Eileen’s cottage house was amazing! Everything you could possible need was included with our stay. Golf cart, e-bikes, bikes, ice chest, wagon, beach chairs, beach toys, and more all included!! The cottage was very nice and clean. Great location to many restaurants and seaside. We would definitely cone back!

The Attention to Details!

The is a must book carriage house for the perfect home away from home! Eileen has thought of every detail to make your stay magical…coffee, beach towels, golf cart, beach toys, ebikes, ice, grill, beach cart(my husbands favorite!) and so much more! Love the location too…golf cart away from the best ice cream at the Blue Mountain creamery, Grace’s pizza shop, and Black Bear coffee and bread company. You’ll create so many memories here!

Dream Vacation at the 30A Carriage House

Eileen & Shawn’s Carriage house stay was the perfect way to visit the 30A area. The carriage house was THE cleanest rental we have ever stayed at and we very much appreciated the attention to detail. The rental also came equipped with everything you could possibly need for a trip to the beach! The bikes, golf cart, coolers, and towels were so nice to have access to during our stay and truly added to our overall experience. Eileen and Shawn were both extremely friendly during booking and our stay. Always communicated quickly and have very detailed guides both in email and binders in the house if any questions come up. I would recommend our stay to anyone looking to stay in the 30A area. Perfect spot to visit the neighboring towns and quick walk to the beach! Thank you for such an amazing stay!

Beach Therapy 30A

This carriage house was just right for us. It was very clean and included everything we needed. The golf cart was a plus. Everything needed for the beach was also furnished and access was close by. Excellent location in the heart of 30A. Shawn and Eileen are very hospitable! We enjoyed the quaint carriage house for our honeymoon and all the amenities that come with it! Everything you need and more!

Awesome place! Lots of thoughtful details such as pink grapefruit scented hand soap and lotion, thick absorbent towels, plenty of pillows, bag of ice in the freezer, fully stocked kitchen, two AC units with remotes, two Smart TVs with remotes, and so many others I don’t have room to mention. Tons of amenities in this community including a golf cart to go nearly everywhere, bicycles if you also want some exercise, a walking path to the beach, two pools (one heated), a paved walking/bike trail across the street, etc. Eileen and Shawn are terrific hosts and readily available to ask questions or verify information. Our small dog was permitted for a fee so we were thrilled to have her with us. She loved the beach! The carriage house was set-up for our pooch which made us less worried about caring for someone else’s property, including furniture covers, dog bed, dishes, and biscuit treats. Location is ideal — Grayton Beach is close to restaurants, shopping, and activities on the Emerald Coast. Squeaky clean — completely stripped and sanitized between guests. Only addition I can think of is a full length mirror for those of us with vanity as an issue. We would do well to stay here again! Highly recommend to those looking for a restful, relaxing time away from home.

Fave place to stay on 30A!

Our family was so happy to return to Eileen and Sean’s carriage house. Eileen and Sean truly make it so easy and stress free. We love the location on 30A and the convenient access to the {private} beach. It is also a quick drive to some of our favorite restaurants on 30A. We are so appreciative of the pride of ownership that continues to show--the carriage house was spotless with new and easy-to-use appliances. Everything was set-up for us, and the only thing we needed to do was get groceries. They provide beach toys, chairs, and towels. Having two pools to come back to after a day at the beach was such a bonus for our kids. We can't say enough great things about staying at this location. And we're already looking forward to our next visit.

Great Vacay

Carriage house was clean and cute. All the amenities were provide, bikes, beach toys, a beach wagon, and even a golf cart! There were shops and restaurants close by. Eileen and Shawn were very welcoming and concerned that we were comfortable for our stay. I would definitely recommend staying here!

Just book it!!

