Located on a Sailboat Gulf access canal in the highly desirable SW Cape Coral neighborhood, you are minutes by boat to the river and then out to the Gulf. By car, you are short drive to downtown Cape Coral and the lively shopping, bar and restaurant district there. This 3-bedroom, 2-bathroom split-floor plan home is perfect for families, offering two living areas for you and the kids to spread out! The outdoor living space includes everything that makes Florida such a popular vacation destination - including your own private heated pool and boat dock!

Villa Florence, with almost 1,800 Sq Ft, sleeps up to 8 guests and offers:

There are two separate living spaces on either side of the home. The main living room, open to the kitchen and adjacent to the primary suite, offers a sofa, loveseat with full-size sleeper and a 65" Smart TV. The family room is off of the two guest bedrooms on the right side of the home. It features a queen sleeper sofa as well as additional seating, a Smart TV and double sliding glass doors with views of the pool area.

The well-equipped kitchen is toward the rear of the house and offers full-size stainless-steel appliances, two islands with bar stool seating for four guests, and a pass-thru window that opens out to the lanai - great for serving food to the kids while they're enjoying the outdoors! Cookware, dinnerware and many kitchen tools/small appliances are provided, including a drip coffee maker.

The primary suite is privately located on the left side of the home off the main living room and offers a King-sized bed, Smart TV, ceiling fan, and private access to the pool area with views of the water through the sliding glass doors. The beautifully updated ensuite bathroom features a double-sink vanity and an oversized walk-in shower with gorgeous marble tile.

Two additional bedrooms are located off of the family room on the right side of the home. The first room features a Queen-sized bed and private door to the pool area. The second bedroom features a Twin-sized daybed. Both guest rooms feature Smart TV's and ceiling fans.

The shared guest bathroom has a large walk-in shower with rainfall showerhead and doubles as a pool bath with an exterior door opening to the lanai.

All bed linens, bath and pool towels included.

The outdoor space is perfect for relaxing your days away! There you'll find a fully screened lanai with private, electric heated pool, where you can swim year-round; sundeck with multiple sunlounges; covered dining space with seating for 6; pass-thru dining window and eating bar opening into the kitchen; self-service propane grill (propane replacement is guest's responsibility, if needed.) Walk down to the dock and enjoy a cocktail under the tiki hut or take a chair down and just sit along the water.

Located on a Sailboat Gulf access canal, there are 2 single kayaks provided for you complimentary use. There are boat tie-ups for up to a 24' boat along the captain's walk and dock should you choose to rent one; boat lift is restricted to owner use only.

The owner has also provided 2 bikes for exploring the neighborhood, as well as beach gear.

Cape Coral is an ideal location for Southwest Florida vacationers. Shopping, dining and family friendly activities are abundant. Visitors can enjoy the extensive waterways and boating opportunities; beach lovers will enjoy the close proximity to the stunning Gulf beaches of Sanibel, Captiva, or Fort Myers Beach. You're a quick drive over the bridge to historic Fort Myers and it's up and coming downtown. A slightly further drive south will have you in Bonita Springs or Naples, where world-class dining, shopping, and lifestyles await you. Seasonally you can enjoy the Spring Training facilities of the Red Sox or the Twins within minutes of the Cape, and of course year-round golf, nature, and cultural activities as well.

This property is approximately 14 miles from Fort Myers Beach and 19 miles to RSW airport.

No smoking, including e-cigarettes, cigars, or pipes permitted anywhere on the property; this includes the home, garage or lanai.

Owner has installed exterior cameras on the front of the home for security and insurances purposes.

The home operates on an electronic door lock, allowing you to come and go without keys to keep track of.

No pets allowed.

Pool heaters don't run May-October. Local weather, sun, rain and daytime & nighttime temperatures will affect the actual pool temperatures and a static temperature is not guaranteed.

Please note: The tides change and neither the management company nor the owner of the home have any control over the water levels in the canals and are unable to guarantee specific water conditions and accessibility.

Minimum age to rent is 25. Please be prepared to show a government issued picture ID, matching the name the property is booked in, to a representative of the management company or property owner within 24 hours of check-in.

Please be aware, the City of Cape Coral has strict noise ordinance that they enforce without hesitation; any type of noise between the hours of 10pm – 8am is strictly prohibited.
