ROOM DESCRIPTIONS:
FAMILY ROOM: Very spacious, features a 42' flat HD TV. Enjoy the panoramic view of the island and ocean. The slide glass door leads out to the balcony.
DINING ROOM: extra large farmhouse dining table, sit 10 people comfortably with an incredible view of the island and sunrise to the east.
KITCHEN: Fully stocked kitchen with blender, slow cooker, mixer, toaster, pancake griddle, coffee maker, kids' friendly dishes
MASTER BEDROOM: Has a private bath, garden tub, king bed, and TV.
Sliding glass door leads out to the balcony overlooking the Gulf of Mexico.
QUEEN BEDROOM: Queen bed, TV, and walk-in closet
BACK BEDROOM: The quietest place in the house, situated at the far end of the floor, sleeps 4 people, TV, large closet
2ND BATHROOM: full tub and shower, and vanity. It is situated off the dining room for easy access by family or guests.
PRIVATE BALCONY: Chase lounge, table with 4 chairs, features breathtaking views of the Gulf of Mexico and crystal-white beach below. The 11th-floor view puts you on level with the Blue Angels as they practice and perform during Angel Week in July, have breakfast at the table while overlooking the crystal emerald green water and white sugar sandy beach.
EXTRAS: Pack -n- Play, side bed rail, booster seat are available for your youngsters, kids' dishes & cups, no need to pack along. Board games for kids and adults. Unused outlets are covered for young children's safety. Washer/dryer, free WIFI COMMON AREA: features two huge pools, one heated during the Fall/Winter months, plus a hot Jacuzzi tub for relaxation. Ample chaise lounges, tables, and chairs are situated on the cool-surface pool deck for you to enjoy your day at the pool, as you listen to the waves on the beach which is steps away over the boardwalk.
GYM & SAUNA: A workout room and sauna are provided for those who want to maintain their regiment while at the beach.
RESERVATIONS: Require a $300 deposit at the time of booking. Balance due 45-days before check-in date.
CANCELLATION POLICY: If cancelled 60 days or more prior to the reservation check-in date, $200 cancellation fee will be charged against the deposit and the net deposit amount will be returned to Guest. If cancellation occurs within 60 days of the reservation check-in date, Guest will forfeit the full $300 deposit.

Its all about the beach and pool areas. We have been bringing our daughters to Pensacola Beach for the past 10 years. They enjoy the ocean during the day, and the pool area in the evenings. The boardwalk offers a great stroll through different shopping venues, and of course the great restaurants are always a treat. Other memorable items for the kids: Ice Cream seems to be everywhere, Dolphin sightings are common, and the white sand makes awesome sand castles.

CANCELLATION POLICY:
a. The Deposit: If a reservation is canceled sixty (60) days or more prior to the scheduled check-in date, a TWO HUNDRED and NO/100 DOLLARS ($200.00) cancellation fee will be charged against the Deposit, and the balance of the Deposit will be returned to Guest. If the reservation is canceled within sixty (60) days of the scheduled check-in date, the Guest will forfeit the Deposit in its entirety.
b. Full Payment for the Unit: If a reservation is canceled within sixty (60) days of the Guest’s scheduled check-in date, Guest shall forfeit the entire amount. The owner shall have no obligation to refund any amounts to Guest.
c. HURRICANE: The Total Rental Amount will be refunded on a pro-rata basis to Guest if the Santa Rosa Island Authority of Pensacola Beach declares that the island is unsafe and is closed to the public due to a hurricane or Guests have to evacuate because of a hurricane. By way of illustration, if the island has to be evacuated and is closed to the public for three (3) days of a scheduled six (6) day stay at the Unit, Guest shall be entitled to a refund of three (3) days of the Total Rental Amount. In the event such closure occurs before the scheduled check-in date, Guest shall be entitled to a full refund of both the Total Rental Amount and the Deposit. No refunds will be issued due to inclement weather conditions not resulting in closure of the island as discussed herein.
NOTE: The above rate does not include 12% tax and $400 refundable damage deposit.

Kim was great to work with and made our stay easy. She registered our vehicles so we had an easier check-in. Being an east corner unit it has great views on two walls. We're experienced beach people who used to live in this area. This condo is in a great location on Pensacola Beach, near the Boardwalk. Beach, access to restaurants, pools (2 + hot tub), it's got it all. This condo is on the 11th floor with windows on 3 sides with amazing views. The hostess was in contact regularly and when we had a door combination problem, she had someone there to help in minutes. The condo was clean, well-equipped with dishes, appliances, little things like coffee filters were there, and there were beach chairs in the condo that worked out fine for us. Very nice condo on the beach and we had a great time there - I'm happy to recommend it. We'll probably stay here on our next visit. Kim was a pleasure to work with.

We stayed at this condo for the past 3 weeks and couldn’t have felt more at home. Breathtaking sunrises every morning and long walks on pristine white sand beaches made each day better than the one before. We saw dolphins from the balcony as the view is unbelievable. The owner was very communicative and offered assistance if we needed anything. Washer and dryer are in the unit as well as drip coffee and Kuerig machines. New beach chairs and umbrellas are provided which we used each day. Property is gated and access code is required to enter both the parking area and the building which made us feel extremely safe. There are 2 outdoor pools and a hot tub as well as a small gym. There are many restaurants, various tours, boat and kayak rentals as well as shops all within walking distance that were very convenient. Pensacola Airport is less than 30 minutes away. Day trips into Pensacola, Ft Pickens and other historical sites are a short car ride away. We can’t say enough about this property and are looking forward to our return trip.

My family vacations in Pensacola every summer, usually staying at one of the local hotels. We decided to stay at this incredible condo this year and it made our holiday such a great family experience. We were much more comfortable, shared time in the well-appointed kitchen preparing meals and enjoyed our evenings in the spacious living areas. Kim was a gracious hostess, she was so easy to work with and exceptionally accommodating. The condo is gorgeous with an upscale vibe, and it has so many little extra touches that make it comfortable, welcoming and homey. The entire property is very well maintained, with two pools, a hot tub and fitness center. The location is ideal, within walking distance to all of our favorite restaurants and shops. We simply could not have been happier with this venue!

I am having a very hard time leaving this awesome and peaceful space that Kim shares with her rental guests. But after delaying my departure twice, I must exhale and return home to Georgia.Renting a condo in a high rise building was an adventure for me in it self, but nothing could have prepared me for the breathtaking view from this 11th floor corner unit. The gulf puts on a show all day everyday and this condo gives you a front row seat of the gulf, island and sound. And, oh yes of course the unit has very comfortable beds, lovely bedsheets, clean bathrooms and a super roomy refrigerator with water and ice service on the door! The kitchen is well stocked with just what you need, plus a little extra. The unit is super spacious but the floor plan and furniture arrangement make the space open and inviting. Well, I guess you can tell I really, really like Kim’s “ Home Away from Home”. Renting directly from her was super easy. She was responsive and most helpful both before and after arrival. The heated pool and hot tub were very nice. The building was well maintained and Wifi was way faster than at house in Georgia. Hope to return again....you will too.