My family has been coming down to 30A annually or semiannually since 2016. This was one of our best stays! My 12 year-old daughter and I stayed here to celebrate her birthday. The carriage house was stocked with everything we needed - we flew in from Atlanta and didn’t have to bring anything else except our carryon bags! Eileen and Shawn were gracious hosts and have thought of everything. We used the provided bikes to go to Grayton Beach for lunch. We used their beach wagon, chairs and towels to spend the afternoon at the beach (was not crowded and accessed through gated boardwalk). We used the included golf cart multiple times a day to go to Bad Ass Coffee, Grayton Seafood for a birthday dinner, and Seaside for shopping and lunch. We also went to the neighborhood pools two afternoons. The carriage house was absolutely spotless! Eileen’s communication was perfect, and we are so grateful that we found this gem. We can’t wait to go back and highly recommend booking - you won’t be disappointed!

Great Beach Trip

We had a great time at Beach Therapy 30A. The hosts were very accommodating and friendly. Everything you need is provided. Eileen provides all the beach toys, bikes, chairs, boogey boards, umbrella, ice, toiletries, kitchen needs and I could go on and on. -And the golf cart was great, we only drove 2 times. We really didn’t need our car. There is food and fun within walking distance. We hope to be back. Thanks for a wonderful week!

Wonderful stay!!

Eileen and Shawn were amazing hosts. We felt so welcomed. Everything about our stay was exceptional and easy. The carriage house was extremely clean and well stocked with anything you may need. Best Place EVER!!!

We had the opportunity to stay in Sean and Eileen’s carriage house during our recent family vacation and it was the perfect piece of paradise! Not to mention that Sean and Eileen were the perfect hosts!!! The house was not only beautiful it was stocked with all of the things one may easily forget while packing. AND we had a little happy waiting on us, an insulated beverage cup and can cooler. WOW! We have vacationed in different parts of 30A for the last several years and this has by far been our favorite. Great stay!

We enjoyed our stay at beach therapy 30a! It was a quiet area with tennis courts, pools. The golf cart was a hit with our kids who loved the nightly ride to the ice cream shop that was very close! Perfect getaway!

Beach Therapy 30A is just that … therapy for your soul! After a two-year hiatus from 30-A, this was a great welcome back to our favorite beaches! Eileen and Shawn are wonderful hosts and the space was perfect for my husband, myself and our pup! They even have dog treats! They have thought of everything! Beautiful furnishings, comfy bed, nice screened porch and even a little fenced area for the dog. We didn’t cook but there’s everything there if you wanted to. The golf cart is great for getting to the beach and around 30A quickly and without having to use your car. We had a perfect week, thanks to our great hosts and wonderful accommodations! We will be back!

Fabulous!

My husband , I and our dog had the most relaxing east beach vacay!! It was so nice not to have to run out or bring coffee/filters, paper towels, toilet paper, trash bags ,salt/pepper, sponges, dishwashing detergent , even dog poop bags!!! Everything you could think of was pretty much available for use!! The bed was quite comfy. The neighborhood is quiet. Beach access was easy with very little crowd. Restaurants close by with golf cart provided/street ready!!! Best if all…..our hosts always available if needed, brought us special treats too!!! You can’t go wrong!!

Fantastic Stay on 30A

You will not be disappointed when you book your getaway at Beach Therapy 30A. The owners take such pride in the property and it shows in their attention to detail with everything from a comfortable bed & sofabed, top of the line appliances, soaps/shampoos, linens, etc. This was BY FAR, the cleanest property we've ever stayed at.They have thought of EVERYTHING, so all you have to do is pack your beach apparel and enjoy your time.And we were also made to feel so welcome by the owners. The access to the beach was extremely easy and literally across the street from the complex. Having a heated pool available is also key, especially if you travel in March like we did. Our boys enjoyed swimming for hours in the warm pool after being at the beach. We are excited to stay again at Beach Therapy 30A on our next trip to 30A!

A Dream Vacay in a Quiet Neighborhood

FIVE STARS - wish I could give it six!! My husband and I had a very relaxing and cozy time in this sparkling clean carriage house! Eileen thought of every comfort and amenity we could possible need for a beach vacay - all we needed to do was show up and relax! Golf cart, bikes, beach gear, restaurant recommendations, you name it! The beach is not only a short walk, but it’s flat (ideal and unique to this area I feel). The bed was very comfortable and in a quiet neighborhood with a sunny view of 30A! We are definitely going to be repeat visitors!

