Damage Deposit: $55 which is trip insurance-
All money (rent, state & county taxes, and processing fee along with the security deposit) must be paid 60 days prior to arrival.
Renter may cancel agreement and will be entitled to a full refund of the $450 reservation deposit, less a $150 cancellation fee, only if the agreement is cancelled, in writing, no less than 61 days prior to the Start Date of the reservation. If less than 60 days from the Start Date, renter agrees that the deposit and any other reservation fees is non-refundable. Extenuating circumstances should be discussed with the owner and hopefully an agreeable resolution can be found.
Trip insurance is available on-line or through our management and is recommended.

Check in after 4:00 PM on the Start Date. Check-out is at 9:00 AM on the end date and keys must be turned into the office on or before that time.
All condos in our complex are NON-SMOKING and a renter shall not smoke in or around any unit.
Our condo is set up for 4-6 guests + pack n play for crib available.
Our condo has an assigned parking space directly in front of the bayside door. Additional parking is available and parking passes are required and obtained from our office. RV’s, boats, motor homes, travel trailers, boat trailers, and any and all trailers of any kind are strictly prohibited.
Our condo is managed by the management company of our association and has an office on-site which is open 6 days/week for your convenience. There is a formal rental agreement which must be signed in order to complete the reservation.
Rental periods are from Saturday to Saturday. There are exceptions to this and should be discussed with the owners.

Just suntan lotion- all beach chairs, lounge chairs, umbrellas, beach towels, and cooler are provided.
If you take a taxi/uber to the condo then there is a free island shuttle that will take you to the shopping & dining spots on the island. The stop for our location is a gentle walk away. There is a small grocery store on the island also at Stickney Point. The large Publix store is located just over the bridge approximately 4-5 miles away.
Most of the hotels are located along I-75 in Sarasota as well as in the downtown area.
Mother nature does make changes to our beach constantly. The video we have was taken in 2019 and shows the beach at that time. The largest section of beach in our area is at Turtle Beach just adjacent to our buildings. We have just added a nice layer of the fine quartz sand on our beach and guests love the feel of the soft white sand like you find at Siesta key beach.
You will find a fully stocked kitchen with all of the appliances you probably have at home. There are new pans, utensils, grilling tools, prep tools, and more to make it easy to create a casual lunch or a nice dinner. There is a drawer full of all of the basic spices for you to use as well as salt, pepper, olive oil, and vinegar. Coffee filters are provided for our Keurig Duo which has a regular coffee pot in addition to the coffee pods unit. Paper towels, dish soap, dishwasher soap, foil, plastic wrap, and parchment paper are also included in our unit.
There is a fully stocked pantry with laundry soap, cleaning supplies, hand soap, swiffer duster, swiffer sweeper, swiffer wet jet (with batteries), and additional items for your use. There is an electric vacuum, mop, bucket, and broom also. An iron with distilled water and ironing board are provided.
In the guest closet you will find a pack and play crib with bedding, a high chair, a step up stool for the little ones, and a booster chair. There are also games and several puzzels to use.
Our condo has a hotel type Safemark safe that is large enough to store a laptop and other items for safe keeping.
There is an on site maintenance crew to handle most items immediately.
We live just 5 miles away and can address your needs in a very short time period, and actually welcome your calls if needed. It is our hope to make your vacation as enjoyable as possible. We have been hands on owners from the beginning in 2004 and have completed most of the renovations you will enjoy.
