet neighborhood, right on the canal near the river, with pool, hot tub, and kayaks. We enjoyed our stay and Jen communicated promptly and clearly throughout, making everything very easy.Plenty of room to move around in the home, especially the main area with spacious kitchen and a great view out back.Highly recommend. Price was very good for the value.It didn't hurt that we had 2 spectacularly sunny, warm days for early January. And our daughter saw a playful dolphin swimming right under the boat dock.

CathyWe gathered our family from 4 different states at Jen’s house. We loved the spacious home and with two toddlers, we felt very safe. It was clean and had everything we needed to feel at home. Jen was very accommodating and easy to get a hold of with any questions. The location was perfect to explore the area. Loved Cape Coral, Fort Myers, and Sanibel island. We will definitely be back this way again.

LaurieWe really enjoyed our week at Jen's house! Very clean and all sleeping areas as expected. Kitchen is well stocked. Great location with easy access to restaurants, stores, etc within 2-3 miles. Also central location for driving north for shark tooth hunting at Manasota Key and going south to visit Sanibel and other beaches. Beautiful view of the sunrise. We especially enjoyed relaxing in the enclosed pool & hot tub area. Would definitely love to stay here again.

SarahThe home is very nice, functional, and practical. It is much larger then the pictures. House was very clean. Location is great. The view and canal area were the best part. Pool area was just right. We fished from the dock and had tons of pool time. Manatees swam right by. Had tons of bath towels, beach towels, and water toys and gear. Also had basic fishing poles and beginner gear. We left an extra pole for use of a medium quality. enjoy! Teens enjoyed kayaks and paddle boards. House was well stocked and a full kitchen. Could have used one more roll of paper towel and sugar upon arrival for spices, nothing a walmart run couldn't fix. Near Ford's Garage and Merricks fishtale house for some good restaurants. Would stay here again. Thanks Jen, who was very responsive.

RobOur stay was incredible!!! Jen did everything possible to make our visit an enjoyable experience. She even went as far as purchasing/delivering a brand-new mini fridge for us within hours of telling her the regular fridge wasn't working properly. The next day she had the service guy out to fix the regular fridge. Bottom line, the property is beautiful, the location is exceptional, and host was super accommodating.

AllyThis home is absolutely amazing for a family vacation. Even though a rainout canceled our boat rental one day, there was so much to do at the house, like kayaking and fishing off the dock, that we were all entertained and happy. The pool temperature was terrific (even after the rain) and the hot tub was perfection. Everything in the house is high quality and well maintained. The kitchen has everything you need to cook a great meal. We would definitely stay here again.

When there was an issue with the pool heat, Jen offered to call me and walk me through what needed to be done!Now the house - perfect!! Great location and lots of room for a family or a group of friends. Kitchen was well stocked with everything needed to cook and grill. So many towels, both for the pool and bathrooms - we really had everything we needed. Pool was the perfect temp and plenty of floats for everyone staying there. AngieGorgeous house with amazing views. We watched dolphins swimming by us in the morning, loved the hot tub, there was SO much room for 7 friends to relax and unwind…and the neighborhood is stunning. This house is even more magical in person than the pictures could ever capture! And Jen was amazing when we had a few questions for her. If I could give 6 stars, I would.

BrendaWe had a wonderful stay at Jen’s place! The house was clean, well stocked and Jen was great to work with. Our highlights were the pool, fishing and spotting dolphins right from the dock. The location is also perfect! We rented a boat for a few days and enjoyed exploring the area that way too.

AmyPictures did not accurately show property. The property was in need of many maintenance repairs. The listing shows beautifully redone bathrooms and kitchen but leaves out a lot. Immediately there was a strong smell of mold when entering the home. The cleaning that was done prior to our arrival was subpar. The pool was cloudy and green despite the pool guy dumping a lot of chlorine. Pool was freezing half the time. It would barely warm up to be used half way through the day. Hot tub was full of sand at the bottom. Outdoor furniture was not usable. Sliding glass door locks (that led out to pool) where broken so the solution they came up with was these cheap plastic door stoppers. With our young children this felt very unsafe. Pool deck had 3 different layers of chipping paint and old Christmas lights hanging that did not work. The bedrooms were not welcoming. They had no dressers or tv's just a hard bed. Overall our 3 week stay was not as expected especially for the price paid.

JulieJen's home was lovely! Very spacious, clean, lots of comfortable beds, kitchen was well-equipped, hot tub was nice and hot, pool was warm! The view of the canal was beautiful, and the neighborhood was safe and very nice! The only thing I would change to make it even more perfect would be to add room darkening shades in the bedrooms. That's only because we had some little ones that wake with the sun! Thank you so much for a wonderful time, it was so relaxing after a busy cruise.

DavidGreat host. Jen is friendly, thorough and responsive. House is spacious - perfect for family vacation. Even had a pocket door in hall separating 3 bedrooms from main part of house for those wanting nap time. Master bedroom is on otherside of living area - nice! Master bath/shower are really nice. Great well stocked kitchen. Large heated pool and hot tub area. Right on canal next to river in nice, quiet neighborhood. New grill. We found Cape Coral more affordable than Ft. Myers for accomodations. Only small drawback is crossing bridge to get to Ft. Myers and Sanibel every day for excursions. Most trips took 15 - 30 minutes depending on what we were doing and traffic. Plenty of shopping and restaurants in the area. Met and exceeded expectations. Would stay again. Thanks Jen!

DanReally enjoyed our weeklong extended family vacation! It was the perfect place to get everyone together! Great amenities! Caught fish off the dock and the kids played in the pool every day! Short drive to many great restaurants and everything you need!
