Our spotless clean ( number one priority with me) very comfortable, homey, 3 bedroom, 3 bathroom split floor plan, is just what you need to relax and enjoy your Florida vacation. You will love the open floor plan and the view that takes you right out to the pool. Grab a beverage and look around!! This home is not kid friendly.
* Totally redecorated home
* 1 Master suite and 1 en suite, which provides privacy for 2 families. Both these rooms have direct access to the pool. The hallway area of 2 bedrooms and 2 bathrooms can be closed off from the living room by shutting a pocket door.
* Huge open living room with one whole side ( over 22 feet) of sliding glass doors, that opens to the lanai and invites the outside in!
* The living room has 2 leather reclining sofas, and a new 70 inch smart TV.
* The master bedroom has a king size mechanical adjustable bed, beautiful large master bathroom with his and her sinks, bathtub and walk in shower. A 55 inch tv. on the wall, 2 sliding glass doors open to the pool. The other 2 bedrooms have new 32 inch flat screen TV's. Hulu Streaming & high speed Internet thru out the house.. All rooms have ceiling fans, including the lanai.
* Dual Heating for our newly resurfaced pool so it's always warm. Solar and a Heat pump. A very spacious pool area & lanai with plenty of outside furniture, dining table , 32 inch TV, Weber grill, outdoor shower and several lounge chairs for relaxing in the sun.
* Total privacy behind the house. Our pool area also has privacy screens on the sides, so it is very private. You will enjoy all-day sunshine in the south-facing pool area, while gazing upon the lush tropical landscaping which surrounds the villa. The White marsh is located behind the home, which is home to many species of birds and a few other Florida things! The golf course is in the distance.

Villa Frankonia is located in the White marsh area of the Rotonda West and is within 10-25 minutes from 3 beautiful beaches. The Rotonda is surrounded by 5 championship golf courses, and 3 more close by. This house has everything you need, bikes, grill, coolers, beach chairs- everything!! There is lots of shopping in the area Publix, Winn Dixie, Bealls, and Super Walmart, within a short drive.
Englewood Beach: Boardwalk, Rest Rooms, Showers, Picnic Tables, BBQs, Kids Playground, Volleyball, Horse Shoe Toss, Excellent Beach for Swimming, Walking and Shell Collecting, Restaurants 50 yards from Beach. Sand Bar Tiki Bar is a great restaurant across from the beach with live music.
Englewood Middle Beach, (Blind Pass): Beautiful scenic coastline ideal for swimming, fishing and shell collecting. Rest rooms and showers.
Venice Beach: nice beach for looking for shark teeth. Sharky's on the Pier is a great place to eat.
Stump Pass: Over one mile of beach, excellent for swimming, walking and collecting shells.
One of the most beautiful beaches in the world is only 40 minutes away. Siesta Key- white powdered sand. A MUST SEE!!
Manasota Beach: This 14 acre stretch of beach and sand dunes has BBQs, picnic tables (sheltered), Rest rooms and showers, board walk. The beach is approx. 3 miles north of Middle beach in Englewood.
Boca Grande & Gasparilla Island: A scenic drive to three beautiful beaches in a gorgeous location. BBQs, picnic tables, rest rooms and showers. $6.00 to go over to the island, but worth every penny!
Rotonda west is southwest Florida's best kept secret offering top quality country club golf courses. Rotonda west and surrounding in southwest Florida's luxurious gulf coast offers miles of not so crowded beaches. The area offers exciting deep sea fishing and boating, exotic wildlife and numerous attractions. Many exotic and beautiful birds call Rotonda west home, as it is a designated bird sanctuary.
You can check out the warm mineral springs in north port, fl, it is only about 30 minutes away. Warm mineral springs has easy access to swimmers and is surrounded by green law suitable for sunning, lounging and visiting. The spring water has the highest mineral content of any spring in the united states.

We love to spend most of our time in the lanai. Its very private and the marsh is located behind the house. Love listening to the birds sing every morning. We also have a T.V in the lanai so you will never miss a thing! We love all the glass we have in our living room. This home is beautifully decorated and super homey the minute you walk into the door!

