Exceeded expectations! Views from the home are amazing. House was fully equipped and decorated beautifully. We had an amazing trip - created core memories with our family.

Overall all we had a wonderful time. Suggestions - there was a pretty good ant problem. The corner lower cabinet in the kitchen is broken, and when you open it, it falls to the floor, more bath towels and wash cloths (I think we had like 4 wash cloths total), and I would highly suggest new mattresses. Everyone complained about their bed being uncomfortable. The home itself was great, and the layout was wonderful. The back deck and access to the beach were wonderful as well.

Serenity One is a beautiful beach house. It is well laid out. Four of bedrooms have great views of the ocean (three have doors leading to a deck overlooking the ocean).The beach is wonderful. We were able to see baby turtles released, dolphins, and sea birds.

This is the 4th beach house we’ve rented in Ponte Vedra, and it’s the best! We’ll definitely be back. Beach is 10 steps away from the house, house is huge and perfect for a group (comfortably sleeps 12 at least), and the location is ideal. Stop looking and book now!

The house fit our needs perfectly. Being able to walk straight out to the beach was a dream. The kitchen had everything we needed and more. The beds were pretty comfortable. We ended up purchasing a barbecue and leaving it with the house as that was the only thing we found lacking. The communication was clear and concise. I also very much appreciated that the check out cleaning list was minimal. We had a lovely time and would stay again!

We celebrate the first year of my princess at this house and I count have make a better choice, everything is perfectly designed: the house distribution of the bedrooms, the outdoors views, if you travel with an infant everything you need you will find it here, the beds are super comfortable, the washer big for a big family, you make something and this house have it! We were a family gathering coming together from a number of places. The open floor play layout here worked so well for reconnecting over dinner, games, jigsaw puzzles, and just hanging out. This is a very nicely equipped house including two fridges! The house is on busy highway A1A but inside it felt like a world apart. The beach views are spectacular. This is a quick drive to St. Augustine but away from the bustle. When I had a question for the owner, they got back to me very quickly. We could not have been more pleased!

It was nice overall. We could have used more face cloths and toilet paper. Fortunately, there are local stores near the property to purchase necessities etc. The bath towels were dingy, luckily there was a washer and dryer at our disposal. Lastly, it was a little sad given that we were not able to bring my mother’s support dog. Thankfully, we were able to find loving accommodations for her.

My husband and I Rented this house for a family vacation. But before this vacation, my husband lost his battle with cancer. So our family made This trip without him. This house was everything that was pictured on the website. The house was beautiful. The pictures do not do it justice. The house was very clean. There were 11 of us and we all had plenty of room. The bedrooms are nice beds were comfortable. The view was amazing. Parking can be a little tricky, but very doable. The kitchen area was great was nice having two refrigerators. The deck was so roomy. We spent a lot of time out on the deck. The house was supplied with plenty of cleaning supplies if you needed it, Extra beach towels, Beach toys, And laundry detergent. And for me that was a nice touch. This house met all of our expectations and made our family vacation and remembrance of my husband amazing. He definitely would have loved this house. I cannot tell the owners, thank you enough for the great communication and even checking in with us throughout our stay to make sure that everything was to our liking. I know the rating is five stars, but I would give it more than five if I could.

My family and I searched for weeks to find a place on the water that would be comfortable for all of us and I am so glad we found this place. It was unbelievably perfect, the home was beautiful with 4 king bedrooms having direct access to the ocean, two rooms with bunk beds, 2 identical bathrooms on the main floor with another on the ground floor. The kitchen had every thing we needed to cook all our meals and we were surprised to find lots of sand toys and boogie boards that made our beach experience all the better! If we ever get the chance to come back to this house we definitely will! A vacation dream come true!

This is a wonderful house. Plenty of rooms all king beds for comfort. The main area functions perfectly for a large family. Being right on the beach is so convenient and beautiful. The only disadvantages were there was no grill for cooking out. We were told there were umbrellas and chairs with many beach options, and there was none. So come prepared. Otherwise it was a very positive experience and we would come back again.

