Pool Heat Option:
Available November through January for an additional $176.25 fee. Please request at least 48 hours before check-in so we can have the pool warm and ready for your arrival. Pool is set to 85 degrees when heated.
Accessibility:
An elevator is available for guests with mobility needs. Please notify us in advance if someone in your group will require its use (no additional charge).

MaryThis is our second time staying here and we're already looking at dates for 2026. Perfect for our family vacation to include my kids, my parents, and my brother. The elevator is a life saver when it comes to getting groceries and large items upstairs. You won't regret staying here!

MattBeautiful place. Wonderful location. View as advertised. Would absolutely stay in St. Augustine and in the house again. Only concern was that some of the equipment and amenities were pretty worn and dated. For example, the outdoor gas grill was basically not functional. The bathtub wouldn't get to a hot enough temperature and a door handle fell off. The host sent a lot of auto gen messages but didn't respond to our questions. We are pretty low maintenance and the home location was great and rooms were spacious, clean and nice. So we still think it deserves 4 stars overall.

ScottI know it sounds cliche, but the house and pool exceeded everyone’s expectations. The online photos don’t do it justice. The house has it all. Clean modern house and grounds, great air conditioning, awesome view of the heated pool and ocean from the main floor covered deck. Comfortable bedding and furniture. The house also has an outdoor kitchen which we did not utilize since we went out to the great restaurants on the island and in St Augustine.

AnnThis home was beautiful, with plenty of room for a large group. Beds and furniture were very comfortable and the house was beautifully decorated, but it still felt cozy. We enjoyed beautiful sunrises and easy walks to the beach. The home was close to all the attractions of St Augustine. There was a very comfortable couch and chair on the deck , as well as an outdoor bar . The home also had lots of pool floats and boogie boards for the ocean. I would not hesitate to stay here again!

MarkWe thoroughly enjoyed our stay at "Just Beachy", it is a beautiful property and was in pristine condition.We loved the private walk out to the beach, the various beach items available for use, the outdoor patios, the large kitchen island, the comfortable beds, and of course the pool! It would have been even better if there were lights in the pool for night swimming, but we found plenty of enjoyment otherwise. Thank you for such a wonderful stay!

EvelynMy 5 girlfriends and I rented Just Beachy to celebrate a 70th birthday! It was exactly what she wanted! The interior of the house was beautifully decorated and all of us felt right at home! The kitchen was well equipped and we enjoyed cooking meals in it! The pool was perfect! Water was just the right temperature and the lounge chairs were perfect for relaxing! The walk to the beach was short and the beach chairs and umbrellas were a nice bonus! We would definitely stay there again and recommend to our friends and family.

CynthiaJust Beachy was just about perfect for us! We are regulars in the St Augustine area & will definitely look to return to this stellar property. The photos are beautiful but don’t even do justice to this home. It’s just perfect. If I had anything to offer as feedback I’d say that the hot water heater could be bigger (and so could the towels!), but these were minor concerns, and otherwise everything was just ideal. Location, pool, beach access, rooms, decor, essentials—all were exactly as you’d hope!

LeeanneGreat stay, house was everything I could’ve wished for. Only one complaint is.. a neighbor two houses down stormed into the house while we were by the pool with our family and young children demanding we lowered music (that was not loud). We explained she could not barged into a private property and she stormed out. Thankfully it ended there but I couldn’t help but imagine what else she could’ve done as she caught us off guard with our small children. Definitely something that should be addressed and safety measures for the house to be taken care of. Otherwise, our stay was magical. The sunsets were unbelievable and we all slept very comfortable. Would definitely stay again!

MarkBeautiful place, great location. Everything was perfect except pool heater did not work, and we paid extra to have it turned on. Actually we paid more for the place, over others because it has a pool. They did refund the pool heater extra fee, but as I stated above, we did pay more for the place because it has a pool over others that didn’t. Unfortunately the week we were there the weather was in the 60’s and 70’s, so it was unusable. Otherwise, we would highly recommend it for large families, looking for a great place to stay.

ChelseaAbsolutely could not speak more highly of this place. As a yearly beach vacationer, I have never seen such a private and pristine beach. The pool is absolutely amazing and so necessary and satisfying on the days where you don’t feel like going down to the ocean. It’s a short, beautiful walk down to the beach, and they supply you with all the necessary tools to have a great day at the beach. It’s close to a ton of great restaurants and all around, one of the best air bnbs I’ve ever experienced. If you’re looking at this house, book it without hesitation!

LyndaWe loved our time at Just Beachy!! Beautiful home, fabulous pool, on the beach!! It had everything we need for our family vacay! The property management company was fabulous to work with.The only thing we wish would have been provided were some beach chairs and umbrellas and maybe an outdoor wagon to haul all stuff to the beach! We flew in so we couldn't bring anything like that with us. We ended up renting those items but the rental places are a little pricey.

JuliaThis place was even better than the pictures! We had a large group and wanted to make sure everyone had a bed and space to their own, this place was huge! The location is perfect to so many good restaurants and bars and the view was amazing. We all watched the sunrise and sunset every day. The pool was perfect, the hosts provided beach towels which was very helpful for all of us who flew to the location. I highly recommend for large groups, easy to do everything at the house!

StacyThis home has it all. Plenty of room for us . Probably get the elevator next time alot of up and down with 3 bedrooms downstairs. Kitchen upstairs . If you have bad knees or issues pay the extra for the elavator it is a beautiful home nice pool area. Gorgeous beach too.

MelissaThe property itself, including the house, pool and beach/beach access are stunning. For some, that might be all you need. However, certain aspects of your stay feel as if they’ve been engineered by the investment group that owns the property. The home lacks basic staples needed for an extended stay in a home. Especially for a family with children. There’s a serious need for cookware and homeware. A non-trivial percentage of the home has been locked and therefore, is not accessible. Most closets are locked. The garage is locked. There is no access to cleaning appliances (not even a vacuum). A beach house without beach chairs. This home has all the makings to be a perfect 10. Unfortunately, it’s operated more like a Manhattan co-op than a charming vacation rental. A number of small changes would make this a really great vacation rental (and a more successful investment for the owners).

Ty5 family members stayed here over the Thanksgiving holiday and we adored the home! It's very well decorated with thoughtful use of the light teal accent color throughout. Beautiful furniture choices in each room add to the charm. We particularly loved the upper deck patio furniture with teal frames and peacock cushions and spent our mornings drinking coffee out there and evenings drinking wine. The upper deck is well protected from rain and wind, so we could use it anytime.The Proper group was very responsive and fixed the pool heating issue quickly and brought us beach chairs.To make the house near perfect I should suggest a few minor changes:1) add larger and higher quality cookware to the kitchen. 2) add tissue boxes to the bathrooms. 3) add more furniture around the pool. There isn’t enough for the max guest capacity. 4) make the stairs less slippery and add a landing light. We had two falls.We loved the pool and beach access and will come again

This home has an amazing view and private access to the beach, not to mention close proximity to downtown St. Augustine. My Family and I had an incredible vacation at this home. JessThis is a dream beach house!! The view of the ocean from the top floor is stunning. The pool is gorgeous. And the boardwalk out to the beach is perfect. The bedrooms and bathrooms are great and the kitchen is beautiful (it has basics, but if you are doing serious cooking, you may want to bring some extra bowls and knives, as would be the case in most rentals). The property managers were responsive and incredibly helpful. They came over right away to fix the dishwasher, which was broken, and brought over toiletries when we asked for them. I hope we can stay here again. It was wonderful!
