Our 6 bed (3 en-suite masters) 4.2 bath villa (with a spectacular pool) is where you want to be - as close to Disney as it gets, only at 2 miles from Disney in the prestigious Rolling Hills at Formosa Gardens Estate on a QUIET street.
The Pool is Gigantic it's in the top 1% of VR pools at a 40 Feet long (typical pools are 15 to 20 feet), surrounded by gardens with a spectacular view of the lake and fountain during the day and and the lighted fountain and Disney fireworks (Disney's Hollywood Studios) visible at night. The warm Spa is great on a cool evening. Our pool photos are panoramic and not taken at pool level to make the pool look bigger than it actually is.

Our villa is in the area known to locals as 'the Golden Mile.' Its the center of the action in the Disney area with many fine restaurants and other attractions in the immediate vicinity.
In addition to the pool there is an extra large SPA that is sure to delight everyone that sees it. It is situated in an extra large yard and surrounded by tropical gardens, citrus trees that you are free to pick from and a landscaped pond with a large lighted fountain and multicolor LED lighting for the pool and SPA. You will not get a better pool experience or outdoor Florida living experience anywhere.
The villa is spacious, light & airy, and comfortable, this villa is perfect for a large family or two families travelling together with two separate lounge areas and two en-suite master bedrooms. The first floor master has a king bed and walk in closet. The attached bath connects to the pool deck and features a two sink vanity, garden tub and stand alone shower.
The second floor master has a queen bed and the attached bath features a two sink vanity and a combination tub/shower. There are two other queen bedrooms and two twin bedrooms. One twin bedroom has a colorful Mickey Mouse theme. The other twin bedroom is luxuriously appointed with ornate moldings decorated in Disney colors and is fit for a princess. Each twin bedroom has two beds. All the bedrooms are equipped with TVs, ceiling fans and alarm clocks.
All Stainless Steel Kitchen appliances and Speed Queen Commercial grade Washer and Dryer are new in 2018 and high quality . (Washer , dryer, fridge, diswasher, stove)
The great room has comfy seating area with a 55 inch flat screen HDTV and a formal dining area and soaring vaulted ceilings; the den has a HDTV flat screen and a seating area that looks out to the pool. The living room and games room have 46 and 55 inch flatscreens respectively for a total of 3 large flatscreens in public viewing areas. Enjoy choosing a movie from the vast catalog of Netflix on the Den and living room TVs. There is also a fully equipped kitchen with a dishwasher, oven and hob (stove), microwave, Samsung French door refrigerator and lower compartment freezer with filtered water, ice maker (cubed and crushed), garbage disposal, coffee maker, toaster, blender, electric kettle, crock pot, electric skillet etc.
It is generously stocked with dishes, glasses, cutlery, and assorted pots and pans. A large breakfast room with views to the pool is adjacent to the kitchen. The Air Conditioned game room is perfect for children of all ages to escape the adults and play pool and Foosball and play a WII game. Other amenities include 8 cable TVs, one in every bedroom and one in the den and one in the Games Room.
The villa also has a SECURED high speed wireless network in case you want to bring your wireless capable notebook computer poolside. A desktop Windows 7 computer is provided inside the villa as a service to our guests (it will be upgraded to Windows 10 in the near future). This computer has high speed internet access.
The pool, with killer water views, is one of the largest you will find in a vacation home (40 ft. x 20 ft.) has a built in spa as well. The expansive pool deck is very private, not overlooked by adjacent properties, a feature not shared by 95% of villas in the central Florida area. The pool is also equipped with LED color lighting for nighttime swimming. The pool deck also had its own outside shower. The over 1/4 acre lot on a quiet cul-de-sac provides privacy and this premium lot size is in stark contrast to other crowded vacation villas. We have the largest lot in Rolling Hills and most of the surrounding area.
Within one mile without crossing a busy road there are numerous restaurants, shopping, ATM machine, Walk-In Medical Clinic and Mini Golf.

We don't lock you out! Villa thermostat is not locked as many are. We will customize the SPA temperature for you (f you elect pool heat). The SPA is normally set to 97F but can be raised as high as 104F or lowered 85F.
Family friendly the baby equipment which includes a full size wooden crib, a port-a crib, two strollers, a highchair, an infant monitor, an infant bath tub and more. American sized washer and tumble dryer.

About the owner: Lou and I live in CT but we long for the balmy weather of the South. Other than that Lou and I are polar opposites. He was fascinated with how things work from when he was a child – taking things apart and putting them together. He started building and fixing TVs from a very young age and then graduated to building computers. He is an engineer and enjoys web site development for the villa and automating pools, sprinklers – etc. I, on the other hand, was a history major and then a teacher and am the very opposite of handy. I love to cook and love having lots of people over to my house so I can feed them. Despite all our differences we enjoy many of the same things. We both are avid gardeners and enjoy walking with our 3 year old toy poodle puppy, Swizzle. We have big family vacations with parents, brothers and sisters, nieces and nephews. We all get together at the villa and have a blast. We go crazy at the park squeezing in as many rides as we can. When we tire out about mid-afternoon we head on back to the villa have lunch and a swim so we can race to the park and enjoy that evening’s entertainment. On lazy days we just hang by the pool playing Marco Polo or seeing who can hold their breath underwater the longest. When we start to turn to prunes from being in the water so long we head on inside to play board games or Wii. We look forward to those vacations and the special time that we can spend with the family without the distractions of everyday life getting in the way.
To date we have hosted over 650 families in our Florida home and Chatham Cape Cod home.
Why this property? Lou and I sat down together to create our “wish list” for the villa. We have been offering villas for rent since Dec 2002. We decided the most important thing was location. We wanted to be very close to Disney in the more prestigious (and less congested) West side. We wanted a view and a large pool with an extended pool deck and a secluded pool (very private). A year and a half passed without me seeing what we wanted. “I guess our list is unrealistic,” I told Lou after so much time had passed. Once or twice I would see a possibility – only to find out the villa was too close to a road or the pool was much smaller than it appeared in the online photos. Finally I found “it”. “Don’t get your hopes up,” Lou said, “it probably is going to be a disappointment like all the others.” I thought to myself, “Lou is probably right.” ? Lou and I knew we liked Rolling Hills –we had targeted it as our favorite development. Only 2 miles from Disney on the Golden Mile and only a mile to shops, restaurants, mini golf and big boy & girl golf, a supermarket, ATM and even a walk-in medical it was ideal. We drove down the tree lined streets with our agent. As we pulled in the driveway I said “Look, I can see the lake and the fountain from the driveway!” I jumped out of the car and ran to the back yard. I could not believe my eyes when I saw the huge expanse of sparkling blue water. “Look Lou – it has a spa!” “This pool deck is huge” I said. While the agent worked the lock we walked around the other side of the house. “Look at this lemon tree” Lou said, “it is loaded with fruit.” As we walked to the front door Lou warned me “OK – the back is great but the house could still be a disaster on the inside – don’t get your hopes up.” After we walked around Lou and I knew we were going to try to get this villa. I picked a couple of lemons up that had dropped to the ground and made fresh lemonade to toast our decision. Our hunt was over – our wish list fulfilled
