Englewood is so lovely that two counties – Charlotte and Sarasota along Florida’s Gulf Coast – insist on sharing in its beauty.
Englewood's uncrowded beach is pure and wide and has excellent facilities. Just south, you'll find Blind Pass Park, a fantastic place for shelling and finding sharks' teeth.
Plenty of golf is available in and around Englewood, and the birding is great.
You can also try parasailing or rent a jetski. Fishing in Englewood is also outstanding and several companies will take you out on their boats.
Absolutely embark on an eco-tour of Lemon Bay. You’ll almost certainly see dolphins, manatees, and all kinds of shorebirds and wildlife.
Famous town of Venice is only 30 mins from here.

**Check In**

The front door has a Ring camera doorbell system that provides video of who enters the house. This has been installed for the safety & security of the house during unoccupied times and as a necessary precaution.

TV's are Internet based and connected to Wifi. There are no channels. Please use your streaming services like Netflix, Disney + and Prime or LG TV's channels for sports and news
You can Park on the driveway. Please don’t use the garage if you don’t have to. There are boxes, storage inside and the space is tight
Please be nice and respectful in the neighborhood. Drive slowly and obey traffic signs. They live long term there and we would like to keep good relations with all of them
Please dont bring sand into the house, leave sandy footwear outside and hose them off if needed
There are a lot of fine decorative art pieces in the house. Please do not allow children to touch them or move them – they are delicate and can break. These pieces were selected with great care to provide the ambience and serenity for the house. Much appreciated !!
Absolutely NO SMOKING OR VAPING in the house or outside, including the Pool area - on the premises. Evidence of smoking will result in additional fees and costs to remove the damage
No LOUD Partying or music - lets be reasonable and respect our neighbors. Quiet times are from 10:00 pm to 8:00 am
No pet policy and followed very strictly
No illegal activity or illicit drugs will be tolerated
Check in and Check out times are strictly to be followed in order for us to prepare the house for our next Guest. Check in after 4:00 pm and check out by 11:00 am.
# of Guests - please restrict occupancy to number of Guests that are reflected in the booking. At any time we are unable to allow more than the Occupancy of the house as allowed by the State. We reserve the right to inquire the names and ages of guests as needed. This is for our own safety.
If you are booking on behalf of someone else please state that upfront as we expect only that person who booked to occupy the house. we would need the persons name, Drivers license for the booking.
**WATER**
PLEASE NOTE: The water is from the city and seems good for bathing, washing etc ; BUT IT IS NOT MEANT FOR COOKING OR DRINKING. We do not have a reverse Osmosis system in place. We plan to upgrade shortly. Please use bottled water for drinking and cooking during your stay.
**PESTS:**
• Florida is a tropical place. There are plenty of bugs that are in and out if we don’t keep our doors closed. We use a professional pest control company to treat this house as a precaution.
• If you notice any bugs please let us know
Pool:
This house comes with a beautiful well maintained pool. The pool is serviced every week and the water is checked for cleanliness.
Please observe the following rules for the Pool:
a. Please observe ALL necessary safety precautions for using the pool.
b. You can use the pool at your own risk. The Primary guest is responsible to ensure that ALL Safety precautions are taken while using the pool
c. By reading these house rules and by virtue of accepting a booking at this house you will follow the Pool rules and will not hold the Host and associates responsible for any liability due to mishaps or injuries on this property.
d. Remember that it is wet on the sides of the pool. Please be careful walking around the pool. We are not liable for any falls or injuries caused.
e. No jumping or diving into the pool.
f. All children will be supervised by adults at ALL times – no exceptions. They should NOT be in the water by themselves whether they have floaters or not
g. The sliding doors from the house and the connecting door have alarms to indicate that someone has entered the Lanai. Please supervise at all times. Please do not turn off these alarms or leave these doors open at all times. They are for your own safety and security.
h. At night the pool area is well lit. Do not use the pool in the dark
i. It is the responsibility of the Primary booking Guest to ensure that everyone is safe, the pool is secure at night and that the Lanai doors are locked and alarms are on.
**Outside Grill**
Outside Grill operates on Gas. Please follow all Safety drills to be safe. Once finished turn off the Gas regulator and ensure that the fire is off
We also have a nice gas operated fireplace on the patio. After use please switch of the gas regulator and ensure the fire is off
There is an Electric Fireplace in the Lanai/family room. It should be switched off when leaving the house even for a short period of time
NOTE: It is the responsibility of the Guest to operate these conveniences safely. The host does not bear any liability for use/misuse of these items.
**Check out:**
Check out should be by 11.00 am as we have to prepare for the next Guest.
Before leaving put all dishes in the dishwasher, used towels and sheets on the floor
DO NOT throw food into the sink - there is a garbage disposal
Please turn Thermostat back to 75 Cooling when you leave
**Childproofing:**
This house is not fully childproofed. We have been careful in securing most items, but we cannot say that it is completely childproof.
Children are welcome to stay in the house and it is necessary for parents and guardians to supervise young ones at all times
**Rules regarding Service animals:**
Service Animals are allowed and must be declared at the time of Booking with proof of certificate for the animal.
A guest’s service animal must NOT be:
Out of control
Unhousebroken
Left alone at the listing
Allowed into areas that are considered unauthorized to the guest (not on the sofas and beds)
Allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control
You will still be liable for any damages in the property caused by the support animal
**Rules regarding Emotional Support Animal (ESA):**
In order for an emotional support animal letter to be valid in Florida, it must be signed and dated on the licensed healthcare professional’s official letterhead and provided as proof before the booking is confirmed
Florida laws have changed and now make it a crime to misrepresent an animal as an ESA. It can also be considered a crime under Florida law for a healthcare provider to issue a letter in support of an accommodation if they do not have personal knowledge of the individual’s disability.

