From this prime location, you'll have easy access to nightly live entertainment, golf courses, restaurants, boutique shopping, recreation centers, and everything that makes The Villages, Florida one of the nation's premier active adult communities.

For Dec-Apr rentals, 1st month rent in full + security deposit is due 90 days prior to occupancy, remainder is due 30 days before check-in.
For May- Nov rentals, a deposit of 50% is due 90 days from rental, or upon booking if less than 90 days to rental. The remaining balance is due 30 days before check-in. Security Deposit ($500) is due at time of booking.
Cancellation Policy: All cancellations will be given the option to rebook for another date as not to lose any funds. Travelers who cancel at least 120 days before check-in will get back 100% of the amount they’ve paid. A traveler who cancels at least 90 days before check-in will get back a minimum of 50% of the total rent. Travelers who cancel closer than 60 days before check-in will receive no refund if owner cannot re-rent for the same term/rate. In all cases, if the property is able to be re-rented for the same rate, a full return or difference in rental rate is provided. Owner makes good faith effort to re-rent property and return all funds. Security Deposits are returned within 30 days of vacancy per Florida law.

Please note that this home is self catering. We will supply you with the first night's necessities including a roll of toilet paper, paper towels, and hand soap. But, you will need to purchase any basics that you will need throughout your stay.

There are also 3,500+ clubs in The Villages which allow you to participate in anything from photography to dance lessons.
Our home is located less than 1 mile from Spanish Springs Town Square which hosts nightly live music, dancing, drink specials, and plenty of restaurants.
One of the best parts of staying in The Villages, Florida is how easy it is to get around by golf cart. While many nearby attractions are within walking distance, most guests prefer to hop in the included golf cart and enjoy the scenic ride.
Spanish Springs Town Square is located approximately one mile from the home... just a quick 5-minute golf cart ride away. There you can enjoy free nightly live entertainment, dancing, restaurants, boutique shopping, coffee shops, and year-round events.
For everyday conveniences, Walmart is just 2 miles away and is accessible by The Villages' golf cart paths, making it easy to pick up groceries, household essentials, or anything else you may need without ever getting in your car.
Even closer to the home, you'll find a variety of recreational amenities, including an outdoor fitness park, walking trails, a peaceful picnic area overlooking the pond, an archery range, softball fields, bocce courts, pickleball courts, tennis courts, and several nearby churches.

