The Whole house is yours for the stay.
Please confirm the number of people in the booking; adults and children. If you are booking for another person then we would need their Name and Telephone number.
Working crews will have to let us know in advance the number of people coming as well as their Company name. We do not allow heavy equipment or heavy trucks on the property. !!

Via the channel

Englewood is so lovely that two counties – Charlotte and Sarasota along Florida’s Gulf Coast – insist on sharing in its beauty.

Englewood's uncrowded beach is pure and wide and has excellent facilities. Just south, you'll find Blind Pass Park, a fantastic place for shelling and finding sharks' teeth.

Plenty of golf is available in and around Englewood, and the birding is great.

You can also try parasailing or rent a jetski. Fishing in Englewood is also outstanding and several companies will take you out on their boats.

Absolutely embark on an eco-tour of Lemon Bay. You’ll almost certainly see dolphins, manatees, and all kinds of shorebirds and wildlife.

Famous town of Venice is only 30 mins from here.

Welcome! These guidelines are here to help you have the best possible stay. Please read through — they protect you, your group, and the home.


ARRIVAL & DEPARTURE
───────────────────────
• Check-in: 4:00 PM or later. Touch the keypad lock face to reveal the numbers, enter your code to unlock.
• Check-out: 11:00 AM sharp. This allows us to prepare the home for the next guests — thank you.
• A Ring doorbell camera monitors the front entrance for security. Please do not tamper with or move it.


WIFI & TECHNOLOGY

• TVs are smart/internet-based — no cable. Log in with your own Netflix, Disney+, Prime Video, or use LG TV's built-in channels for sports and news.


PARKING & VEHICLES

• Park on the driveway only. Garage is owner storage — do not use it.
• Maximum 2 vehicles. Boats and trailers welcome — plenty of driveway space.
• Please drive slowly and respectfully through the neighborhood.


INSIDE THE HOME

• No sand inside. Rinse footwear at the outdoor hose before entering.
• Decorative art pieces are fragile and carefully selected — please ensure children do not touch or move them.
• Set thermostat to 75°F cooling when leaving the home, even briefly.


DRINKING WATER

City tap water is suitable for all purposes.


POOL RULES & SAFETY
────────────────────────
The pool is professionally serviced weekly. The Primary Guest accepts full responsibility for all guests using the pool.

Safety Rules:
• No jumping or diving into the pool.
• Children must be supervised by an adult at ALL times — no exceptions, regardless of floats or swim ability.
• Do not use the pool after dark without the pool lights on.
• Sliding doors to the lanai have safety alarms — do not disable or prop them open.
• No glass products in or around the pool area.
• No pets in the pool at any time.

Pool Heating:
• Heated December 1 – April 30th, set to 85°F (8:00 AM – 8:00 PM). Temperature may vary with weather and the temperature differential.
• Optional heating outside this period: $20/day, $50 minimum. Contact host to arrange.

End of Day:
• Lock all pool gate entrances when not in use.
• Lock lanai sliding doors and ensure alarms are active overnight.

Note: By booking this property you accept the Pool Liability Waiver at the end of these rules. Use of the pool is at your own risk.


OUTDOOR GRILL & FIREPITS
──────────────────────────────
• BBQ Grill runs on propane. After use: turn off burners AND the propane regulator at the tank. Clean the Blackstone surface with olive oil to prevent rust.
• Electric fireplace (lanai/family room): Switch off whenever leaving the home, even briefly.

Note: The host is not liable for injury or damage from misuse of the grill, firepits, or appliances. Guests operate these at their own risk.


HOUSE RULES

• No smoking or vaping anywhere on the property — indoors, outdoors, or in the pool area. Violations result in additional cleaning fees.
• No loud parties or music. Quiet hours: 10:00 PM – 8:00 AM. We are very strict with these quiet times as this is a neighborhood and we respect their right to peace and quiet
• No pets. Strictly enforced — no exceptions.
• No illegal activity or illicit drugs on the premises.
• Guest count must match the booking. Maximum occupancy: 8 guests. Day visitors welcome (max 12 total at any time) — must be disclosed in advance.
• Minimum booking age: 25 years.
• If booking on behalf of another person, provide their full name and phone number at time of booking and license should be provided


FLORIDA & PESTS

Florida is a tropical environment. The home is professionally treated for pests. Keep doors and windows closed when the AC is running to minimize bugs. Notify us immediately if you notice any pest issues. Outdoor - please understand that you WILL see bugs outside in the pool area as it is open.


CHECK-OUT PROCEDURE
───────────────────────
• Check out by 11:00 AM. Unauthorized late check-outs incur a fee.
• Place all used dishes in the dishwasher and run it.
• Place used towels and bed linens on the floor.
• Take all trash to outdoor bins. (Collection day: Tuesdays.)
• Do not put food waste in the sink — use the garbage disposal.
• Set thermostat to 75°F cooling.
• Lock all doors, windows, and the lanai. Ensure alarms are on.


CHILDREN & CHILDPROOFING

Children are warmly welcome. The home has been carefully set up but is not fully childproofed. Parents and guardians are responsible for supervising young children at all times, particularly around the pool, fireplace, and decorative items.


