Additional Rules:
No Smoking – Absolutely no smoking of any kind is allowed anywhere in or around the unit, including patios/decks, halls, or walkways. This applies to all types of smoking (vaping, marijuana, tobacco, etc.).
Pet Policy – No pets are allowed unless a prior exception has been approved by the host. This policy protects future guests with allergies and prevents additional wear and tear. Unauthorized pets will result in fines and cleaning fees.
No Parties or Crowds – Parties, events, and loud music are strictly prohibited. Fort Lauderdale enforces a strict noise policy (see below). Only registered guests may stay in the unit. Do not exceed the unit’s listed capacity without prior consent.
No Illegal Activities – Any illegal activity is grounds for immediate removal without refund.
No Tampering with Equipment – Do not unplug, remove, or tamper with any electronic or safety devices (smoke detectors, carbon monoxide detectors, Wi-Fi/network equipment, noise monitors, electronic locks, etc.). Fines and repair fees will apply for any violations.
Report Any Damages – Please notify us promptly of any damage or issues so we can address them. We maintain insurance that may cover accidental damage if reported with photos.
Trash & Recycling – Please dispose of trash and recyclables in the chute(s) near the elevator in the residences building.
Noise Ordinance – The Fort Lauderdale noise ordinance must be followed:
“Sound shall not be plainly audible for a period of one (1) minute or longer at a distance of 25 feet or more from the property line between 10:00 p.m. and 7:00 a.m., and 50 feet or more between 7:00 a.m. and 10:00 p.m.”

RobertDisappointing Negative: Our experience at the condo in the W Hotel in Fort Lauderdale. FL was - some good - some bad.First the good. HomeStakes Stays manages the condo and email communication with them was good.Calculating the final price of our stay using Booking.com was a challenge. I was not completely certain what the final tally included.There is a $65 charge per night which includes a beach umbrella and Two (2) chairs and Two (2) e-bike rentals for Two (2) hours per day. But you need to download an App to access the bike rental and I never got that figured out.Guests may use the main pool at the Hotel but it costs $125 per day per person. We decided to pass on this offering. You are entitled to use the Condo owners pool but it is tiny.The Condo itself was acceptable and clean.The one big hiccup in our stay happened during our check in. We were told that a day long electrical power outage to our Condo was taking place and there was no hot water, no Air Conditioning and no refrigeration. We asked what should we do with the refrigerated / frozen food that we had just bought and the receptionist said to contact HomeStakes Stays.We asked HomeStakes Stays for some sort of refund owing to the fact that the accommodations promised were not what was delivered. Their response was a polite, "Not my problem".Like I said - some good, some not so good. But in the future, I won't be booking with HomeStakes.

Kimberly BenOur stay at the W Residences with HomeStakes was excellent. The apartment is spacious and well appointed. Perfect for our family of 5 with the two bedrooms and two bathrooms. Location is amazing right across the street from the beach and with all the hotel and local amenities in easy walking distance. Host was very friendly and responsive. 5 star experience. Thank you! Will definitely come back!

StephenA very relaxing long weekend in an affordable beautiful unit with a great view! Positive: Absolutely beautiful 2 bedroom unit with a full kitchen, tub, balcony with a view, and washing machine. The beds are so comfortable as well. There’s also a couple beach chairs and beach balls in the closet which was nice to have. The front desk has an endless supply so of water bottles for your stay. I also want to mention that the beach attendants were gracious and checked in on us often. Negative: There was a constant noise coming from the washing machine which disrupted our sleep at night - an incessant clicking sound which we couldn’t figure out so we blasted a white noise app which helped a little. Otherwise a very nice unit with all the amenities!

ParenteauGreat. Positive: Beautiful apartment well located and adapted to kids. Grocery shopping very close. The beach across the street was great Negative: Neighbors smoking weed on their balcony which brings the smell all the way to our apartment.The waiting time everytime you need your car. This mandatory valet parking is annoying and expensive.The 60USD amenities is not justified. Pool is functional but average.

JamesNegative: The only complaint we have is that you can no longer use the main pool when booking a residence. We loved that pool and the cabanas. Major disappointment when we had planned to do a pool day with cabana service. We were told we could buy pool passes for an extremely high price of $125 a person. Thats ridiculous.