Whether you're looking for a quick breakfast before teeing off, a casual lunch after exploring, or a relaxing dinner with live music, you'll find plenty of delicious choices just minutes from the house.
Start your morning with one of our favorite local spots. Brooklyn Water Bagels is perfect for a quick breakfast and fresh coffee before heading out for the day. If you're in the mood for a leisurely sit-down meal, Perkins Restaurant & Bakery is always a reliable choice with generous portions and classic breakfast favorites. You'll also find familiar favorites like Panera Bread, Dunkin', and Denny's all within just a couple of miles of the home.
For lunch, we highly recommend Orange Blossom Hills Golf & Country Club, located right in the neighborhood. It's one of our favorite places to enjoy a relaxing meal overlooking the golf course. If you're craving a great sandwich, Potbelly Sandwich Works is always a solid choice. And if you're in the mood for Chinese cuisine, Koyame Asian Express serves one of our favorite lunch specials in the area.
Dinner is one of our favorite times to head to the Town Squares. Spanish Springs Town Square, Lake Sumter Landing, and Brownwood Paddock Square all offer a wonderful selection of restaurants ranging from casual dining to upscale favorites. Grab a table on an outdoor patio, enjoy a delicious meal, then stroll over to the square to experience the FREE nightly live music and dancing. It's one of the signature experiences that makes The Villages, Florida such a special place to visit.
Of course, these are just a few of our personal favorites. With hundreds of restaurants throughout The Villages and the surrounding area, you'll never run out of new places to discover during your stay!
The Villages has 14 championship golf courses and 35 executive golf courses to choose from. We have over 100 pools with adult pools, family pools and priority pools (Olympic sized pool). We are 1 1/2 hours from the West and East coast beaches. There are agencies in the area that take bus tours to the beach.
You really do not need a car when you visit The Villages because you can get to nearly everywhere in a golf cart. There are three town squares with entertainment and shopping every night. Grocery and clothing shops are less than a mile away.
The Villages is very difficult to explain to people until you experience it. Once you have you will want to return, no matter what your age!
Our home is conveniently located approximately **one mile from Spanish Springs Town Square** and about **three miles from Lake Sumter Landing Market Square**. Your rental includes the use of our golf cart, making it easy to explore The Villages and enjoy nearby shopping, dining, recreation, and entertainment.
All utilities are included in the rental price, including cable TV, high-speed Wi-Fi, electricity, water, yard maintenance, and pest control. We also provide **two Villages Guest ID cards**, which allow guests to access many of the community amenities, including pools, golf courses, and recreation centers.
There are hundreds of activities to enjoy throughout The Villages—far too many to list! Let us know what interests you, and we’ll be happy to help you find activities, clubs, or amenities that match your preferences.
A few of the many options include more than 50 golf courses, including 12 championship courses with country clubs, 40 executive courses, and two specialty golf courses. The Villages also offers numerous recreation centers with swimming pools, along with nightly live entertainment and dancing at all three town squares.
Sports and recreational activities include pickleball, bocce ball, baseball, archery, bowling, bicycling, shuffleboard, horseshoes, billiards, and much more. Guests can also enjoy card games, bingo, arts and crafts, line dancing, community theater performances, art shows, farmers markets, car shows, market nights, and seasonal polo matches.
Dining and shopping options are plentiful throughout The Villages. You’ll find hundreds of restaurants in and around the community, along with dining at many of the local country clubs. Please note that rentals during the winter season require a **three-month minimum stay for January, February, and March**.

Travel Insurance: We highly recommend you purchase travel insurance to cover you in the event of illness, flight delays/cancellations, etc. Hurricane season in Florida is from June 1-November 30; we cannot refund for trips interrupted by hurricanes or weather. We have a strict cancelation policy.
Mail/Amazon Packages: We do not offer the mailbox key to tenants so if you want to receive mail or packages we recommend renting a PO Box at the UPS Store. You can also have Amazon packages delivered to an Amazon locker, the closest Amazon Lockers are located at Home Depot which is 1 mile from the home. We are not responsible for any mail or packages.
Smoking: No smoking on the premises. There is a $500 charge for smoking in/on the property.
Pets: No pets allowed
Supplies: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough left for at least a three-night stay for your convenience. If supplies run out and are needed during your stay, you are responsible for purchasing anything additional.
Repairs/Maintenance/Damage: If anything needs to be repaired, maintained, or damaged during your stay, please inform us at your first opportunity. We are very responsive and quick to resolve any issues for our guests.
Golf Cart: As a courtesy, we offer a FREE golf cart to use during your stay. If you use the golf cart, you agree to take full responsibility and liability for the golf cart during your stay. You must have a valid driver's license and be at least 18 years old to use the golf cart at this property. If the golf cart isn't available due to maintenance, damage, etc., we will not offer reimbursement, refunds, or pay for a replacement. Again, you are fully responsible for any damage to the golf cart or injuries to yourself or others. By using the golf cart, you agree to the above.

This was perfect for my needs. I wanted to buy a house in the area and needed somewhere to stay while I bought a property. This rental was in an excellent location in The Villages. It was close to all major stores like Sam's Club, Home Depot, Lowes, as well as grocery stores and many, many restaurants. No other location in The Villages has so many concentrated shopping facilities. The rental was a bit older, but that was refleted in the excellent price. I especially enjoyed the wide front screened in porch on the front of the unit. Lovely place to sit in the mornings before the heat of the day moved in.

This place is in a perfect location. Everything you will probably want is within 10 minutes by golf cart! Golf, restaurants, stores, recreation centers, pool, miniature golf, walking trails, archery range… Dale is very responsive to solve any problems and very helpful providing information about the villages. Accommodations are dated, but we would definitely stay again.
