Larkspur Oasis

Forget your worries in this spacious and serene space. The house is light and peaceful with a whimsical vibe, we are located in a quiet neighborhood, with a caged lanai, heated pool, on a canal that has one bridge to open water. Enjoy your morning coffee, yoga or fishing on the dock, the sunsets and water sparkles are beautiful. Spend your days on the lanai, floating in the pool or playing golf. We are only 10 minutes from the many offerings that Port Charlotte is well known for.

We purchased this home in January 2024 to escape the New England winters and wanted to share it with others when we aren’t using it. We have traveled throughout the US and abroad using Airbnb and Home Exchange and have had such amazing experiences staying in the homes, emerging ourselves in the communities and cultures where we stayed. This is our family vacation home; we are protective of it and our neighbors (friends). We will need to confirm that the intent of the vacation aligns with our expectations. We are passionate about hosting and care deeply about providing an amazing and memorable vacation for your family!

We love many of the outdoor activities the area offers: biking, golf, beaches, kayaking and boating. There is so much to do all year round. We reside primarily in New England with our children and English Bulldogs

While the house is a three bedroom, we supply a futon (in the 2nd office/ utility room) and 3 additional queen air mattresses/ bedding for families traveling for extra sleeping options. We have a list of baby/ children items available on request.

We have vendors that take care of weekly landscaping and the pool cleaning. There are three indoor plants that require weekly watering, I can have that taken care of if needed for longer stays.

Bedrooms (3)
Master Bedroom: King size bed, one walk in closet available, master bath with walk in shower and soaking tub. We provide all basic supplies. The master bedroom is equipped with a desk, double computer monitors, USB mouse/ keyboard.

Bedroom 2: Two twin XL beds, set up as a king (converter kit), large closet.

Bedroom 3: Two twin XL beds, set up as a king (converter kit), large closet.

*The beds are on 18” frames, allowing you to put your luggage under the bed. The lamps have USB ports

Kitchen/ Dining
Stocked with all the amenities that you would need to cook a meal, make coffee, Ninja coffee maker/ Nespresso maker: coffee and sugar. We provide most of the stock basics: salt, pepper, spices, oil, sugar, refrigerator condiments.
Eight-person dining table. Two counter stools.
There is a countertop icemaker.

Living Room
Leather couch, love seat, chair. There is room to set up the air mattresses (if needed).

Front Sitting Room/ Closet
There are four cozy swivel chairs with a low table. In the adjacent closet there are games, puzzles and many items for the beach (cooler, beach bag, beach toys, umbrella/ pop up, etc.) Two fishing rods. There are eight beach chairs and pool towels located in closets.

Lanai, Pool, Dock
There is a six-person dining set and a comfy sectional with a gas fit pit (seasonal for winter) overlooking the pool and canal. A smart TV. There are two chairs and a table on the spacious dock. We have pool floats and toys available for use. The pool light is the higher light switch on the dining room wall.
The pool is heated to 80 degrees, if the temperature day/ night is less than 65/ 40 degrees, it gets shut off. There is an easy-to-use pool cover that must remain on when not using the pool if the temperature is less than 80 degrees. Any requested changes can be discussed.
**If you are traveling with children, please advise. We will have the pool fence in place; it is easy to move for pool use.
**The boat lift is not available for use at this time.

Utility/ Office Space
2nd office space, desk, one computer monitor, printer/ scanner, USB mouse/ keyboard.
There is a futon and TV that is mobile for use around the house.
Washer, dryer, laundry supplies.
Vacuum, floor cleaner machine, along with cleaning and paper supplies.
There is room to set up an air mattress (if needed).

Common Area Bathroom/ Closet
Standard tub/ shower combo. We supply the stock basics.
Towels (Bathroom & Pool)
First aid kit, bug spray, sunscreen, sewing kit, assorted toiletries in case you forgot something.

Linens/ Bedding- Located in Closets
Towels, hand towels and face clothes
Extra pillows, blankets, sheets, pillowcases
(3) Queen Air Mattress

The garage and (1 of 2) of the walk-in master bedroom closets are not available for use.

If you are staying for a week or more: The trash and recycling trucks come early Monday morning, please put the barrels out on Sunday night, one on each side of the driveway.

This is our vacation home, and we are very protective of it and also our wonderful neighbors/ friends.

The person making the booking request must be 25+ years old, have a minimum of three five-star reviews or references. We will not accept a booking request from an account with any bad reviews.

There are alligators, baby sharks, snakes, dolphins, manatees in the FL canals.

We have a professional pest company that treats our home monthly, although we can’t guarantee a bug might still make its way in.
The garage and one of the walk in master bedroom closets is excluded.

House Rules

• Guests and visitors must show consideration to our neighbors, keeping noise levels down and being respectful. They are not only our neighbors, but also our friends.
• Check-in is 3:00 pm, check out is 11:00 am.
• No smoking inside the house.
• No parties or events.
• No eating or drinking in bedrooms. Please enjoy your meal in one of the dining areas.
• Make sure windows/ doors are closed when the heat or AC is on.
• Dispose of the garbage in the trash bin/ recycle bin (please rinse well), trash bags are located under the kitchen sink. Use the garbage disposal for food without bones.
• Keep a close eye on your kids while using the pool or near the canal.
• No glassware in the pool.
• Pets allowed, so long as they don’t cause damage and remain off the furniture. All feces must promptly be picked up, there are extra bags under the kitchen sink.
• Make sure to turn off the lights and any electronics when you leave the house. Don’t forget to close the windows and lock the doors.
• Empty the lint tray in the dryer each use.
• There is no garage access for guests, we keep our personal belongings in one of the two master bedroom closets.
• There are three exterior camaras (front door, lanai and back yard), they will be disarmed during your stay, shortly after your arrival. You can request they stay armed; they work by motion sensor. We turn them back on around 10:00 am on the day of check out to advise the cleaner.
• Check Out (11:00 am)
• Please strip and leave the bed sheets/ pillowcases/ blankets/ towels that were used in the utility room or leave them unmade on the last morning of your stay, so the cleaner knows what to wash.
• Load the dishes in the dishwasher and start it prior to departure.
• Empty the refrigerator of any perishable food or leftovers.
• Report any damage and/or breakages in a reasonably timely manner

Cancelation Policy
We have a strict no cancelation/ refund policy, we strongly encourage purchasing travel insurance. 50% is due at the time of booking and the remaining 50% is due 15 days prior to the stay. A short-term rental contract will be sent through DocuSign at the time of booking.