30A Getaway

Loved the location and the privacy of the carriage house. The Owners were available via text if needed. Beach was private and beautiful. The golf cart, beach chairs and umbrella and bikes were a plus to have available for our use during our stay. The carriage home was clean and tastefully decorated. Amazing location and amenities

Eileen and Sean are wonderful hosts and their Carriage House is perfect for a couple or small family. They are right there if you need something (like another bag of ice!) but completely unobtrusive otherwise. Their place is spotless and items from the dishes to the bikes to the beach toys are top notch. We especially loved the beach wagon that they provide! The wheels make it so much easier than our own wagon to pull across the sand. It is a bit of a hike to get to open spots on the beach-many right at the end of the boardwalk are taken up by rental chairs before the sun even comes up. But once you get there-it’s totally worth it!

Eileen and her husband were so sweet! My husband and I enjoyed the carriage house so much.it was prefect for just the two of us! We will definitely be back! The carriage house was clean and neat! We enjoyed the nature walks around the home and the golf cart was a major plus!

July 4 week

These guys were wonderful to stay with! Cleanliness and being in a safe area if you're unfamiliar with the area is not an issue here. Helpful anytime you needed anything and we hit a homerun on a local restuarant recommendation. The end of stay rules before leaving was simple and I'm glad they use a high standard in between guests for bed sheets etc. Use of the golf cart was a nice added feature. We could have stayed 2 weeks in a row. Hope see you guys again in the future. Definitely reccomend!

We’ve stayed in a lot of short-term rentals around the country and this was by far our favorite and best experience! Eileen went above and beyond to make our stay comfortable. She is communicative and quick to respond, and has thought of every detail. The carriage house is immaculately clean and very dog friendly. The location was within close walking distance to the beach and there are bikes and a golf cart to easily get around. We will definitely be back!

Blessing at the Beach

I loved staying at Beach Therapy 30a. The host Eileen thought of everything to make our stay superb. We loved the home with high ceilings, lots of light flowing in, the beautiful bedroom and kitchen. The porch was so nice to sit and watch the fireworks on New Years Eve. The golf cart was a great plus so we did not have to drive in our car. I loved the location and the local restaurants. Eileen is a fantastic host who made us feel at home and was very friendly and communicated with us every step of the way. We would love to comeback again and bring our dogs to enjoy the backyard and the bike/walk path. The carriage house has everything you need to have a great getaway place that is relaxing and peaceful. Thanks Eileen for a great stay for the New Years holiday.

Clean, cozy, and convenient!

Super clean, very cozy, and extremely convenient, this dog-friendly place more than deserves all of its five-star ratings. The gated neighborhood is quiet, with tennis courts and a pool; you can also get around using the bikes and the golf cart provided. The beach is just across 30A and features two amazing dune lakes, perfect for wading. And Borago, our favorite place to eat at the beach, is right around the corner! Last but not least, Eileen is a gracious and generous host, along with her husband and their two pups. We felt very welcome and are looking forward to a return visit asap!

Thanksgiving was perfect

Big things do come in small packages. From the coffee in the pantry on the first morning to the full range of beach gear, the fat tire wagon to pull it on the sand, and the golf cart to get from A to B, everything was perfect. Eileen is a wonderful host and even had a brand new roasting pan in the kitchen in anticipation of Thanksgiving cooking. Can't recommend highly enough!

I cannot say enough good things about Eileen and her rental- Beach Therapy! So easy to work with and a seamless check in/check out. We celebrated our anniversary there and it was perfect! Three amigos

My husband and our dog Flint are seasoned road trippers. We wanted to end our vacation at the beach. Eileen's carriage house checked all the boxes and beyond. Clean and furnished lovely. Dog friendly. Kitchen has everything you need to prepare meals. Bed was so comfortable. Thoughtful and attentive host. Loved the use of bikes and beach gear.
