Prime location being only two minutes walk to Siesta Beach entrance from this attractive three bedroom, two bath florida ranch! You live around the ground level pool with ;arge patio doors from the two living areas and kitchen. The home has been freshened with a very nice decor and new furnishing. The pool deck and lanai has a white marble deck that gives it a great feel without getting to hot and a great look! Covered lanai with a comfortable outdoor entertaining sectional and fireplace table. Large stainless BBQ grill and screened cage area. Small patio outside of the screened cage for those that want to get every ray of the sun! Beach chairs and sunning lounges.
All new beds, mattresses and linens as of August 2023. Beach towels as well as linens and house towel. Well supplied kitchen with two deluxe coffee makers. Two car garage and a large circle driveway. Three cars allowed. You can hop on the free Siesta Key Trolleys just steps away to take you to your favorite spots or different sections of the Beach. Many restuarants and entertainment as well as Groceries stores in the two shopping areas of Siesta Key Village and Cresent Village. Just of either end of the key you can find all the conveniences that a quality small city would offer! Voted best beach and best place to live, many times, by national experts and Media News giants! Plan your friends and family vacation and treat them to this fun location that all will appreciate!

Very high quality small city with a unique feel. Gulf and Bay views abound and view locations to visit at most every area in Sarasot's coastal city.
Excellent shopping at quaint area with European style side walk dinning patios, One of the newest and most deluxe malls in the US at UTC mall off University Ave..
Reasonable drive to many Parks and Attractions for a day trip.
Safer area then many larger Florida cities.
It is almost always rated #1 or #2 beach in the US for a reason. They spent 23 million dollars on remodeling our beach amenities within the last few years. The critics say they can't give rate us 1st every year, but would if they could, as their ratings give a economic bust to the area.

Rules and suggestions-
Please keep volume of voices and kids screaming at the pool to a normal speaking level so as not to disturb the neighbors. I know this can be difficult as kids get excited, do your best.
The cleaning fee covers 8 hrs. of cleaning, linen service, window and patio cleaning plus products. If I get billed for more time then the extra time will be deducted from your damage deposit at $27 per hour.
Please rinse off all beach equipment and put back the way you found it in the garage.
Do not leave rented bicycles, scooters or carts in driveway, only garage with g. door kept down. Not even for short time as neighbors do not want it to look to touristy. Please be very conscious of this.
Please keep all beach gear, rented bikes or toys in the garage at all time with door down other then when coming and going.
Please shake out beach towels at beach as they hold a lot of our fine white crystal sand and ruin the washing machines plus cause a big mess in the house.
Rinse off in outside shower before using pool. Rinse heavy sand with hose on side of house.
Garbage day is early Wednesday morning so put it out to the curb on the l side of the house on Tuesday night.
No more then three cars allowed without consent of owner, please put one or two cars in the garage during your stay. This is a nice neighborhood and want to keep the neighbors happy.

Call me for instructions on how to use the pool. Reset heater after using so you are not heating the pool to spa temperatures. If not using the pool then we can reduce the required heat, especially winter months.
Cancellation Policy is strict, if owner or manager can book to another family then you will get refunded less 20% of Total Rent less the sales tax for a re-booking fee to the new renter.

Notes:
Four weeks are considered a month for Rating purposes when requesting a month rate.
The cancellation policy: Payments refunded if cancelled 90 days prior to your occupancy date. Less then 90 days the monies paid are not refundable but if the manager can book your rental dates then the owner will refund the balance after a 20% penalty of total rental.

About the owner: I oversee and manage the property for the owners. I have lived on Siesta Key for 36 years and know a lot about the key and willing to give you suggestions.
Why this property? A ground level home where you can really enjoy the pool and lanai going in and out of the home with ease. Watch your kids in the pool from living area.
So close to the beach that it makes it easy to go back to the house to catch lunch or short break. Short distance, almost like being in the parking lot, that close, to bring your things to the beach.
