This past winter we had a small renovation including removing all carpet, painting, and more. You will now find all new plank floors in bedrooms with area rugs, new bedding and a new Keurig for the mini bar in the master. The living area has a fresh coat of paint, the settee is being recovered and some decor updates will be completed by the end of Feb.
The large community pool is just behind the home and has a kiddie pool for the little ones.
This upscale & cozy home has all the modern amenities for you to be able to relax and enjoy your vacation. With very nice appointments including granite counter tops, tile flooring, and a mini bar in the king master BR. There are three decks - two gulf fronts and one that over looks the pool area and bay. You can watch the sunrise with your coffee and sunsets with a drink of your choice in the custom made deck chairs.
McCosh has a great layout. On the entry floor is a 1/2 bath. The next level has 3 bedrooms - 1 gulf front king master with a mini bar and full bath, 1 gulf front queen room with a desk for some quiet computer time if needed, both of these rooms have sliding glass doors that lead out to a gulf front deck. The 3rd bedroom has 2 Bunks, the queen and bunk room share a full bath. The laundry area is also located on this level.
The next level is your open living, dining and kitchen which leads out to a large deck overlooking the Gulf of Mexico. There is also a 1/2 bath on this floor.

Cancellation Policy
Advance payments will not be refunded for cancellations unless the home is re-rented for the same time period. If the property re-rents a $150 cancellation fee plus any difference in rental revenue will be deducted from your refund amount. If the property does not re-rent all advance payment(s) will be forfeit. We do not refund for inclement weather, nearby construction, or any act(s) of God with the exception of ordered mandatory evacuation nights due to hurricanes.

Perfect in Every Way
In real estate you hear the term Location-Location-Location and with McCosh Beach home it couldn’t be truer. You can walk out the front and be directly on beach or walk up driveway and be at community pool or even walk across street to the general store/ gas station not the beach apparel place. Then there’s the well appointed beach house that has loving been updated and restocked. It’s our favorite place to enjoy a family vacation.

Perfect Spot Right on the Beach!
This is the second time we have stayed at McCosh and the ninth time we have rented through Teresa's Beach Homes. Can't say enough good things about both. The house is well appointed with everything you might need and is comfortable for a small or large group. We would definitely stay here again.

Our favorite place to stay in Cape San Blas!!
McCosh is perfect for us in so many ways. Pet friendly, with a perfect gulf front view, we always enjoy our time here. Teresa and Terri are always responsive if anything ever comes up. They are an excellent property management team! The beds are comfortable, the kitchen well stocked, and the deck furniture offers the perfect opportunity to enjoy a cup of coffee while watching for dolphin to swim by. The house is always clean and comfortable. The community pool is beautiful, even though we don’t usually get a chance to use in in the winter months. The location on the Cape is right across the street from Scallop Cove, which we appreciate when we need supplies. The owners there are super friendly too! We will be back!!!

Absolutely Perfect
I must first start by saying that Terri and Teresa are a big part of having a perfect week. They go above and beyond to accommodate their guest, and we really appreciate all their hard work. The best part is when they post the rate on their homes, it is all inclusive. That means a lot because there is no sticker shock with lots of surprise fees that have been added in to get to the grand total. I wish every person and/or management company would make this a common practice. McCosh is a lovely home with a great beach access. I think that the reversed floor plan does makes it seem like there are a lot of stairs, but there are no more stairs then the usual beach home. The home was very clean and everything was in good condition. There was also plenty of parking. We really enjoyed our stay and look forward to renting from Teresa’s Beach Rentals again soon.

Awesome Vacation
Loved this beach home. It is situated perfectly in the middle of Cape San Blas right on the beach. The shared pool was awesome for the teens in the evening and was well maintained. So convenient to have Scallop Cove 2 blocks away for quick items that were forgotten. Loved that the main balcony was on the top floor. We had awesome views and nice ocean breezes. We are already planning our visit to this home in 2021.