**Pool Addendum and Waiver:**
THIS POOL LIABILITY WAIVER (the “Waiver”) is entered into the day of occupancy of the GUEST from their portal of booking between Avatar Tree Manor Rd Englewood, LLC the “HOST” with an address at 1677 Manor Rd, Englewood, FL 34223 (the Premises) and the “GUEST” – the person who booked and the person(s) who occupies this house via the short term rental portals known as the “Short Term Tenant” whose name and ID are available as needed from any channel/portal.
Hereinafter, these individuals are known collectively as the “Parties.”
The Parties hereby acknowledge that this Waiver is incorporated as part of their agreement to stay at the property referenced therein as the “Premises” and serves to affirm the following:
**USE**. The HOST agrees to allow the GUEST to use the Pool at the Premises for recreational purposes, subject to all terms and conditions of this Waiver. The HOST is not responsible for any loss of use due to weather, maintenance, or any other circumstances that may cause the pool to become unavailable. The use of the pool is an amenity, the unavailability of which is not a violation of any terms of this Waiver or the Short Term Rental stay agreement from any channel.
**SEASONALITY** The Pool is not heated and hence NOT guaranteed to maintain a certain temperature due to weather or any other natural causes.
INHERENT RISK. The GUEST acknowledges that the use of a pool and activities around the pool involves the potential risk of serious danger and bodily injury if not following basic Safety procedures. The GUEST further acknowledges that these risks may be the result of the actions or inactions of the GUEST, their minor children, guests, or anyone else using or around the pool.
**ASSUMPTION OF RISK** The GUEST will use the pool at their own risk and assumes all risks of bodily injury resulting from or around the Pool located on the Premises. This assumption of risk extends to all tenants, their minor children, guests, or anyone else on the property.
**RELEASE** The GUEST releases the following parties from any loss or damage to property, physical injury, or death as a result of the pool and its use: the HOST, their employees, heirs, and successors. This release extends to the injuries of any party, both directly and indirectly related to the use of and around said pool.
**PRECAUTIONS** The GUEST agrees to take reasonable precautions to ensure the safety of the pool. These precautions include, but are not limited to, locking any entrances to the pool when unsupervised by an adult. Any individual that is unable to swim independently is required to wear an appropriate life vest. These life vests are NOT provided by the HOST. Also to keep the sliding doors locked and keep everyone supervised. Under no circumstances will any ADULT or CHILD be alone in the Pool or the area surrounding the Pool.
**POOL CONDITION** The GUEST agrees to keep the pool clean and not drop food, glasses or other contaminants in the pool that can be potential danger to others. Put away pool toys after use.
REPAIRS. The GUEST is required to notify the HOST immediately if there is any defect or issue that requires repair. If there is damage done to the Pool by the GUEST, the HOST will make assessments and will charge it back to the GUEST
**INDEMNIFICATION** The GUEST agrees to indemnify and hold harmless the HOST from any loss, damage, liability, attorneys’ fees, and costs that are the direct or indirect result of using said pool on the Premises.
**UNSUPERVISED USE** The GUEST acknowledges that the HOST has no responsibility to supervise the use of the pool. It is solely the GUEST’s responsibility to supervise any individuals using the pool. Individuals unable to swim or children who are not allowed to use the pool unsupervised. An adult GUEST must be present at all times while the pool is in use.
PETS. Pets of any kind are not allowed in the swimming pool at any time.
**VIOLATIONS** The GUEST is in default of Short term stay and house Rules for any violation of this Waiver. Said violation may result in the suspension of pool use and/or eviction and termination of stay at the property.
**ACKNOWLEDGEMENT/AGREEMENT**
Electronically reading/scanning and /or accepting to stay at this property; this is part of the House Rules is acknowledgement that the GUEST abides by this Waiver.

