Summer Rates: May- Sept. $6,000 per month plus the water and electric, cleaning fee of $350.00 and the taxes which total 12.5%. 3 month minimum in the summer months. Minimum age of at least 50 years old for the primary renter For the months of April-October also add on : electric and water reimbursement to the owner. Monthly rental to start on the 1st day of the month in the months of November-April. For the other months we can be more flexible. Owner prefers 3 month minimum in summer months. 2 person maximum for summer months. The rate for the months is for 28 nights during high season, as we need to be able to get people in to do things/maintenance in between guests. In high season If you are renting for one month only the stay would start on the 1st and end after 28 nights if the month has 30 days. If the month has 31 days then you would get 29 nights. If it's non high season the end date would be the day before the last day of the month. The only pets allowed would be a small, non shedding dog breed under 25 pounds and a pet fee of $250 per month would apply as we have had pets damage things. A $500 security deposit would be collected for the summer months, and a short term rental agreement would be signed. The payment would be sent to the owner via Venmo or a check. It doesn't face anything but a fence and trees so it is private. 2 of the bedrooms are inside and share a bath with shower, sink, toilet. The largest bedroom has its own entrance and overlooks the pool-enter through the french doors by the patio area. There is an ensuite bathroom for that bedroom with a tub, walk in shower, 2 sinks, and 2 toilets. The 4th bedroom is across the pool and next to the garage/storage. The 4th bed has a/c only, no heat. The bathroom for that bedroom is outside over by the laundry and is a walk in shower, sink and toilet. The owner really prefers 6 guests maximum anyway so that room is a bonus space but not really ideally a bedroom. There are 3 walk in showers (one is in the bathroom outside by the pool) along with a separate outside nozzle to rinse off with. Bikes are not included but there are many places to rent bikes nearby. There is a driveway and a garage. You can park on the street too.