Great Space and Wonderful Views!
We stayed at McCosh for a week this July (2020). The space was perfect for our small group, the porches came in SO handy when we didn't want to be on the actual beach (it was just like being down there, but without the sand!), and the place was very clean and well arranged. Having access to the pool was also nice on the days there were double red flags out (thanks, Hannah) although the beach was RIGHT THERE and everyone on it seemed to be nicely adhering to social distancing.I do want to address one thing: those STAIRS that people keep mentioning! There are a lot of stairs, but there are actually no more than in any other house we have stayed in--this house is just arranged differently. Since the living area is on the top floor (for the best views while you're awake to SEE them!), it means that you have to go up and down all 3 flights more often. When the living area is on the middle floor, you only have to go down one flight to go out and aren't accessing all 3 levels as often. The main problem that I had with this layout was that I was always saying "I'm going up to the bedroom for..." and being corrected by my 9 YO grandson "I think you mean DOWN..." Whoever had the idea to put the 1/2 bath on the ground level is a genius. The Kitchen/Dining/LR layout was very spacious and the DR table was great for lots of different activities. The little front deck was just right certain times of the day when the gulf-side ones were too hot. Another nice little perk! We've stayed in other houses on CSB, and this one was right up there with our favorites.

Pam, thank you so much for your review. I am thankful that a guest has finally written about the reason the stairs seem to be written about so often on this home. The inverted floor plan has definitely caught on and is more of the norm these days meaning you have the best views from the kitchen/living room instead of the bedrooms. I agree, it's worth the walk!

We enjoyed our stay !!! The home was nice, the only bad thing was all the stairs. If you are young they would be fine. But we have a 13 year old small dog , that weighs 20 lbs that had to be carried up and down them . So that was rough !! With setting up our rental , Terri was very helpful and nice .

We have to build our houses up to protect them against our environment which does unfortunately mean stairs. Next time maybe we can help you find a home with an elevator to make your trip that much more enjoyable.
Beach front, great view, all you need
We stayed over fall break in October. The home was clean and well kept. Views from both porches facing the gulf were wonderful. Sunrise from the kitchen window or small back deck. Just steps till your toes are in the sand from the house. We needed to lock the toy closet outside to store bikes and Teresa was quickly on top of having someone come to rekey us a lock. There are A LOT of stairs that is probably my only real complaint, however we knew that going in. The kitchen had everything you needed. The house has a community pool in case you need a break from the sand. Quick walk to Scallop cove or Trading post stores and 5 minute drive to the State Park. We were there during the beach renourishment and the beach is just as beautiful as before the hurricane.

Great House!
Our family stayed for 1 week at McCosh Beach House and it was wonderful. The ocean views from the decks were awesome (as were the deck chairs). The entire home was very clean and well stocked. The kitchen was great and had plenty of pots, pans, dishes, utensils, etc., etc., etc.......The Trading Post down the road had a little bit of everything you might need. Everyone on the cape was super friendly to us and our dogs. The only complaint would be the biting flies that came by for a visit. The guys at the General Store said to buy the Australian Gold Spray Gel Bronzer - crazy, but it worked - all was well. Oh yeah - the beach was beautiful.

Wonderful week at McCosh!
This was our 4th time staying on Cape San Blas and our second time at McCosh. We absolutely love McCosh!! Staying here we have a front seat view every evening for sunsets and in the morning you can sit on the back deck for sunrises. The pool is only a few steps away and also Scallop Cove is only a short walk. It's perfect and we couldn't imagine staying anywhere else! We were so sad when hurricane Michael hit and our trip got canceled last year but we couldn't wait to get there this year. The Cape and the surrounding areas are still as beautiful as before. We can't wait to book our next trip.

Perfect Beach Location!
McCosh is in a fantastic location. It is steps away from the beach! You can easily move from the beach to the house with ease. This is perfect for travelling with families. The decks are terrific, lending unparalleled sunset views. I recall grilling one evening on the provided charcoal grill. I am grilling fresh fish from the St. Joe Shrimp company(less than a mile away), with a direct view steps away of crashing waves, thinking this is as good as it gets.Teresa's Beach Homes is perhaps the best rental company I have ever utilized. Terri and Teresa know the area better than anyone. They give fantastic service and even better advice. I would tell you that I would not hesitate to do business with them again.The house is terrific, very nice furnishings and a great floor plan.The house is top shelf, location is even better and with Terri and Teresa to work with, I don't think there is any reason that you would not have the best vacation ever!

