The home includes two inviting queen bedrooms, one with an en-suite bathroom and private access to the back deck overlooking the pool and professionally landscaped yard. A second full bathroom is located off the hall, and the living room includes a queen sleeper sofa for additional guests.
The newly updated kitchen is fully equipped for cooking at home and includes a dedicated coffee bar with a Nespresso, Keurig, French press, and hot water kettle for easy, relaxed mornings.
Outside, you’ll find a beautifully maintained setting with citrus trees, a private pool, outdoor shower, screened porch, fire pit, and a peaceful yard that feels tucked away and relaxing after a day at the beach. Your stay also includes beach chairs, an umbrella, and a beach wagon to make beach days easy and stress-free.

A Few Things to Know Before Booking
To make sure our home is a good fit for your stay, please review these basic house rules and property details before requesting to book:
• Primary renter must be 25 or older and must stay at the property for the full reservation.
• Maximum occupancy is 6 guests, including children.
• No parties, events, or gatherings beyond the registered guests.
• Quiet hours are 10 PM–6 AM and are enforced out of respect for our neighbors and local ordinances.
• Maximum parking is 3 vehicles plus one designated LSV/golf cart space. No street parking or parking on the grass is permitted.
• No smoking, vaping, marijuana use, or illegal activity is allowed inside the home.
• Use of the LSV/golf cart requires a completed waiver, eligible licensed driver, agreement to all LSV rules, and ID verification directly with the independent lease company before use.
• Guests will be required to complete our rental agreement, provide ID verification, complete applicable liability waivers, and authorize a refundable security deposit hold before check-in.
• Internet service may not be disabled, tampered with, or used for illegal activity, data mining, excessive downloading, or any activity that could result in fines, service interruption, or legal issues.
• Door codes are active only during the approved check-in/check-out window.
Additional helpful details:
• Check-in is at 4 PM and check-out is promptly at 10 AM unless prior written approval has been arranged with the host.
• Early check-in or late check-out may be available as a courtesy when the calendar and housekeeping schedule allow, but it is not guaranteed.
• The home is located about 1,000 feet from Gulfview Heights Beach Access and close to Gulf Place, restaurants, coffee, shops, bike paths, Longleaf Greenway, and one of the area’s rare coastal dune lakes.
• Pool heat is included during our stated shoulder-season dates. Outside of included dates, pool heat may be available for an additional fee and must be requested in advance.
• Starter supplies are provided, including items such as toilet paper, paper towels, hand soap, dish soap, dishwasher pods, laundry pods, trash bags, coffee setup, oil, salt, and pepper. Guests may need to purchase additional supplies for longer stays.
• Beach items such as chairs, umbrellas, a wagon, and bikes are provided as a convenience, but availability and condition can vary due to guest use.
• The home has exterior security cameras and noise/smoke monitoring devices. These are used for safety, property protection, and quiet-hour compliance. They do not record private indoor spaces or conversations.
• The LSV/golf cart is operated through an independent lease company, not directly by the property owner. Guests who wish to use it must complete the required waiver, provide ID to the company, meet all eligibility requirements, and follow all local laws and LSV rules.
• Guests are responsible for reviewing beach flag warnings, rip current notices, local parking rules, and all posted safety guidance during their stay.
• No refunds or rate adjustments are given for weather, beach conditions, local wildlife, insects, temporary amenity interruptions, or circumstances outside the host’s control, though we will always do our best to help resolve issues quickly.

The Bungalow on Birch was completely remodeled by us with the goal of creating the kind of beach house we would personally love to stay in — cozy, polished, thoughtfully designed, and easy to enjoy. Every corner was considered, from the private pool and fenced backyard to the screened porch, coffee bar, beach gear, bikes, and comfortable gathering spaces.
The location is one of our favorite parts: tucked into a quiet Santa Rosa Beach neighborhood just two blocks off 30A, close enough to walk or ride to the beach, Gulf Place, restaurants, coffee, shops, and live music, but still peaceful when you come back home. It feels private and relaxed, while still being close to everything people come to 30A for.
Why Kids Love It
Kids love having their own private pool to splash in after the beach, a fenced backyard for outdoor time, and plenty of space to relax after a day in the sun. The beach is close by, and families appreciate having beach gear available, easy meals at home, and cozy spaces for movie nights or downtime. The home is comfortable for families, while still feeling stylish and peaceful for the adults. For infants we have a pack and play and highchair available.
Located at 85 Birch Street in Santa Rosa Beach. Just 2 blocks off of 30A scenic highway. Just a 7 min walk or 1 min ride on your personal LSV to the Gulfview Heights beach access with pavilion, facilities and parking. There are stairs at this access. There is ADA access one minute away by car. Gulf place is the locals spot for getting dinner, cocktails or ice-cream and then watching the sun set over the white sands of 30A. Blue Mountain a few blocks away towards the east for Red fish tacos or the areas best ice cream.
Gulfview Heights Beach Access is just a short walk from the house, making beach days easy without having to load up the car. Guests can also walk or bike to the 30A path, Gulf Place, nearby restaurants, coffee, shops, and local hangout spots.
One of the most special parts of this location is the natural beauty tucked right around the neighborhood. The home is close to Longleaf Greenway and Point Washington State Forest, where guests can enjoy peaceful walking and biking trails through preserved coastal forest, longleaf pine, scrub, and natural Florida landscape.
You are also near Draper Lake, one of Walton County’s rare coastal dune lakes. These unique lakes are found in only a few places in the world, and this stretch of 30A is known for them. It is a beautiful part of what makes Santa Rosa Beach so special — beach, bike path, coastal dune lake scenery, nature trails, restaurants, and shops all close by.

Some of our nearby favorites include Shunk Gulley Oyster Bar, Local Catch, Red Fish Taco, Cowgirl Kitchen, Mimmo’s Italian, and The Perfect Pig. For coffee, 30A Coffee down the road is delicious.
We love having easy access to local spots near Gulf Place and along 30A. Whether you want seafood, a casual taco night, brunch, coffee, or a nicer dinner out, there are plenty of great options close by.
For the best beach day, go early — especially during peak season. Parking is easier, the beach is quieter, and finding a good spot in the sand is much less stressful. Our favorite rhythm is to go early, enjoy the best part of the day, and then leave before the busiest afternoon rush.
Later, head back toward the beach access around sunset. Gather at the top of the access with a drink, take in the view, and watch the sky change over the Gulf. It is one of the simplest and best parts of being on 30A.