SERVICE & SUPPORT ANIMALS
───────────────────────────────
Certified Service Animals:
• Must be declared at booking with proof of certification.
• Must be housebroken, under control, and not left alone on the property.
• Not permitted on sofas, beds, or in the pool.
• Guest is liable for any damage caused by the animal.

Emotional Support Animals (ESA):
• A valid Florida ESA letter from a licensed healthcare professional on official letterhead is required before booking is confirmed.
• Florida law makes misrepresentation of an ESA a criminal offense.
• Same behavioral rules apply as for service animals.
• An ESA pet deposit will be collected — contact host for details.

We have a strict NO pet policy and any extensive cleaning that we have to do because of bringing in an ESA or a Service animal, the guest will be charged extra cleaning fees.

POOL LIABILITY WAIVER

These House rules are meant to protect the Guest as well as the Host. By booking the stay here and reading these House Rules you acknowledge compliance and free the owner of any liabilities
By booking this property, the Primary Guest agrees to the following:

• Use of the pool is for recreational purposes only, at the guest's own risk.
• The host is not liable for injuries, accidents, or loss of pool use due to weather, maintenance, or any other cause.
• The guest assumes all risks and releases the host, employees, heirs, and successors from any liability arising from pool use.
• The guest is solely responsible for supervising all persons using the pool, including children and non-swimmers.
• Pool temperature is not guaranteed — it depends on weather and heat pump capacity.
• The guest agrees to indemnify and hold the host harmless from any claims, damages, or legal fees arising from pool use.
• Violations of pool rules may result in suspension of pool privileges or immediate termination of stay without refund.

**Pool Addendum and Waiver:**
THIS POOL LIABILITY WAIVER (the “Waiver”) is entered into the day of occupancy of the GUEST from their portal of booking between Avatar Tree Manor Rd Englewood, LLC the “HOST” with an address at 1677 Manor Rd, Englewood, FL 34223 (the Premises) and the “GUEST” – the person who booked and the person(s) who occupies this house via the short term rental portals known as the “Short Term Tenant” whose name and ID are available as needed from any channel/portal.

Hereinafter, these individuals are known collectively as the “Parties.”
The Parties hereby acknowledge that this Waiver is incorporated as part of their agreement to stay at the property referenced therein as the “Premises” and serves to affirm the following:

**USE**. The HOST agrees to allow the GUEST to use the Pool at the Premises for recreational purposes, subject to all terms and conditions of this Waiver. The HOST is not responsible for any loss of use due to weather, maintenance, or any other circumstances that may cause the pool to become unavailable. The use of the pool is an amenity, the unavailability of which is not a violation of any terms of this Waiver or the Short Term Rental stay agreement from any channel.

**SEASONALITY** The Pool is not heated and hence NOT guaranteed to maintain a certain temperature due to weather or any other natural causes.

**INHERENT RISK. The GUEST acknowledges that the use of a pool and activities around the pool involves the potential risk of serious danger and bodily injury if not following basic Safety procedures. The GUEST further acknowledges that these risks may be the result of the actions or inactions of the GUEST, their minor children, guests, or anyone else using or around the pool.

**ASSUMPTION OF RISK** The GUEST will use the pool at their own risk and assumes all risks of bodily injury resulting from or around the Pool located on the Premises. This assumption of risk extends to all tenants, their minor children, guests, or anyone else on the property.

**RELEASE** The GUEST releases the following parties from any loss or damage to property, physical injury, or death as a result of the pool and its use: the HOST, their employees, heirs, and successors. This release extends to the injuries of any party, both directly and indirectly related to the use of and around said pool.

**PRECAUTIONS** The GUEST agrees to take reasonable precautions to ensure the safety of the pool. These precautions include, but are not limited to, locking any entrances to the pool when unsupervised by an adult. Any individual that is unable to swim independently is required to wear an appropriate life vest. These life vests are NOT provided by the HOST. Also to keep the sliding doors locked and keep everyone supervised. Under no circumstances will any ADULT or CHILD be alone in the Pool or the area surrounding the Pool.

**POOL CONDITION** The GUEST agrees to keep the pool clean and not drop food, glasses or other contaminants in the pool that can be potential danger to others. Put away pool toys after use.
REPAIRS. The GUEST is required to notify the HOST immediately if there is any defect or issue that requires repair. If there is damage done to the Pool by the GUEST, the HOST will make assessments and will charge it back to the GUEST

**INDEMNIFICATION** The GUEST agrees to indemnify and hold harmless the HOST from any loss, damage, liability, attorneys’ fees, and costs that are the direct or indirect result of using said pool on the Premises.

**UNSUPERVISED USE** The GUEST acknowledges that the HOST has no responsibility to supervise the use of the pool. It is solely the GUEST’s responsibility to supervise any individuals using the pool. Individuals unable to swim or children who are not allowed to use the pool unsupervised. An adult GUEST must be present at all times while the pool is in use.
PETS. Pets of any kind are not allowed in the swimming pool at any time.

**VIOLATIONS** The GUEST is in default of Short term stay and house Rules for any violation of this Waiver. Said violation may result in the suspension of pool use and/or eviction and termination of stay at the property.


ACKNOWLEDGEMENT: By completing your booking and staying at this property, you confirm that you have read, understood, and agree to this waiver in full, and acknowledge that you are waiving certain legal rights.
