Midnight Cove is located just north of Stickney Point Road where it intersects with the main thoroughfare, Midnight Pass Road, offering easy access onto and off this increasingly popular tourist destination, an 8 miles long barrier island just offshore of Sarasota, with the Intra-Coastal Waterway of Roberts Bay and Little Sarasota Bay on the east side, and the azure waters of the Gulf of Mexico and Crescent Beach on the west side, with some of the most beautiful, soft, pristine white quartz sand in the world. This ideal location also puts Midnight Cove in the center of Crescent Beach, and for your added convenience, near 3 Shopping Centers within walking distance, a full service grocery store with a deli counter offering both hot and cold foods directly across the street, a nearby drug store with a post office and PC's available, a courier service, an assortment of stores, shops, boutiques, and salons, a liquor store, fine restaurants and entertainment, and seafood houses, even a marina with boat, kayak, jet-ski, scooter, scooter car, and bike rentals, and fishing and para-sailing charters also available.
Crescent Beach and the Gulf of Mexico access is across Midnight Pass Road and through the Midnight Cove gulf side property, just a 5 minute walk to a private piece of the crystal sands of Crescent Beach.
Crescent Beach, in the middle of Siesta Key, offers lush, white sands, azure waters, and stunning sunsets, but it is relatively secluded and quiet, With a more laid-back atmosphere. Located just south of Siesta Beach, the beach scene here tends to be more peaceful and private. Crescent Beach, noted for its crescent shape, extends for 2 ½ miles from the northern tip of Siesta Key, south past Siesta Beach to Point of Rocks, a lovely snorkeling and diving area that is rich with coral rock formations, unusual outcropping of flat, smooth, limestone rock extending for some distance out into the shallow water, as well as home to colorful and abundant marine life. There are no lifeguards or restroom facilities available to the public on Crescent Beach. The shallow water depth in the near shore area, makes this one of the safest beaches in the County and great for small children. There is only 1 public access to the beach, and parking is thankfully very limited, and any parking on the local streets is prohibited. Most of the people seen on Crescent Beach are either guests of the many beach and bayside resorts, or locals who took the S.C.A.T. Bus, walked or biked to the beach. A walk at a leisurely pace from Point-of-Rocks at one end of the beach, past Siesta Beach to the north end and back, would take about 1¾ to 2 hours, depending on how often you stopped to look at the many shore birds you meet along the way.

Reservation Cancellation & Travel Restrictions:
A cancellation request must be made by LESSEE(S) in writing and acknowledged by the LESSOR.
For reservations of less than 3 weeks: if a cancellation is made by LESSEE(S) more than 90 days prior to arrival date, a refund will be made minus a 15% cancellation fee.
In the event of a less than 90 days notification, all rental deposits by LESSEE(S) are forfeit.
No change in dates shortening the stay is allowed within 90 days from arrival date without loss of all deposits paid.
All deposits made on reservations for 3 weeks or more are non-refundable at anytime for any reason if cancelling.
If there are TRAVEL RESTRICTIONS for domestic travel imposed by authorities during COVID-19, or any other declared worldwide pandemic, guests can cancel their original reservation and receive a 100% credit to rebook their reservation at the same property for a future date, up to 12 months from the date of their original reservation arrival date.
Re-booking the reservation is the guest’s responsibility, and proof of travel restrictions must be provided.
If the credit is not used in its entirety during one future reservation, the guest may apply the remaining credit for a second reservation, but also must arrive and depart within 12 months of the original reservation arrival date.
If the credit does not cover the future reservation total cost, the guest is responsible for paying the difference.
Reservations will be made on a “first come first serve” basis, and availability could become limited over time.
Waiver and Release of Liability:
LESSOR does not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused as a result of the use of the condo including the pools, tennis courts, or any other common area on the Siesta Breakers property.
By renting Midnight Cove #714, the LESSEE(S) and any guests, including but not limited to family members, relatives, friends, and visitors shall have no claim against the LESSOR for injury damages or loss sustained directly or indirectly, in or about the Midnight Cove #714 premises and the Midnight Cove properties, and voluntarily agree to assume all of the foregoing risks and accept sole responsibility for any injury related to exposure to COVID-19 or any other viral pathogen in the future (including but not limited to personal injury, permanent disability, and death) illness, damage, loss, claim, liability, or expense, of any kind, that LESSEE(S), family members, relatives, friends, and visitors may experience or incur in connection with LESSEE(S) rental of Midnight Cove #714 and use of the guest amenities on the Midnight Cove properties.
The LESSEE(S) and any other person associated with the LESSEE(S) including but not limited to family members, relatives, friends, and visitors shall have no claim against the LESSOR for injury, damages or loss sustained directly or in-directly in or about the Midnight Cove #714 premises for any act or omission of the LESSOR including but not limited to cleaner, maintenance person, handyman, save from that arising due to active and actionable negligence or willful misconduct.
The LESSOR cannot be held responsible for loss of mains services, or failure of appliances nor for the consequences of the actions taken in the vicinity of the property by any authority over which there is no control of.
The LESSOR cannot be held responsible for any ongoing construction, alterations to existing homes, or any noise as a result thereof on or around the community.
