This like new luxury 3,275 Sq. Ft. two stories villa single house with a screened-in private outdoor pool and spa has 6 Bedrooms, 5 full bathrooms including two master suites bedrooms upstairs, 10 beds (3 king-size beds, 3 double beds and 4 single beds) with 1 crib along with 1 pack n play. It easily caters up to 16 guests plus 2 infants

PLEASE NOTE: Total maximum occupancy at any given time on the property is no more than 18 different people/guests including infants and visitors. Unregistered guests/visitors thru your reservation will not be granted access at the gate.

• Free basic over 250 cable channels, free local phone calls in the USA, Canada, Guam, Mexico, Virgin Islands and Puerto Rico and FREE Wi-Fi thru out the entire house.

• Laundry on-site (washer and dryer), drying rack, hair dryer, iron & ironing board and step stools for toddler are also available for your use and 5 washing clothes detergents capsules are provided.

• Free Parking on the driveway(up to 2 cars) or park on the unassigned designated parking spots in front of the house. Community has no limits on the number of cars per reservation. Please avoid blocking sidewalks and no parking over the grass. Trash will be picked up daily by dark from 8:30am in tied bags.

• We have some board games that may contain small pieces. Adult/parental supervision is advised.

• As a reminder, it is guest/your responsibility to ensure the safety and well-being of your children(under age 18) at all times. We encourage you to stay attentive and supervise them closely in all situations especially near the pool area. Always supervise them closely and take necessary precautions to prevent any accidents or injuries. Thank you for your attention to this important matter.

• To turn on the Air Hockey Table please use the switch locates in the power strip.

• 3 Burner Grill comes with a full gas grill propane tank along with grill utensils is available for rent upon request for 1 week, Price $99 for delivery/pick up and cleaning (Tax included). Please let me know at least 3 days in advance for me to be able to coordinate with the renting company. If you want it for one more week, it will be $45 more (Tax included). Charcoal grills are not allowed.

• Online purchases: Delivery services are allowed to deliver purchases to the house during the time of your reservation. If online seller uses USPS, it will not get delivered as the Post Office does not recognize vacation homes addresses.

HOUSEKEEPING: There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company and property manager. Mid-stay cleaning services during your stay can be requested for an additional fee.

Other things to note
Pool Heating information:

Please notify at least 3 days in advance before your check-in date if you are planning to use the Pool Heater to be able to turn it on and have it ready for your arrival. Our fee is a daily $50 (Tax included) for the duration of your stay.

Please Note: this is not a hot tub/hot jacuzzi. The water temperature of the spa is generally similar to the pool temperature. We are unable to set separate temperatures for the pool and spa at the same time, especially in the summer when some guests prefer the pool water to be cold while others prefer the spa to be hot.

Pool/spa temperature is highly affected by climate and weather. Therefore, the pool heat may not work at its optimum when outside temperature goes below 65ºF. The pool's set temperature may differ from the actual temperature it can achieve during the winter. During colder weather, such as when daytime temperatures are around 55ºF, the pool may only reach 80ºF or lower. We share this information based on our experience so you can have realistic expectations and enjoy your stay as much as possible. If you’d like to learn more, many online resources discuss pool heating in the Orlando area and may offer additional helpful insights.

To help you plan your stay, we recommend checking the Orlando/Kissimmee local weather 3 days before requesting pool heating. Please note: that once the pool heater is turned on, the heating fee is non-refundable due to non-mechanical issues, such as weather conditions, even if cooler weather affects the pool temperature.

FOR EVERYONE’S SAFTY: PLEASE DON’T USE GLASS ITEMS NEAR THE POOL AREA. Please note: There is no lifeguard on duty and no lifejackets are provided on the private property. Swimming is at your own risk! Owners and management cannot be held liable for accidents or injuries.

IMPORTANT: Please refrain from downloading any illegal content that might infringe copyright material. This will send and alert to our internet provider and we will lose our service.

Purposely/intentionally disconnect/covering (either by hand, object or someone standing close to) Ring doorbell security camera is prohibited. Your reservation will be canceled on your end without any refunds for security and safety reasons.

Travel insurance is highly recommended to provide your protection in case of unexpected cancellations on your part.

We are sorry to say, that we DO NOT ALLOW ANIMALS of any kind at this Property. Owner/family member has SEVERE ALLERGIES to animals/pet dander, hair and/or fur. Therefore, there is a “NO PET” policy in place for guests including visitors to this property. The law protects property owners as well as future guests, who have extreme medical issues regarding animal allergies, from having to endure an “accommodation” for allowing emotional support animals. People with debilitating medical reactions to animal dander, hair and/or fur are protected by the Law as well. We will make every effort to accommodate your other request to the best of our ability.
