A light-flooded and modern equipped villa, at the end of a saltwater canal (very quiet location without through traffic) with direct access to the Gulf of Mexico (Gulf Access) without locks.
The villa is located on an approx. 10764 sqft large property and is situated in a preferred, quiet “South East ” location of Cape Coral.
The south facing pool area offers enough sun all day long, which you will enjoy especially in the winter months, and is still, for the hotter summer months through the partially covered patio pleasant to enjoy.
The villa offers on approx. 1830 sqft, 3 bedrooms with two bathrooms and additionally an outdoor shower and toilet, a spacious living room with 55” Full-HD Smart TV, stereo and Blue-Ray player, as well as a large panoramic patio door to the approx. 1507 sqft pool area which invites you to relax and feel good.
Dining room for 6 people and a new, fully equipped kitchen with small breakfast nook for 4 people.
Further the kitchen has a stove, oven, microwave, refrigerator with icemaker, toaster and kettle.
Washing machine and dryer are located in the “Laundry”.

Prices are based on occupancy up to 2 persons.
Each additional person will be charged $120 per week in high season.

Terms of payment
25% deposit after signing the contract.
Final payment and deposit 8 weeks before rental start.
You will receive the payment schedule with the conclusion of the contract.
Final cleaning
Final cleaning $180 is to be paid on site to the property management.
Cleaning fee for one dog, additional $250 plus 11.5% Florida Tax.
Electricity
Electricity is included with $25 per week.
If the additional consumption exceeds 20% of the usual usage, it will be deducted from the deposit and charged with $0.17 per KwH.

Bank transfer to a German bank or US account.
