While we would love to accept every inquiry, we operate on a first booked, first committed basis only. The unit is considered committed once a signed rental agreement is executed. It is then removed from the calendar for the dates agreed upon.
In addition to a signed rental agreement, we do require a refundable damage/security deposit. The only typical fee is the third party cleaning company fee, which is deducted from the security deposit prior to its return.

All Taxes are included in the weekly rates.
Rates are subject to change. A signed rental agreement is required for each booking. A refundable security damage deposit is required, from which the $100 cleaning fee will be deducted prior to its balance being returned (subject to the terms of the rental agreement). **If the stay is for more than three weeks, the post stay cleaning fee is increased to $110 per stay. All online bookings are subject to an executed rental agreement being completed. We no longer accept verbal bookings. Only a valid submitted rental agreement will hold each set of dates per unit. The terms of that agreement take precedence over any online statements from website or listing.
We prefer personal or bank checks to be used for payments as we no longer accept credit cards due to high fees. We can accept PayPal payments, however if the guest chooses that method, PayPal charges a 4% fee if International or a 3% fee if domestic to the recipient. Guests will need to up the payment total by the 3 or 4% accordingly if using PayPal. All rates are subject to change!

Stayed here in between hurricanes. Condo is right on the beach. Great views. Beautiful furnishings and comfortable bed. Owner provided us with beach chairs, beach towels and umbrella which helped tremendously cause we couldn't bring our own. Newer stove and fridge. All the little extras of home - well equipped kitchen. New frying pans with NO STICK that actually didn't. Pool was being fixed after Hurricane Helene, but we had the warm gulf to swim in and plentiful shells on the beach. Mandatory evacuation due to Hurricane Milton so stay was cut short. Owner refunded the days we had to leave early. Couldn't have had a nicer owner to deal with. We would absolutely re-rent this 5-star accommodation. Perfect location!!!!!

Wonderful unit. We has no complaints. We were surprised by the amount of devastation left by hurricane Ian. Other than a small beach area the condo did not seem to be affected. We still had plenty of resturants to visit but missed the beauty of the architecture on the island. We had a very ice pool area.

My stay at EBTC was fabulous as always. Happy to see the bathrooms nearly completed by the pool in building A. Pool was a welcome reprise to the hot weather. Still no security on front doors, but know that they are working on that. Laundry facilities are great and love the ability to pay from phone. Condo was perfect and had everything that we needed. Renting from Derald is always a pleasure and his units are well maintained and have everything that is needed. Derald is always so attentive and responsive if ypu ever need anything. Beach was not great this visit, water very dirty and murky, and seaweed was very bad. In addition to that, there was a very bad smell I am assuming from the mangroves and due to the heat and humidity. Those are all things that are uncontrollable and part of nature. I really love FMB, and look forward to many more visits and hope that more things start to open.

Great accommodations and includes a wonderful beach to walk. The view and proximity to the beach is awesome! The unit is comfortable and included everything needed for a vacation. It's well appointed, with a nice balcony to enjoy the beach and Gulf view. There's still a lot of work to be done in the area due to hurricane Ian, the island is coming back bit by bit and it's great to see the progress. The bed is comfortable, as is the living area furniture. The host is quite accommodating and easy to work with. The pool is fantastic and everyone I met very friendly.

This is the 8 time that we have stayed at EBTC and this condo was one of the best we have stayed in!. Very well appointed and quiet. We loved that we were just a few steps from the beach. The pool is in the next building over which was fine...not too far to walk and kept the noise of the unit down. Being on the 2nd floor, we were nearer the ground than we have ever stayed but did not find that to be an issue at all. We loved that they gave us a change of both bed linens and bath towels...most units don't do that. Condo could use better cookware...and some lids for the pans would be nice...but really, it was just lovely over all! They even had a blender in the kitchen which was great!We will definitely be coming back and would be happy to work with Mr. Boggs again!

We really enjoyed our stay in this condo. The views and proximity to the beach are wonderful! It came with all the basic amenities we needed during our stay. The bed was comfortable...although we would have enjoyed a few more pillows. We also liked the decor and colors of the unit. The pool was a fabulous place to relax and hang out.

We have been coming to Estero Beach a Tennis Club for several years. We found this condo and decided to give a lower unit a try. It is only on the 2 floor, but the views are still lovely and the condo was well appointed. Kitchen items are all there, but several are of the thrift store value so don't come expecting a chef's kitchen...that being said, we were still able to take care of all of our basic cooking needs, and the remodeled kitchen provided plenty of counter space! We will continue to come to EBTC and would be happy to recommend this unit to someone desiring a nice place. You can't beat being steps from the beach!!!

Crystal R.Relaxing Week
My husband and I spent a week in this condo and felt very comfortable here. The location is excellent with it being on the south end of the beach. It was quiet compared to the north end. The beach was never overcrowded and there were shells galore. The unit itself was stocked with the few essentials we needed for the week. The only complaint we had was that the bed was more firm than our liking but others may prefer this. We would definitely consider this rental again in the future.

Unit was as pictured. Nicely done and not a lot of extra furniture to stumble over as in some of the others that we've stayed at in Estero Beach &TC complex. Comfy king bed, decent linens. All the units at EB & TC are small, more set for 2 people. If you have 4, someone is sleeping on a sofa bed and you'd be on top of each other. Personally, I'd prefer two recliners in the unit vs a sofa bed to sit on, but I realize they need to sell it as a "fits 4" vs. 2. Clean dishes and lots of cookware and all in decent shape which is a plus! The outside barstool height chairs are great. You can actually sit out there and SEE over the railing. This was our first time in Bldg C and the only drawback of this unit, is the neighboring condo is RIGHT there. They see your every move! I nice view of both the water and of the parking lot. The worst part of our stay was the SMOKERS! Units 904 and 1104 smoked on their deck constantly so it ruined our outdoor time. This unit, 1003, is on the corner, so the smoke just sucked back around and stunk! It's suppose to be a non --smoking complex, but there's no way to control it. Security is only there in late afternoon - to evening! This is no reflection on the unit owners, just to note of the complex.

The owner was easy to communicate with from start to finish of the process. The condo was clean, fresh, stocked with all necessary supplies. There were directions for use of all items that needed instructions The views both north and south on the beach were beautiful looking out from the veranda over the mangroves. There was a "honey-hole" of bird activity not far from the unit. Close to dining, drug store, and 7-Eleven. The price was right for enjoying a 2-week stay.

Lived up to all expectations. Immaculate, fully equipped with everything one might need, beautiful view and location. Only have one regret , we waited too long to try Heavenly Biscuit ! Would have gone every other day if we only knew how wonderfully delicious !

Unfortunately we no longer supply Beach Umbrellas due to the high maintenance involved with the Salt water, the sand and winds that can occur. Also transport issues to and from the Beach. That being said, some guests leave them in the units, but we do not guarantee that each unit has one.
The builders of this building did not put in provisions for laundry in the individual units. There are common area laundries under each building. These are coin operated facilities.
Right across the street is Santini plaza with some very good restaurants. Good breakfast places. They have a liquor store as well.
