Spend your winter above it all in this stunning 2-bedroom, 2-bath penthouse at The Waverly at Las Olas, where the Atlantic stretches across the horizon and cruise ships glide past your window on their way out of Port Everglades.
Mornings start with coffee and sweeping views of the beach and ocean. Evenings bring the city lights of downtown Fort Lauderdale and the parade of cruise ships setting sail, lit up against the sky. From up here, you get the energy of the city and the calm of the water all at once.
Step outside and you're just three blocks from Las Olas Boulevard, Fort Lauderdale's famous stretch of sidewalk cafés, art galleries, boutiques, waterfront dining and nightlife. Stroll the Riverwalk, catch a show at the Broward Center, or hop the Water Taxi to explore the canals. When you want sand between your toes, Fort Lauderdale Beach is just 1.5 miles away.
The penthouse offers two private bedrooms and two full baths, so it suits couples who want extra space, visiting family, or friends sharing the season. Pack your suitcase and settle in. Everything you need is here, and everything you want is a short walk away.
Trade the snow shovel for sunshine. Your winter address in downtown Fort Lauderdale is waiting.

Everything here is fun for the kids, and convenient for the grown-ups.
, walkable beach village known for its laid-back coastal vibe, colorful architecture, and friendly, small-town feel. Nestled between Fort Lauderdale and Pompano Beach, this seaside gem offers the perfect blend of relaxation, dining, and recreation — all centered around its pristine, turquoise shoreline.
Visitors love the village for its:
Quaint, Walkable Downtown
Stroll along flower-lined sidewalks, explore boutique shops, ice-cream parlors, beach cafés, and live-music venues. The village square often features outdoor concerts, art shows, and events perfect for couples and families.
Famous Snorkeling & Diving Right Off the Beach
Lauderdale-By-The-Sea is known as the “Shore Diving Capital of South Florida.” A natural coral reef system lies just 100–200 yards off shore, offering incredible snorkeling and diving steps from the sand.
Great Restaurants & Waterfront Dining
From fresh seafood to upscale bistros to beachfront tiki bars, the dining scene is vibrant and diverse — all within walking distance.
Relaxed, Old-Florida Atmosphere
No high-rise crowds, no busy boardwalks — just a peaceful, intimate beach town where life revolves around the ocean.
Fishing, Water Sports & Beach Fun
Try paddleboarding, kayaking, beach yoga, or fishing from the iconic Anglin’s Pier area.
Everything Close By
Park the car and forget it — the entire village is designed for walking, biking, and enjoying the outdoor lifestyle.
MODS sits in downtown Fort Lauderdale's Arts & Science District on Second Street, across from Riverwalk's Esplanade Park.
The museum has river otters, a hurricane-force Storm Center, live animals including alligators and turtles to touch, nine cockpit simulators and a space exhibit.
Its IMAX theater is the only Certified Giant Screen in South Florida.
Holiday Park has a large playground, sports fields and courts, and a 1936 switcher engine is displayed near the playground, though kids aren't allowed to climb it.
Las Olas hosts events throughout the year, including Christmas on Las Olas and art fairs.
Because of that no-climbing rule, I described the train as "on display" so families aren't disappointed when they get there.

Life Beyond the Boulevard: Flagler Village & FAT Village
Just north of the Waverly, Flagler Village has grown from an old warehouse district into Fort Lauderdale's most walkable urban neighborhood, packed with chef-driven restaurants, rooftop bars, craft breweries and murals on nearly every wall. At its heart is FAT Village (Flagler Arts & Technology), the city's creative hub for 20 years, with working art studios, galleries and street art. A $500 million redevelopment is now adding tree-lined walkways, new restaurants, boutique shops and Fort Lauderdale's first mass-timber office building, while keeping the artistic spirit that made the neighborhood famous.
Viceroy Residences is also bringing Delilah, the celebrated restaurant and private members' club from Los Angeles' h.wood Group, to Flagler Village.
ArtWalk – Last Saturday of Every Month
From 7 to 11 p.m. (every month except December), FAT Village fills with open studios, galleries, live painting, graffiti artists, performers, food trucks and music, rain or shine. It's pet friendly, and a free trolley runs through the district.
Weekend Open-Air Food Markets
Smorgasburg South Florida: The famous Brooklyn-born open-air food market is now in Flagler Village every Saturday and Sunday from noon to 8 p.m. It has nearly 50 food and retail vendors from around the world, a floating boat bar, themed cultural weekends and music. Entry is free and dogs are welcome.
New River Open Air Market: Every Sunday along the Riverwalk, under historic live oaks, you'll find 50+ vendors selling local crafts, farm-fresh produce, fresh-baked breads and pastries, orchids and gourmet bites.

A few things to check before you post:
Smorgasburg location. I couldn't find a Sunday food event on a "Viceroy lot." The open-air market I found is Smorgasburg at 536 NE 2nd St in Flagler Village, while Viceroy is at 451 NE 4th St. If you meant a different event, send me the name and I'll swap it in.
Holiday Park. It's partly under construction right now, so you may want to soften that mention in the Kids section.
Dates. Event dates shift a little each year, which is why I listed them by month.