Katherine E.Naveen provided exceptional hospitality during our stay! I have stayed in many rentals and this one has been the best thus far. So many little things that were stocked in the home to make our stay easier was such a huge help for us. We are thankful for Naveen and his wife for thinking of the little things that make someone’s stay feel calm and relaxing without any burdens. Their home is beautiful and very clean. Little things like bedding and towels smelling clean and fresh is such a plus. It is decorated so nicely and gave us a very cozy vibe as if we were right at home. The location was perfect. Everything including the beach was within a few minutes drive. I will definitely be returning with my kids next year and will be booking their home again.

ShelbyNaveen and Carmen's home was beautiful. We loved the location. The home is located near a boat ramp, which was only about 2 min from the house. Englewood Beach was 7 minutes from the house. Manasota Beach was 16 minutes from the home and Venice Beach was 25 minutes away. There were also some local shops and restaurants located on Dearborn st (Word of Mouth was our favorite) that we really enjoyed. This home was well equipped. There was PLENTY of kitchen, bathroom, pool and beach supplies. Fun games to play as well. The home was extremely clean. While at this time there wasn't a cover over the pool, that was ok, the pool still managed to stay clean and beautiful. The driveway is large and U-Shaped. We were able to fit a SUV and Truck in the driveway. The truck also had a trailer with a pontoon boat on it which fit just fine in the driveway. Naveen was very responsive. We've stayed at several homes and this one was one of our top favorites. We'd definitely consider staying again.

MirandaNaveen was nothing short of a great host. She was very responsive. The house its self was very clean and homey, I was a huge fan of all the seasonings and kitchen items they had to use. Outback was very relaxing with the lanai and pool. We used the black stone and grilled and chilled by the pool. There were beach chairs, sifters, umbrellas, a cooler and a few other things to take to the beach. I think Naveen having those things is a big help especially if you are flying in from some where and have no room for the beach essentials. Being born and raised in South Florida I highly recommend this house. I will absolutely stay again. :)

NicholasWe enjoyed our stay in this home. The house was very clean and cozy! We were grateful for all the towels, beach toys/wagon/blanket and especially all the equipment to help us find many shark teeth at one of the local beaches. Our family spent a lot of time in the lanai eating meals and playing games. We also enjoyed the beautiful heated pool and all the pool accessories. The game room was fun with a pool/air hockey/ping pong table, dart board and several other games. There was lots of closet and dresser space if someone needed it. It was nice to have a washer and dryer. The house was nicely stocked with bathroom amenities, hand soap, dish washing detergent, laundry detergent, paper towels, tissues, toilet paper, coffee makers, dishes for kids to use, and so much more! Safety was definitely a priority in this house as well with alarms that let you know when doors to the lanai/pool area were opened. The owners were very responsive and helpful. We would highly recommend this home!

TomThis was our second visit to this rental. We stayed for several days in December 2024, then for two weeks in January 2025. The home is clean and well supplied. The weather was cool, but the pool temperature was warm so we spent some time in the pool and sunning on the back deck with a cool beverage. Neveen and Carmen were great hosts and were very responsive to our questions and needs. We would highly recommend this rental and Im sure we will be there again.

DianneBeautiful clean home. Pool heated (thankfully because it was cooler and cloudy during our stay). Close to all beaches and lots of things to do. They provided lots of towels and everything we needed in kitchen. I would recommend this villa- exactly as listed on air bnb . Having a washer/dryer was great! The only thing I wasn’t crazy about was the ring camera out front being on during our stay. It’s great to know they are working on putting in a water system in future as we had to use lots of bottled water but they were transparent about this which kept us safe from lots of chemicals in Florida water. We enjoyed our stay and hope to be back again soon!

HeatherWe had the best time at our stay in Englewood. Location was perfect. Private, close to the beach, and we really enjoyed having our own private pool. We especially loved the warm pool, which provided a perfect spot for family gatherings during the day. The open layout of the house made it spacious and comfortable for our group. At night, the neighborhood was peaceful and quiet, allowing us to relax and unwind. Overall, it was an ideal place for a family vacation, and we would definitely stay here again!

DerekNaveen's place was clean and perfect for what we needed. Naveen was easy to communicate with. He needed to come check out the pool with a maintenance person while we were there. He gave plenty of notice and it was not an issue at all.

HudsonThe house was great, exactly as described. Only downside is for the younger crowd, seems to be a retirement community. There are plenty of older aged folks, if you’re looking for a relaxed, slow paced area then it’s the spot for you.

