Q. What are rules for this Rental at Monroe County?
A. Minimum Rental is 28 Days to a single family or party (no subleases allowed). This code from MONROE county is strictly enforced, and there are simply no exceptions to this rule. Rentals less than 28 days will never be considered. We typically request all guests to sign a lease with a minimum of 28 consecutive day stays to be protected.

Q. What is the max size of the boat we can bring and what are your good neighbor policies?
A. Only 24 to 30 ft. boats are allowed. While we do not guarantee tide or launch conditions, the average high tide is around 5 ft plus and low tide is 3.5 feet plus. The max boat size that has been comfortably docked has been 34 feet. Renters can boat and fish at their own risk following national, state and county rules. Guests can enjoy themselves within property lot lines. There is no trespassing into neighboring lots or swimming or boating into neighboring docks. See navigation map (in photo gallery) for entry and exit to from dock to the bay. Quiet time is from 9 pm to 8am. We are the few places that have a private boat ramp and incredible sunset views.

Q. When is check-in and check-out?
A. Check-in is at 3:00pm. Checkout is 10:00am. NO Early check-ins or late check-outs without prior permission.

Q. What is the cancellation policy
A. Travelers who cancel at least 60 days before check-in will get back 100% of the amount they've paid. If they cancel between 30 and 60 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.

Q. Do you allow pets or smoking?
A. Smoking is NOT allowed. We DO NOT allow pets.

Q. How close is the home to the Key West?
A. The home is approximately 20 miles away from Key West.

Q. How will I get the keys?
A., We have a lock box with a key pad to the left of the door

A. This Cottage is an owner operated business. We meticulously clean between guests to ensure a most pleasurable vacation experience. There is a leave as you found it policy except for Linens. We ask guests to care for our cottage as though it were their own. Through the past 12 years we have never had to hold back security deposits. Q. How will I get the keys?
A. We have a lock box with a keypad to the left of the door. There are typically 2 online payments. If you are interested in booking we will send you a link to book free of typical service charges that are typically levied by vrbo, airbnb, flipkey and other sites. First half is expected during booking and 2nd half 21 days before you arrive. A code for entry will be provided after 2nd payment.

We had a great time. I used a 40 foot boat. I did not launch this from the house but boated from Fort Myers. I would not suggest anything over 34 foot in the future. The canal is around 33 feet wide. It is not that it can’t be done, but that they will have to really watch the tides. Below is a picture you can include in your rental ad for boaters, I marked the cut coordinates to get in the channel. The markers in the water are only two small PVC pipes. It should help you rent to more boaters in the future. Once in the CUT they need to stay close to shore, you can kind of see the canal from the satellite view. Experienced Boater