The LESSOR accepts no responsibility for, and shall not be liable in respect of loss, damage or delay which is caused by events outside the homeowner's control. For example adverse weather conditions, airport closures, war, terrorism, earthquakes, floods or strikes.
The properties have swimming pools and the LESSOR does not accept any liability whatsoever for injury including death however caused, as a result of the use of the swimming pools. There is no lifeguard on duty and guests agree to use the pools at their own risk and not allow unsupervised children to use the pools. No diving, running or jumping is allowed in the swimming pools and surrounding area.
Mechanical & Appliance Failure:
No refunds or discounts will be provided for any maintenance issues that occur in the unit, or any maintenance project activity on the Midnight Cove properties, or nearby, as they are beyond LESSOR’S control.
Please report any deficiencies, damages or malfunction in the unit to the LESSOR as soon as possible.
LESSOR cannot guarantee against unforeseen failures such as the supply of electricity, water, pool and sauna equipment, heating, air conditioning, ceiling fans, telephone, TV’s, DVD/VCR, cable service or other appliances. However, unexpected breakdowns can occur at any time.
LESSOR will do everything possible to keep all equipment in satisfactory working condition, however it is impossible to guarantee that all appliances will be in working order 100% of the time. Any deficiencies will be corrected as soon as humanly possible. LESSOR will use best efforts to have the mechanical or appliance failures corrected as soon as possible, but cannot control the scheduling of outside service contractors. LESSOR shall have the right to arrange, inspect and make repairs during rental period at reasonable hours.
Occasionally, the Midnight Cove Association Inc will be required to perform necessary maintenance projects on the property during various times of the year. Maintenance staff will do the best they can not to disturb the LESSEE(S) vacation, however there is no guarantee that maintenance will not be performed on the property during LESSEE(S) stay.
Acts of Nature Policy (non-negotiable):
In the event of severe weather conditions (hurricanes, tropical storms, and tornados), red tide or similar poor water conditions, or any other acts of nature, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED.
Under Florida law, establishments are not required to issue refunds for prepaid reservations unless rental cancellation terms state otherwise.
Severe Weather Conditions (Hurricanes, Tropical Storms & Tornados) & Mandatory Evacuations:
In the event that the unit becomes unavailable or uninhabitable due to naturally occurring events or entities, such as severe weather conditions (hurricanes, tropical storms, and tornados), and mandatory evacuations, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures.
Any deposits and pre-paid rent will not be refundable, so it is highly recommended that travel/trip cancellation insurance is purchased to cover financial losses from cancellations.
Officially the Atlantic Hurricane season is June 1 to November 30th. However, the most probable time for hurricanes is from mid-September to mid-October.
Red Tide or Similar Poor Water Conditions:
In the event that during your stay there is an occurrence of red tide, or red tide is present upon arrival, COMPENSATION OR RESCHEDULING OF RENTAL ARE NOT OFFERED to non-arrivals or for early departures.
No compensation or rescheduling of rental are offered for the inconvenience of red tide or similar poor water conditions on Crescent Beach in Siesta Key, or the surrounding areas.

Two bridges link Siesta Key to the mainland, allowing it to remain an uncomplicated natural paradise without sacrificing the amenities of contemporary life. The north bridge, Siesta Drive, is within the City of Sarasota and provides convenient access to the city, its business and arts districts, and to the Sarasota/Bradenton International Airport via US Highway 41. The south bridge, Stickney Point Road, provides access to south Sarasota County and a direct route to Interstate 75.
On the east side of the island is Sarasota Bay and Florida's intra-coastal waterway. Siesta Beach (public) is located to the north of the island, off Midnight Pass Road, and is ¾ of a mile long, offering the same lush, white sands, azure waters, and stunning sunsets. If you're staying on Siesta Key, there are plenty of public access points to the public beach so it's a short walk from most of the north end of the key. Beyond the fire station near the intersection of Midnight Pass Road and Beach Road, the next public beach access south is near Stickney Point Road. Siesta Beach is within easy walking distance of Siesta Village, about 2 miles away, with many quaint shops, restaurants and nightly entertainment.
Turtle Beach (public) is located on Midnight Pass Road near the south end of Siesta Key and is known for its shelling, fishing, and surfing. This beach is completely separate from the crowds up at Siesta Beach, and it is far less commercial and much quieter. This 14 acre beach has 2,400 linear feet of gulf beach frontage. Turtle Beach is a narrow beach with a steeper incline, and with darker sand, browner and with a greater shell consistency than on Crescent Beach and Siesta Beach to the north. It is less crowded than Siesta Beach, and offers plenty of free parking. This area has restaurants, shopping and a few local night spots nearby. A short ½ mile walk south offers access to Palmer Point Beach on Casey Key.
The beach`s many amenities include restrooms, a building for meetings, free boat launch area, small and large picnic shelters, beach volleyball court, horseshoe pit, playground equipment, showers, and fishing is permitted in the adjacent Blind Pass Lagoon which connects to Little Sarasota Bay. Turtle Beach also has a newly installed lifeguard stand.
This beach is also home to many nesting sea turtles, and their natural habitat and nests, are protected by law.