100% returned if cancelled 60 days prior to check in date (minus cancellation fee of US $200.00
If cancelled 30 days or more 50% will be returned (minus a $200 cancellation fee)
0% refund if under 30 days , I will return security deposit & cleaning fee
If cancellation is due to Covid 19 Virus, because of a travel ban from the Governor of Florida or your State / country, I will be happy to move your dates up a year or more. Changed 8-1-21
No refunds will be given for hurricanes, tropical storms or weather conditions even if a mandatory evacuation is ordered ( guest assume the risk)
We reserve the right to cancel the vacation and return any money paid.
We highly suggest you take out Travel Insurance just in case something comes up, then you are covered for any reason. Again no refunds will be given for last minute cancelations.

Beautiful spacious home! The amenities in this home are not often found in a rental property. A 70 inch TV, an adjustable king bed in the master bedroom, sturdy reclining leather sofas, three bedrooms, 3 bathrooms, a large heated pool and the natural beauty of a Florida marsh make this retreat truly amazing. Christine B.Beautiful, Relaxing, Everything You Need to Have a Great Time Away
Lovely home in a beautiful neighborhood! The layout of the home is perfect for all types of families! The home was spacious, and cheerfully decorated and had everything one needed to have a great Florida Beach Vacation! The Kitchen was completely stocked with tons of pots and pans, as well as other appliances to make anything your heart desires. The garage had all the beach paraphernalia one could want to include floaties, umbrellas, coolers, beach chairs and extra-large beach towels! Not to mention bicycles to enjoy paddling around the neighborhood! After a day at the beach, it was wonderful to come back to the house and enjoy the very comfortable heated pool. We most often cooked in, but there is a good variety of restaurants relatively close for those who wish to go out. The local beaches are gorgeous, and we spent a lot of time on Gasparilla Island - roughly a 50 min. drive from the house. There are several beaches to go to without going that far. The area has something for everybody! Lastly, I would like to mention the owner, Judy. Communication with her was excellent. She answered all of my questions just about instantly, and she was very easy to work with. She spent time telling me about several places and restaurants in the area; it was easy to see she really wanted my family and I to enjoy our time in Rotunda West. I highly recommend working with her and renting one of her amazing Florida homes!

This home is so clean and comfortable! The communication with the owner and management was clear and quick. The location is nice and quiet, yet close to many fun beaches and other activities to explore. The home is equipped with everything needed and is in great condition. The pool is such a bonus! We loved staying in this beautiful, very clean home! There was everything we needed and it was only 15 min. away from several beaches, great restaurants, and best of all golf courses! We absolutely loved our last-minute week-long stay in Rotunda West! Judy was fantastic to work with every step of the way. She had helpful recommendations on the best beaches, restaurants and even shared tips on the best times of day to visit the beach, to minimize the chances of sunburn. Upon arrival, we found the house to be absolutely spotless. We loved the layout - perfect for families or groups of friends. The beds were so comfortable and the sheets were buttery soft. This house was wonderful! Very clean and everything as promised. We have been to Florida a couple times vacationing before and have always stayed in either a hotel or condo. With 2 teenagers, it was so nice for everyone to have their own bedroom and their own bathroom! It was great to have a pool to swim in each night after being at the beach and site seeing during the day! Judy is so nice and easy to work with!! Wonderful neighborhood as well! We will definitely book again.

I met my best friends from Duluth, MN for a Girls Getaway!! The property was definitely much more than I expected. The description said that they provide everything, just bring your clothes and some food. They were absolutely right. We arrived in the dark but walking in the house was warm and inviting. We had lots of choices as to where to sleep and once we were settled we went out to the pool and just relaxed. After a good nights sleep in comfortable beds we were pleasantly surprised to see all of the amenities we had not seen in the dark. the kitchen was fully stocked with all your cooking needs. A full size washer and dryer were available and then we made it out to the garage where there was bicycles, beach supplies, pool toys, and golf clubs. So after enjoying a relaxed morning by the private pool with a marsh behind us for more privacy,we went site seeing and there is plenty to see around the area. You are just minutes away from several beaches, small towns with lots of shopping, good restaurants with of course lots of sea food. Everyone was very friendly. The homeowners and their staff went above and beyond to make our stay the best experience!!! Of course spending time with my friends was the most important thing for me, doing so in such a nice environment made it even more special. We all plan to take another trip there as soon as we can.

Our family spent 2 weeks over the holidays at Villa Frankonia and loved it. The home was fully equipped right down to the beach chairs and bikes. It is a beautiful home, very comfortable, in immaculate condition that suited our family perfectly. The 3 bathrooms were definitely a plus as was the heat with 3 people having to work from home it afforded us privacy and convenience. The owner was very accommodating with our special requests and always quick to respond to our calls. Great quiet neighborhood!