Saved our vacation!
McCosh is a lovely house in a great location. Terri, the property manager, reached out to me after seeing that my vacation rental cancelled on me at the very last minute due to not having repairs completed post-hurricane and we are so glad that she did! There are two large and very spacious decks from which to enjoy views of the gulf. The home itself is right on the water and it was just a few steps from our door to our spot on the sand. One of the things I loved about the house was the half bath on the ground floor level. It made trips to the bathroom from the beach quick and easy. The kids really enjoyed the pool and I appreciated the fact that I could see the pool from my kitchen window and the deck on the rear of the house that actually overlooked the pool. The back deck was also a great spot to watch the sunrise over the bay in the mornings. Large windows and lots of glass doors let in lots of natural light as well as the spectacular views. The mattresses are brand new and very firm. We brought memory foam toppers from home because we like softer beds. One thing to note is that there are quite a few stairs and they are tiled. Just something to keep in mind if you're traveling companion has mobility issues. Overall we loved the house and would recommend it wholeheartedly!

Love me “my” cape
This is our third or fourth time staying at McCosh. I love the location, being across the street from Scallop Cove, we can walk if we need food or bait, etc. The house is very comfortable and the views are amazing! Although it was sad to see what Michael did to the dunes, it sure was an easy walk to the beach. I have been coming to the cape for at least ten years and I always rent from Teresa and Terri. They are very knowledgeable and their service is excellent! I love that they require a smaller down payment when booking and that their prices are all inclusive. Very irritating when some companies charge a bedding fee, a cleaning fee, etc. And I think they’re prices might actually be less than the other rental companies for comparable houses (hope they don’t notice that comment

Haha! No worried Karen. Our goal is to provide better customer service at obtainable prices to keep our loyal repeat guests year after year. That's why we've started giving out loyalty discount and referral discounts so that we can keep the prices as obtainable for our repeat guests for as long as possible while the market changes around us. We're not out to make every one rich, but rather just to pay the bills and put food on tables :)
So happy we did this...
We returned to this little piece of heaven the first week of March, a little nervous about what we might find. We have stayed at McCosh several times and love the location on the Cape, the cozy circle of 6 homes sharing a pool, the immediate beach access and of course, the home itself. With just the two of us and our beach-loving dog being able to step outside, walk 10 feet and be on sand is just about the most perfect situation imaginable. The house is kept to immaculate standards, has everything we need for a week (or a month) and plenty of space to spread out and relax. The decks are spacious with magical views of the gulf from one side, the bay from the other. Aside from minor paint bruises, McCosh escaped serious damage from Michael. The view from the ground is quite changed because the dune is gone (for now) and you can see the water directly from the parking area under the house. Mother Nature will fix that in her own time but meanwhile there is something spectacular and oh, so special about that wide open vista.

Relaxing stay!
Once again, we had a wonderful time in Cape San Blas. We have rented with Teresa’s Beach homes before but this was our first stay at McCosh. McCosh is a very beautiful, well appointed home directly on the beach with striking views from the front facing the gulf side and the back facing the pool area and the bay. The large windows & back deck offered us the morning sunrises while the front of the house has spectacular views of the gulf and huge decks on each level to relax on to watch the incredible sunsets ( Cape sunsets are AMAZING).. The home is spacious, updated, organized, clean and very open. The kitchen arrangement was perfect and we very much enjoyed cooking dinner every night and then retreating to the deck to watch the sun go down. I also want to note that the floor plan was nice. The 2nd level actually has the bedrooms whereas the 3rd level is the main living area with the living room and kitchen so you can have the best views from the upper deck. Myself, my husband and our two dogs enjoyed this home and the wonderful service that Teresas Beach Homes offers very much. Thank you!

Great house
My family and I loved McCosh. The teenagers enjoyed the pool and being close to the store. They went daily and got an ice cream. The house was very clean and the views from the covered decks was spectacular. We will definitely be going back to this house,
