Welcome to this beautiful luxury villa on the gated 5 Star Resort of Lake Berkley. This villa has 5 bedrooms, 2 of which are on the ground floor and 3 are on the first floor. It can sleep up to 10 comfortably.
This is a perfect location for fishing on 3 well stocked lakes. Fish all day long whilst the rest of the family visit Disney
As well as a large family sitting area, there is an additional sitting room with access to the pool and deck area. The family sitting area has a large screen TV.
The villa has a fully equipped renovated kitchen and is equipped with every appliance and utensil needed. There is a separate table in the kitchen ideal for breakfasts. The villa also has a separate more formal dining space.
The laundry room is equipped with a new high efficiency washer and dryer.
The 5 bedrooms are extremely well appointed.

Ground Floor Queen with shared bathroom
First Floor has two Queen rooms and one twin bedroom all with shared bathroom. All bedrooms come with cable tv access.
Outside the villa you'll find your private pool, which can be heated for additional fee. There is an extended pool deck with lots of chairs and sun loungers provided so you can relax in the pool area.
NO SMOKING and NO PETS allowed within the villa.
A refundable security deposit of $150 is payable prior to rental.

About the owner: Johanna and Stephen are a husband and wife team that manage reservations for 40+ private villa owners in the Disney Orlando area, most of these villas are listed on Florida Rentals. We have been operating now for over 15 years. We have owned a villa in Kissimmee near Disney for 20 years and know the area very well.
We will respond to your enquiry and provide a detailed quote, there are no hidden extras. Once you are happy with the quote we will send you the booking form and provide a secure way for you to pay the $150 reservation deposit.
We have many repeat guests that book more than 12 months in advance.

Your villa has it's own private pool, luxury furnishings, lounge with large screen TV, fully air conditioned throughout, WiFi internet access, fully equipped kitchen, bedroom with en-suite bathroom, and washing/drying facilities.
Before your arrival the villa will have a deep clean and full sanitization. You can be rest assured it will be spotlessly clean.

We employ a local management company to take care of each villa and they are available 24/7 to deal with any questions/issues during your visit to the villa.

Absolutely beautiful home, the location is perfect.very clean, fully loaded house equipped with absolutely everything you could possibly need. Our family enjoyed walking around the lakes every day and visiting the baby ducks. So close to stores and restaurants. Very quiet and secure neighbourhood. Quick responses from management with any questions. We will stay here again for sure.

Stayed here for a month over Christmas. Great, safe location, clean and lots of wildlife around. We loved the “no noise after 9pm” policy! We have stayed in other villas in Kissimmee and this one tops our list.

we recently stay at your lake berkley villa and i was well happy with it. we had to stay in for a couple of days due to hurricane ian but this didnt bother us as there was plenty to keep us entertained in the villa, pool table, darts, board games, games, football table, netflix. our experience in your villa was brilliant and i would always recommend this villa to everyone especially my family who have high expectations. thank you

A J R.Freddie's first Florida Visit
This was a delayed vacation from 2020 and the first with our Grandson. The resort is located 5 minutes from Walmart, making the shopping easy. There are plenty of eating establishments a short journey away either along the 192 or down the 535. All theme parks on the door step and reachable in 30 minutes traffic permitting. The Villa it self was clean when we arrived, and we found it very spacious, Travel cots were available for the little one. The games room as plenty to keep you entertained on an evening or the odd day you might want to chill out. The pool is a good size allowing for a nice relaxing end to hard days walking around the parks. Would I book again, yes, I booked for 2023 within a week of returning, we have stayed in plenty of Villas over the years and for location and facilities this has been the best yet. The hardest thing on an evening was deciding what channel to watch!BR Andy

We have stayed at one of Stephens villas before at Lake Berkely and we would always look to book one of the villas again.The location is superb set in a gated safe community close to all amenities, the villa overlooks a beautiful lake and is very well presented. There are some nice touches from the owners leaving a supply of tea coffee and milk and a lovely gift of a bottle of wine as a welcome.I would highly recommend this Villa I will certainly be looking to book it againDave and Jayne

Jennifer N.Perfect Kissimmee getaway!
My daughter was playing in AAU Volleyball nationals, and we needed a place for the whole family to stay with a lot of space! What a blessing this home was. Clean, open, tons of space. The game room was an added bonus, and the pool was amazing! The wildlife and lake were top notch. We would definitely stay here again, and would recommend to friends and family!!

Laurianne V.Amazing home
I rented this home as our first trip since my sons accident which left him in a wheelchair. I went back and forth to ensure that he would be able to get around in the home. The Managers and owner were very helpful. When we arrived the house was immaculate and the décor was very nice. The kitchen was well stocked with all needed appliances and kitchen tools. The owner and management were very responsive to emails and went the extra mile to communicate quickly. My son was able to get around the home with no problem at all . Just this in it self made things so much nicer for our vacation. The pool was amazing (spend the extra to have it heated. Well worth it). I would definitely recommend this property as a rental.

We have just returned from a lovely 2 weeks in this Fabulous villa, it is situated in a lovely gated community which felt very safe and was very well maintained, the villa itself was perfect for our family and any minor issues we had were dealt with immediately by the management team all in all a wonderful time had and I would fully recommend it to anyone, you will not be disappointed
