Welcome to Villa Royale!
This beautiful gulf front home offers stunning views from three levels of balconies. Villa Royale features 2,300 square feet with 5 bedrooms and 4 bathrooms a private elevator with easy access to all floors. On the first floor, you can cook out on the grill and relax next to your own private splash pool that overlooks the Gulf of Mexico. There is a king bedroom with a flat screen TV and Gulf Views. There is also a bunk bedroom located on this floor that is perfect for kids! The bunk room has three sets of twin bunk beds along with a flat screen TV. * The full bathroom located in the king bedroom is the only bathroom for this level*. Access for the splash pool is located through the king bedroom or the side of the home.
The second floor features a beautiful living area with a large flat screen TV for all of the family to enjoy. The living room will sleep an additional two people on the full size sofa sleeper. This area leads out to the spacious second-floor balcony, perfect for watching the sunset in the comfort of your own home. There is a beautiful kitchen with stainless steel appliances, both a drip coffee maker and Keurig sure to please all coffee lovers! Enjoy ample prep space with granite countertops, perfect for meal nights in! Leading out from the kitchen is the dining room table with seating for six. There are also two stools at the breakfast bar. There is a full shared bathroom with a walk in shower. Completing this level is the Queen bedroom with a flat screen tv.
The third floor features two additional bedrooms. The first is a King Suite with a flat screen TV and private bathroom. Completing this level is the master suite which features a flat screen TV, large private bathroom with Jetted garden tub and spacious private balcony with the best view in the house!
The neighborhood of Frangista Beach consists of mostly large homes where families come to vacation. It spans the equivalent of approximately 4 blocks. The neighborhood has a 400 yard private beach which you must have a code to access. Guests of Villa Royale also have access to the large community pool complete with a waterfall and restroom facilities. The pool is never too crowded because only select Frangista homes have access. This home is also within walking distance to shopping and dining.
Frangista Beach has a rich history that began when a family from Greece built a small motel and, subsequently, a little white chapel. Many brides are married on Frangista Beach and use the picturesque chapel for photographs. After visiting this neighborhood, you will understand why so many families choose to return year after year!

* PARKING: This Gulf Front Home Can Accommodate 3 Vehicles due to Limited Space. For Alternate Parking Arrangements, Please Contact Our Office.
* This home rents only Saturday to Saturday during Spring Break and Summer months.* No College/Student groups allowed. all renters must be 25 and older with the exception of children in families.
* HOA REGULATION: No tents or canopies allowed on private beach used for the community.*
* Weddings/Events - Not Permitted Per HOA
*PETS PERMITTED: $250 Per Pet; Max of 2 Dogs 25 Pounds or Less* Pets are NOT permitted on any of the beaches Within the area. Only medical service dogs permitted.*
ADDITIONAL AMENITIES:
Pet Fee: This home is pet friendly. We do have a non-refundable pet fee of $250 per dog. We do only allow dogs to be in our homes. 25lbs or less with a two dog maximum allotment.
VayKGear (Beach Equipment): You will receive up to $245 credit (based on length of stay) toward complimentary beach gear when you book this Beach Reunion home! Browse and select available gear to include paddleboards, kayaks, bikes, umbrellas and beach lounge chairs. All gear will be delivered upon arrival and picked up upon departure. Maximize your vacation time by setting up your rental equipment needs before you even leave the house!
Private Elevator- This home features a private elevator. This is an optional $350 fee to use during guests stays. Guests who opt out of the fee will not have the elevator for use during their stay. Private Elevator for Baggage or Guests Unable to Climb Stairs ONLY.
Electric Street Legal Golf Cart Rentals — We offer electric street legal golf cart rentals to Beach Reunion guests only and at a substantially lower rate than our competitors in the Destin/Miramar Beach area. If you are familiar with this area you know from past vacations that their popularity makes traveling to and from the beach a breeze and convenient for quick errands to the store, even for that last minute shopping spree! They also make shuttling services hassle-free for weddings or events. By reserving a cart rental through us you will not have to worry about any of that unwanted dirt or sand getting into your car while trying to enjoy your vacation! We even deliver for free! Pool Heat — From October 1st - May 1st, the private pool can be heated for an additional $75/day or $525/week. Pool heat must be purchased for the entire stay.
Beach Service- Our complimentary seasonal beach service is offered for our Summer months. This includes 4 chairs and 2 umbrellas set up daily on the beach from 9am-5pm from Mid May - Mid August.
Margarita Machines - Beach Reunion is proud to partner with Firefighter Margaritas, and offer the rental (for an additional cost during your stay) of a commercial frozen drink machine (margarita machine) which produces beverages usually only found in restaurants and bars. These popular machines allow you to enjoy your favorite frozen drinks and/or virgin slushies pool side or while lounging on the beach.
SoJo Amenities: Beach Reunion is proud to announce our new partnership with SoJo! Each home will now include a starter supply of the following SoJo amenities:

Cancellation Policy: A minimum of 90 days notice is required for cancellation. Cancellations that are made outside of 90 days prior to the arrival date will receive a full refund of the 1/3rd required at the time of booking, minus the cancellation fee of $399. If canceled within 90-60 days to arrival date will result in a 100% forfeiture of the required 1/3rd made at the time of booking. Cancelations made 60 days or less to the date of arrival will result in a 100% forfeiture of all monies paid towards the reservation to include all taxes and fees. Beach Reunion reserves the right to charge the card on file if cancellations are made when the final payment has not yet been made. If canceled and payment was not received, Beach Reunion legally retains the right to seek remaining payment.
Check in time is 3pm central with check out time being 9am. 3-5 days prior to your arrival date, you will receive your Check in Instructions via email. You will have your door code, WIFI information and any other access code needed. This will also include the house rules and any other important information needed during your stay. While staying with us, we strongly encourage all guests to give us a call or contact us by email for any issues you have. We pride ourselves on our customer service and want to ensure a great stay.
If any issues are found upon check in, please notify the office immediately so we can rectify the situation promptly allowing your stay to be as uninterrupted as possible, Our office is open daily from 9am to 5pm central time. If an after hours emergency was to arise ( whole house power outage, codes not working, fire, major leaks) we do have an after hours number.

Beach Reunion has been managing vacation rentals on the Emerald Coast for sixteen years. We specialize in large luxury beach homes sleeping anywhere from 8 to 38 people. We are a boutique business with vacation rentals primarily along Scenic Gulf Drive in Destin & Miramar Beach, Florida. Our program proudly features a coastal collection of large group homes, smaller cottage style homes and a group of gulf front condos.
Our homes are located in Frangista Beach, Destiny East, Destiny West, Destiny by the Sea, Emerald Waters, Shipwatch, Crystal Beach and other prestigious neighborhoods. Many are Gulf Front homes directly on Scenic Gulf Dr.
Our collection of large homes feature beautiful swimming pools, summer kitchens, media rooms, custom bunk rooms and king suites with private bathrooms. Our guests come year after year for family reunions, golfing trips, weddings, and corporate groups. Our amenities include golf cart rentals, beach chair services as well as our concierge services for golf, dining and wedding planning.
In 2018, we entertained over 11,000 guests in our 60+ properties and over 100 weddings. Many of our guests have been staying with us year after year for five to ten years and rent different homes in our program as we build, upgrade and add new properties.
Our goal is to provide superior service due to our limited geographical area and upscale properties. We strive not to be the biggest but the BEST! Why this property? Sitting directly on the beach with unobstructed views of the Gulf of Mexico, this premiere townhome gives you a little bit of paradise right at your back door. You can take a dip in your splash pool while enjoying hearing the waves crash in. There are 3 levels to this home. You get great views from all three levels. The Gulf of Mexico gets to be your picturesque backdrop to some pretty stellar family photos!

Frequently Asked Questions
Is there an Age Requirement
All guests must be 25 years of age or older in order to reserve or stay at the home. Exclusions permitted when traveling with a family vacation with minor children. No student groups even those with chaperones are permitted to rent or stay at the home.
What temperature is the pool heated to?
During our Pool heating season 10/01-05/01 all pools are heated to 86-90 degrees maximum
What size and Type of Pets are allowed
We only allow Dogs in our homes. There is a 25lb or less, 2 pet maximum per home. We do have a non-refundable pet fee of $250 per pet.
Does this home have an elevator?
This home does have a private elevator that goes to all 3 levels of the home. There is an optional fee of $350 in order to use the elevator during your stay. Opting out of the fee does mean that the elevator would be made unusable during your dates of stay.
How many cars can park in the driveway?
3 standard sized vehicles can fit in the driveway. Additional parking can be addressed with the office if the need for overflow parking arises.
Where is the private beach access for Frangista Beach Homes?
You do have private access from the home. Should you be walking along you can also use 2 beach access points that are gated on either side of the row of beachfront town homes.

The house was perfect-literally steps from the beach. Plenty of space for the 8 of us. The area was great for breakfast, lunch and dinner. The weather was a bit chilly so we did more site seeing than normal.
