Guest will need to call Rhonda and let me know the ETA, property has a security gate and guest will need to call Rhonda to enter the property the first time.

Once guest is in the unit, the gate pass is in the lock box and guest will use the gate pass during your stay.

Upon departure, guest must put the gate pass back in the lock box and send a photo of pass in lock box to Rhonda. Failure to send the confirmation photo could result in a charge of $350.00 to obtain a new emergency gate pass for the next guest.

Ocean Isles Fishing Village Rental Rules

Ocean Isles is a fantastic place to stay in the FL Keys. While here please respect Ocean
Isles property and take care of it as you would you own.
Below are basic rental rules that govern our special community.
1. Common Area:
a. The dumpster is located behind the gate at the northwest corner of the
property. Use only the dumpster marked “Ocean Isles”.
b. Do not place garbage from inside the unit into the trash bins located on the
dock, by the pool or in the rec hall.
c. You are allowed to fish off the outer dock facing the Atlantic and off the seawall
out front of the pool.
Fishing is NOT allowed inside the marina and off the finger docks where boats
are parked. This area is reserved for boats only.
d. If you move anything at the waterfront area or out of the recreation hall such as
table, chairs, etc. please put them back. Furniture left at the water’s edge can
blow over the seawall.
e. It is the responsibility of those who use the waterfront areas and recreation hall
to pick up and clean up afterward. Ocean Isles is not a resort hotel, it is not the
manager’s job and staffing is not available to clean up after you.
f. Loud noises are prohibited. Please tone it down before you are asked to. Quiet
time will be observed from 11pm to 8am.
g. No nuisance shall be allowed to be committed upon the condominium property,
or any practice that is the source of annoyance to residents or which interfere
with the peaceful possession of the property by its residents. Intoxicated or
unruly behavior is not permitted.
h. Emergency messages called into Ocean Isles office will always be delivered.
Please keep in mind that the office is the Associations’ business office and not a
hotel front desk. If you have any questions regarding supplies or other needs
within your unit, please call the rental agent.
i. Observe the speed limit at all times Maximum speed is 5 mph. Be aware of
children and bikers. SLOW DOWN!

j. Do not feed cats, birds, or any other wild animals.
k. Please notify the manager of any unusual occurrences, suspicious persons, or
possible illegal activity within the complex. If you have an emergency or the
problem is serious, please call 911.
l. All children under the age of 18, while they are on the property, must be
accompanied by an adult or guardian.
m.Any alcoholic beverages stored under a unit must be out of sight by placing it in
a storage cabinet. It is best just to keep your alcohol within the unit.
n. Heavy rugs are not permitted in the coin washers in the laundry room.
o. Do not drape clothing or towels off the front railings.

2. Motorized Vessel (Boat) Restrictions:
a. Renters are NOT allowed to bring inside our gated entrance any motorized
vessels, such as boats, jet skis, etc.
b. Renters CANNOT bring boats and boat trailers on the property or in the marina.
c. Renters are NOT allowed to use Ocean Isles ramp for motorized vessels.
d. Renters ARE allowed to use kayaks, SUP’s, canoes, etc. at the ramp area.
e. If a renter brings a boat into the marina – this will constitute a violation of your
rental agreement. You will be politely asked to remove your vessel immediately.
If you do not comply, the association will have your boat towed at your expense
to a compliant marina and terminate your rental stay immediately.

3. Pet Restrictions:
a. Renters are not allowed to have pets during their stay.
b. If they have a service or ESA animal coming with them, they must provide the
office with legally established documents regarding the animal.

4. Parking:
a. Parking is not allowed on the paved streets, grass or graveled areas. Parking is
only allowed in the parking areas assigned beneath your unit. Never block
someone’s access to their parking area.

b. Commercial vehicles, commercial step vans and commercial trailers are not
permitted to be parked on the property. Guests must park on the service road
outside the front gate if there is no room under the owners’ unit.
c. Roller blades, scooters, and bikes may be used on the black top and paver areas
only. Street licensed vehicles are prohibited from paver areas behind the
recreation hall and around the pool/marina.

5. POOL:
a. Please follow the posted pool rules. Many of these are state laws that regulate
pool use. DO NOT bring any glass to the pool. If any glass should break in the
pool or on the pool deck, we would have to close the pool, drain the pool, clean
the entire area, refill the pool which would be all at the cost of the one that
brought the glass to the pool.
b. No pets, except service animals, are allowed at the pool. Service animals must
be on a leash at all times. No service animals are allowed to enter the pool.
c. Children under 12 anywhere near the pool must be accompanied by a parent or
guardian.
d. Loud noises are prohibited. Keep your music volume low or use headphones.
e. No incontinent person of any age shall be allowed in the pool without a swim
diaper.
f. Pool floats are restricted to a reasonable size.
g. If you use an umbrella, please remember to put it down and tie it up. Do not
use umbrellas on a very windy day. Do not hang from the umbrellas.

6. Recreation Hall:
a. Please clean up after yourself.
b. When leaving the recreation hall at night, please turn off the TV and the lights.