This is the perfect place for a family vacation. Great kitchen for meal prep and plenty of bedrooms for adults to relax in at the end of the day. This house was wonderful. We were 2 hours delayed getting into the house, due to cleaning issues, but the team was very good about communicating the delays. We did have to request towels, due to the rushed nature of the delays, but the cleaning team was very prompt to deliver the additional towels. The beach area was perfect. It was very private and allowed for us to let our children play in the sand while the adults relaxed on the porch. The layout of the house was also a bonus. Each room at the front of the house has its own entrances to the front porch, allowing each room to have a stunning view of the sunrise. The kitchen was well stocked and plenty of room to move around. The floor plan is nice and open, making game nights and together time very easy for everyone to be a part of. This was a great place for a big families. We would definitely book this property again in the future.

Fantastic view of ocean from massive deck that sits overtop the beach. Simply perfect and beautiful! Proper Group was very responsive, easy to work with for the minor things needed. Four Master bedroom with Kings all with ocean views! Two enormous bathroom with double shower heads and double sinks. Very impressive. The two bunk rooms with top/bottom bunk were super cute for younger ones. Lots of parking but very tight spots.Only negatives are little things: washer and dryer are very small, the deck could use a nice canopy (and noseum spray, ugh!). No master bathrooms so be ready to share with your crew. No garbage disposal in sink (something we are used to). But these are not things to keep you away.Woke up just before sunrise each day and sat on the deck with my cup of coffee and watched that golden orb slide up out of the ocean. Amazing way to start the day...and we had it here. Thanks!

This is a beautiful place with amazing ocean views. We had such a great time and wished we could have stayed longer! The house had plenty of space , great views from the bedrooms and loved the porch. Kitchen was well stocked with anything needed for cooking etc Our only suggestion would be a book with miscellaneous information: on working the TV (probably us but we struggled with that a bit) and maybe local restaurants, etc. really enjoyed St Augustine -this location was close enough to drive in which we did several times.

We had three families stay here for four nights. A lot of space for the ten of us with a very nice deck. A lot of space on the deck to sit with deck chairs and tables. Couldn't ask to be closer to the ocean as it was steps away.One bit of advice is if you have more than two cars figure out the parking ahead of time. You will need to either back in or turn around in the driveway as it is a blind entry back onto the road. Just need to take your time.

Can't beach being RIGHT on the sand! This place was incredible for our extended family to all stay and have fun. The kids could walk down the stairs to play on the beach and self-entertain, and the adults could sit on the deck and have an incredible view. We enjoyed lots of beach walk, shell hunting, beautiful sunrises, and even some dolphins swimming by. There was enough space for everyone, bathrooms and kitchen were nice.

The home’s layout was set up perfectly with 3 bedrooms and one bath on the left side of the house and 3 bedrooms and one bath on the right side of house which left quite a bit of living space in the center of the house for everyone to hang out and eat, play games, and socialize. The sunrises were beautiful every morning and the large windows and sliding door in the living space allowed for lots of light to shine in. A big plus.. 4 of the 6 bedrooms have an ocean view and the entire place is engineered hardwood floors. Having 2 refrigerators was also nice. It does sit on a busy road so you do hear some road noise. Be cautious when Entering and exiting the property with your vehicle due to the heavy traffic during daylight hours. Overall, a great place and I would not hesitate staying there again.

The property was clean and well stocked. The back of the house feature of all glass sliding doors enabled a wonderful ocean view from great room and 4 bedrooms. Four of the 6 bedrooms had king beds which were very comfortable. The wrap around balcony was a great gathering spot. I was told there were 11 beach chairs but there were only 3 dilapidated chairs which could not accommodate our party of 10. The boogey board was cracked but at least we brought our own. However we didn’t bring chairs as we were told there were chairs there. Also the last set of stairs to the beach could use some attention as the wood on the rail is very knotty and too rough to use comfortably. One final thing much was made about protecting the sea turtles from light. This was impossible to do as several rooms had missing or broken slats from the vertical blinds. I would definite recommend and rebook this site.

