Emerald Waters 308 is a 3rd floor, two-bedroom, two-bath family friendly vacation rental that can sleep up to six guests. It has a fully equipped kitchen; full sized washer and dryer and is equipped with cable , wifi and high speed internet. Its third floor balcony faces the beach and overlooks palm trees, magnolias and other tropical plants. The emerald gulf is just steps away with access to the white sand beach just across the street. When you are not on the beach, you can relax by the swimming pool and hot tub.
ATTENTION: From March thru November, a benefit of Emerald Waters 308 is BEACH SERVICE provided by La Dolce Vita. The service includes 2 beach chairs and umbrella. Simply walk across the street, go through the gate and down the steps to the beach. Take your cooler, books and sunscreen and you will be relaxing in mere minutes.
Emerald Waters 308 has many terrific features including key-less door lock (no keys to lose in the sand!), a king bed in the master bedroom, a queen bed in the 2nd bedroom and a sleeper sofa in the living room. There is a ROKU TV in the living room and in each of the bedrooms!
The Emerald Waters complex is a modern Mediterranean styled building that contains thirty-six units. It is conveniently located on the corner of Scenic Gulf Drive and Holiday Road in Miramar Beach and borders the palm-lined neighborhood of Frangista Beach. It has a large private parking lot behind the complex. A central elevator services all floors.

Cancelation Policy:
If Guests wishes to cancel, the Down Payment plus any other payments received will be refunded as follows:
For stays of 30 days or less:
100% if cancelled 30 days prior to the Check-in Date (less 3.5% processing fee)
50% if cancelled 14 days prior to the Check-in Date (less 3.5% processing fee)
For stays of 31 days or more:
100% if cancelled 60 days prior to the Check-in Date (less 3.5% processing fee)
50% if cancelled 30 days prior to the Check-in Date (less 3.5% processing fee)
Signed Short Term Rental Agreement is required prior to booking.

We thoroughly enjoyed our fall break stay at Miramar and Emerald Waters. The condo had everything we needed to be safe and comfortable and the location couldn't be better. The beach access across the street (and with the chairs and umbrella everyday!) made the stress free beach life a reality. We thoroughly enjoyed our week at the condo. The owners were easy to work with and responsive! We received instructions for check-in many days ahead of our arrival and we exchanged a few texts prior to arrival and after departure. We traveled with our two girls (5 and 7) and grandmas. The location of the condo was fantastic and it made getting to and from beach a breeze. Condo was spacious and bathrooms were huge. Kitchen and washer/dryer allowed us to make meals and dry towels between beach/pool visits. Highly recommend!

I did not realize what a great location the condo was in until we arrived. It is a short walk across a two lane street to the beach access. The condo is lovely and was the perfect size for our family of four. The beds are super comfortable and there was plenty of extra linens. Everything was clean and the atmosphere was inviting. I am so happy we found your listing and highly recommend booking a stay to anyone looking for a wonderful week in Miramar. It is across the street from the beach, which is absolutely gorgeous. We were furnished an umbrella and two chairs while at the beach every day, which was nice. This condo was the perfect location, just steps to the beach. The place was nicely updated and clean. Pool was heated so it was a wonderfully refreshing coming up from the breach and used a lot since the beach was double red flags during our stay. You are right near 2-3 coffee shops and several restaurants. Internet connection was an issue but being on vacation, it was a great opportunity to unplug. Would definitely go back!

Coming from someone who is a rental condo owner and very hard to please....What a fantastic week! The condo is gold level and has everything you want, right down to the "Side road escape" out the back parking lot from the traffic on Scenic 98. What a great little view you have of the gulf as you sit on the balcony between the buildings across the street...we called it our "Personal View" because it was like nobody had that same view but us. Mike was great to work with, professional and very accommodating. The ONLY reason we haven't yet booked with him again for next year us because we are looking to buy a place in Destin soon.

Each year we look forward to our vacation in Miramar Beach and staying here is one of the reasons why we return year after year. The condo is very nice and comfortable. Location on Scenic Gulf Drive and Holiday Road is great! Third floor condo is clean, stylish, and comfortable. Kitchen and laundry well-equipped and so nice. This is our 6th summer to come to Miramar Beach, to this condo, and we especially wanted to come this summer because we really needed to get away, yet we didn't want to go somewhere new to us. This was not the year for an "adventure" vacation - life in 2020 is enough of an adventure! We wanted the comfort and familiarity of "our place in Florida", rented from the Lutzes for a week. The beach chair service they include in the spring and summer months is so nice to have, and we spent our days at the beach reading and enjoying it, with our toes in that gorgeous white sand, just a short walk down from the condo. This year, we had our favorite fish meals 3x in a week, shopped at the outlet mall, played miniature golf, and hit Alvin's Island store next door for fun shirts. We ate in mostly, and getting groceries at Winn Dixie and Publix was as easy as ever. If you want to relax and easily get to the beach, you can't go wrong renting this condo. I think you might end up being "repeat guests" as we are!

