Located on the third floor with elevator access, the condo features a private screened lanai overlooking the 10th fairway — the perfect spot for morning coffee or relaxing after a day of golf, tennis, pickleball or exploring Babcock Ranch or Southwest Florida.
This popular Birkdale layout provides privacy with a comfortable primary suite and second bedroom and second bath at the front of the condo with the fully equipped kitchen, living room, dining room with bay windows and lanai opening wide to a golf course and lake view in the back of the condo. There is an in-unit washer and dryer, and everything you need for an extended stay.
Webbs Reserve offers outstanding amenities including golf, 8 Har-Tru tennis courts, covered pickleball courts, Toptracer golf practice facilities, bocce, community pools and the Overlook Bar & Grille — all just a short walk from the condo.
Small, well-behaved, non-shedding dogs are welcome with prior approval.
Golf membership transfer may be available during select rental periods. Please inquire about availability for your stay.

The Lennar Birkdale model is the preferred 2/2 inside Babcock Ranch for its seperation of bedrooms at the front of the condo and a living space that then is twice the width of other models.
Our third-floor location provides a great view and elevator access makes coming and going easy. Our building is right next to the Community Pool.
Unlike many seasonal rentals, we also welcome a small non-shedding dog with prior approval.

Casual choices are abundant from Pi Pizza to Starbucks, Panera Bread, Five Guys, Jersey Mikes, Crave Cookies, Scoops Ice Cream and upscale Food Truck options at Founder's Square each weekend.
Outside of Babcock, highly rated Blossom and Brie is our favorite.
One of the best parts of staying here is how little you need to drive. Walk to golf, tennis, pickleball, the pool or Overlook Bar & Grille, and use Babcock Ranch's trail system for walking and biking.
The screened lanai is especially enjoyable in the morning, overlooking the 10th fairway with the morning sun. Later in the day, the east-facing lanai is shaded — a great place to relax after golf or the pool.
A short drive or bike ride is the winding Babcock Trail road with 6 unique parks on 300 acres and miles of trails including Bark Park for your furry friend.

Minimum rental period is one month.
Upon acceptance of a rental, a lease will be prepared and a $500 deposit and lease/renter fee will be due. The balance is due 90 days prior to arrival.

• Webbs HOA Transfer Fee: $150
OPTIONAL FEES:
• Small non-shedding dog (with prior approval): $50 per dog
• Golf Transfer Application Fee: $100
• Golf Membership Transfer: $400
Golf membership transfer is optional, subject to availability and prior approval. Renters who do not transfer the golf membership are not required to pay the golf-related fees. It is not necessary to have a Golf Membership to golf at Webbs Reserve. Public play is allowed and encouraged at current Webbs Reserve Golf Rates. The Babcock Ranch Lease Fee of $25 establishes the renter as a member of the community and provides phone access to Babcock pools (Lake Timber Lodge pool and Cypress Lodge Pool).
Florida and local taxes are additional where applicable.
Golf membership transfer may be available during select rental periods for an additional fee. Please inquire about golf membership availability for your preferred month. You absolutely do not need a golf membership to play golf at Webbs Reserve Golf Course. Public play is allowed and encouraged.
We welcome up to two small, well-behaved, non-shedding dog with prior approval. A pet fee applies. Sorry no cats.

Our condo is in the closest building to the community pool The Webbs Reserve golf course, Overlook Bar & Grille, pools, Har-Tru tennis courts, covered pickleball courts, bocce, Toptracer aqua range and golf practice facilities are all within easy walking distance of the condo. New amenities, as I write this in September 2026 are under construction and scheduled finish time of 1st quarter 2027 include resort pool, lap pool, hot tub, main clubhouse, steak restuarant, gym, spa.