This was our first big family cousin vacation. We had looked at several places and finally came to this one. Right on the beach the kids loved it, we couldn't have asked for a better location. We loved the ocean front convenience and that there were 4 bedrooms with Kong beds and ocean views. Also loved the big back deck and back wall of windows. The house was well-stocked inside with essential supplies. The common area was a bit smaller than expected - not a huge issue, just made it a bit crowded and loud when our whole group was together and when the kids were trying to sleep in the bunk rooms. Our only real challenge was that the third bathroom was downstairs without a mounted shower head, making it so that each of the 3 families in our group didn't have their own fully functioning private bathroom.

House was very clean and inviting. Short drive to restaurants, shopping and historical sites. We did have an issue with water pressure one day. Nick answered our call and stayed on top of it until it was fixed. Only downside is it not being walkable to the restaurants, shopping and historical sites but you are directly on the beach and you can't beat that. You can walk the beach for miles!!

We found the place online after having planned to enjoy another location down the beach. We came from Alaska and found the other property run down with stained cloth furniture, mold in the rafters and many things in need of repair.. Then we went online and discovered the proper groups serenity one location 5 miles down the beach and thankfully they had just the 3 nights open these very weary and disappointed travelers needed to make it all better.. Serenity one people did a quick turnaround on their place. We didn't really give them their usual turn around/restock time so a few supplies needed topping up..but when we called the proper group responded super fast and friendly to our needs. The place itself was spotlessly clean. It was designed for a larger group so that's what we'll bring.....next time. Thanks for saving our vacation Proper group!

Proper Group's Serenity One property was wonderful! This is the perfect stay for 2 or even more families - three bedrooms on either side of the house and kitchen and living area in the middle for fun gathering. Four rooms have King beds, and each of them have fabulous views, so everyone is happy. Bathrooms are clean and updated - one with a tub; while two have double showers - a major convenience. Wrap around porch; plenty of outdoor seating and they even had warm cuddly blankets for sitting out at night to listen to the waves; and even gaze at the stars with their awesome telescope. Kitchen is well equipped; linens were clean; plenty of pillows and towels. Our families had the perfect time and we made so many beautiful memories together from watching the kiddos collect seashells right outside our backdoor to spotting several dolphins nearby. Could not have been more perfect! Thank you for not missing a single detail, The Proper Group!

Beautiful location, convenient for accessing lots of sights in the area. Well-stocked kitchen, plenty of parking, quality finishes in the bathrooms. Loved that the light switches were labeled and we had plenty of towels and towel bars! Nightstand lamps with built-in chargers were a nice touch as were the back-lit bathroom mirrors.A few details were lacking for the price point, but otherwise worked out well for our family get-together. Staff communication was great and check-in/out was easy.

We had a fantastic stay at Serenity One! The house was beautiful and clean and the location was perfect - right on the water and very close to downtown St. Augustine, plus plenty of local restaurants and shopping centers. The team at the Proper Group was very accommodating and quick to answer any questions we had. The only drawback was that there wasn’t really a dedicated workspace as advertised, which was a bummer since we had one guest who did have to work, but we were able to improvise and make it work. Highly recommend if you’re looking for a great spot in the area!

AMAZING HOUSE AND AMAZING LOCATION!!! The views were absolutely stunning and you can not beat being right on the beach. The house does have beach chairs, towels, and an umbrella which was greatly appreciated for those flying and have limited packing space. We also loved the hose station to rinse off all the sand before going in the house. The beds were comfortable and the kitchen was very well stocked. The house fit our group of 7 perfectly. We would not hesitate booking this property again in the future!!!

Great house. Beautiful furnishings. Well equipped kitchen. Very clean upon arrival. Excellent beach! My family had a great time on the huge expansive deck, which was equipped with great outdoor dining table and Adirondack chairs. Would definitely make a return visit.