If you are looking for a elegant and comfortable place to relax on the beach and play rounds of golf this is a place for you. All you have to do is cross a street for access to a private beach. Having an umbrella and chairs available for you your entire stay makes everything so easy to enjoy a day on the beach. There is also a nice walking path that runs right outside the property as well. My buddy joined me and we were able to play a round of golf each day due to vast amount of courses with in a couple of miles from this location. If you need any beach supplies there is an Alvin’s Island right next door! Will definitely go back and stay again!!!

This condo has it all and then more! Owners pay attention to the small things that make it feel like home. Large sized towels, and the newly added Keurig are nice. The furniture is clean and comfortable. They have the condo stocked with everything you need for cooking. Also they have a large variety of games for all ages.

This was our second year to stay in this unit. It is exactly as advertised. Mike and Debbie are wonderful to work with and we have never had any issues with our stays! The location is perfect, right across the street from beach access. Having daily beach set up included is a huge perk/savings. We walked right out every day, found the chairs with our name and got set up for the day! The area is less busy than other beaches as there are not high rise condos around. Having young kids to keep up with on the beach, this is a huge plus for us. We will visit again!

Micheal and Debbie aided us in every step of the way in our sun filled vacation. They ensured before our arrival what sights to see and provided us with an umbrella and beach chairs for the entirety of our stay. Upon leaving they ensured our phone charger we left by accident was mailed back to us! How awesome is that?!Once there we found the accommodations much to our liking. The bed was comfortable, the kitchen well supplied in utensils, and the pool relaxing! But most of all we enjoyed our days on the white sands of the beach. Our evenings were filled with great places to eat. No wait was long and the food was delicious! We highly recommend this condo for the price, the location, and the hospitality of Micheal and Debbie!

Owners Mike & Deb invited Sue and I to stay with them at their condo for the first week of April. We had a delightful time. The weather was a bit in transition with days in the low 70’s and some colder. Regardless, the condo was very comfortable and very close to those white sand beaches of the Gulf. The restaurants in the area are amazing and you can find live entertainment all over the area. If you are looking for comfort and easy access to the beach, Mike & Deb’s condo is a top choice.

Second year in a row staying in this condo and glad we found it. Owners made a few improvements since last year to make the stay even more enjoyable. Great location - restaurants and shops within walking distance. And beach literally right across the street with beach service included! RENTAL RULES
Overnight Guests:
Condo sleeps a maximum of 6 people. The Rental Party may only stay overnight in the Condo.
Property Stewardship:
Please remember that you are staying in a privately owned "home". Please treat it, as you would want
someone to treat your home. Each Condo is privately furnished, so please ensure that all
dishes/towels/linens/etc. stay in the Condo.
Appliances:
Only use appliances for their intended uses.
Smoking:
Smoking is NOT allowed in the Condo or on the balcony.
Pets:
Pets are NOT allowed. No exceptions.
Minimum Age of Renter:
The Emerald Waters Beachside Condominiums have a minimum renting age of 25 years old. By renting, the Guest is responsible for all individuals occupying the Condo. Additionally, the Guest agrees that they will be staying in the Condo during the rental period. Arrangements made on behalf of individuals that are not of sufficient age will be cause for immediate eviction and forfeiture of all payments received.
Subletting/Assigning/Falsefied/Occupancy:
Any reservation obtained under false pretense will be subject to forfeiture of advance payments, deposits, and/or rental money, and the party will not be permitted to check in. There shall be no subletting of the property. The Guests shall occupy the Unit as a vacation rental only and not use the premises for any business, professional, unlawful or hazardous purpose.
Parking:
Please limit parking to 2 vehicles. Parking passes will be provided. Any illegally parked cars are
subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Rented Vehicles:
Regarding rented vehicles such as golf carts and scooters, we do not have outlets for charging of these vehicles. Power cords cannot be run across walkways into Condo or common areas. If guests rent vehicles that require charging, they must make arrangements to charge off site.
Housekeeping:
There is no daily housekeeping service. While linens and bath towels are included in the Condo, daily maid
service is not included in the rental rate. We recommend that you bring beach towels for the beach and pool.
We do not permit towels or linens to be taken from the Condo. There is a washer and dryer in the Condo for
guests who wish to wash towels & linens. Guests are required to keep the Condo and all furnishings in good
order and to perform “Normal” household duties such as garbage removal, cleaning of dishes, wiping up spills, vacuuming excess sand and food particles. If problems or damage occurs to the property, notify the condo
owners immediately so that corrective action can be taken.
Noise and Quiet Hours:
Guests are expected to respect the privacy and comfort of the neighbors in surrounding Condos.
Please maintain an acceptable noise level in the Condo, and respect the quiet hours from 9 PM to 9 AM.
Checkout Procedures:
Checkout is 10 AM CT on the Checkout Date.
Gather all dirty towels and put them in the bathtubs, leave all used beds unmade and be sure all dishes
are clean (you may load and run the dishwasher as you leave). Empty the refrigerator. Dispose of all
trash/garbage in the dumpster located on the side of the parking lot.