JustineWe loved our stay at this property! Lots of fun activities to do at the house and 4 different beautiful beaches within a 5-15min car ride, each more beautiful than the next! Only 5 minutes to lots of activities ranging from boat rides, parasailing, kyacking, bike rentals plus lots of gorgeous walking trails! Lots of good restaurants to choose from as well and groceries within a mile from the house. The house was beautiful, clean and well stocked and the pool was beautiful. Stocked with beach chairs, an umbrella, beach blanket and plenty of pool/beach chairs for an easy day at the beach and lots of pool toys for floating in the pool. We brought a collapsable cooler with us but there are resuable ones at the grocery store to purchase. I would highly recommend this stay!

JamesPerfect set-up for our family. Especially liked how the primary bedroom / bathroom was on other side of living space from the second bedroom/ bathroom. Bedrooms spacious with lots of storage. Beds very comfortable. Laundry room was clean, spacious and very convenient. Loved the spacious screened in Lanai for hanging out. Pool is not heated but clean and warm enough this time of year. Nice pool lounge chairs. Beach towels and various pool floats provided. Enjoyed using the grill. Neighborhood is peaceful and quiet, property feels private. Very centrally located to all the fun things Englewood area has to offer. Overall the house was clean, comfortable, in good working order, and thoughtfully prepared for hosting guests. The house was easy to relax in and to feel a sense of “home away from home”. Hosts were very responsive and polite. Would definitely stay again as well as recommend to others.

SaraThis is one of the cleanest, most well stocked home I have ever rented. The pool was great, the beds were comfortable, the kitchen had everything we needed. Highly recommend this home. Has a great airy/beachy feel to it and we were so sad to leave.

PeterEnglewood is an excellent place for a tourist to glimpse the "real America" Positive: Englewood compared to other locations in Florida is quiet, but that gives it a great deal of charm. We visited a Farmer's Market and met local people who were dealing with local issues. At the same time we could have bought local produce, listen to local musicians who were scattered around the market as we enjoyed excellent drinks. Near the property was a bar/cafe on the side of the creek (4 minutes walk) where you could enjoy a burger &chips washed down with a beer, all reasonably priced. Negative: The swimming pool water was a light shade of green, and the owners went to a great deal of trouble to put it right. The maintenance man was very helpful and recommended a great restaurant on Venice Beach which we all thoroughly enjoyed one lunch time

MELODY P.Perfectly clean, perfectly appointed, & amazingly convenient! The public boat launch is across the canal & Florida’s favorite grocer only 1/2 mile away. Perhaps the best seafood restaurant for miles is literally at the end of the street. Yet the house is on a quiet street and a self-contained vacation in itself. Fully-stocked kitchen, game room, pool - a comfortable respite. We will definitely be back! On this trip we visited Stump Pass Beach State Park (beach side and bay side), Englewood Beach, Manatee Park, Mote Marine Laboratory & Aquarium, Manatee Park, Ann & Chuck Dever Regional Park Pool, a private ranch in North Port, Farlow’s on the Water, Midori Sushi & Hibachi, Eagle Grille on Boca Grande, Pineapple Tequila in North Port, Luna Ristorante in Venice, and ordered Hungry Howie’s pizza & Italian pizza subs delivered (nostalgia). We paddle-boarded, power-boated, shopped, fished, beached, saw live sea urchins, mollusks, dolphins, manatees, fish, bonnet-nose sharks, sea birds, etc in their natural habitat, and volunteered with Englewood Community Coalition. It was a GREAT week at a GREAT location. The house was quiet yet close to everything & had everything we needed & some extras we didn’t expect. Thank you for a seamless stay.

RonI would and have already recommend this property to friends. Positive: Location was great and the property is beautiful and extremely well maintained. It is in close proximity to a Publix grocery store. I would rebook this property again in the future. We were expecting to arrive earlier than the check in time of 4:00. Naveen made the house available at 3:00 which was appreciated. He also was very responsive to messages. Negative: The property was a little pricey but it worked for where we needed to be. I wasn't fond of the doorbell camera. The traffic in Florida on I-4 and I-75 was ridiculous. Slowing down to a crawl for no apparent reason at all seems to be the way people drive.

MarthaFabulous When we arrived it was dark and Naveen guided us through the use of the lock. The house was impeccable, every detail was considered. The house was beautiful inside and out. Plenty of space, kitchen had every detail I needed to cook throughout our stay. The house is very conveniently located beaches and Englewood is very easy to get around. The pool area was very well designed as well as the lanai area. Will definitely go back!

SarahHusband and I loved our stay here! Master bedroom was spacious, master shower was wonderful. The kitchen had everything we needed to cook for ourselves. Beautifully renovated place all around. We loved playing the games that were provided, but some needed to be replaced/repaired. Overall amazing atmosphere, very private, great pool, publix right down the road, and just a short drive to the beach!

BrendaGreat place- looking forward to returning. Positive: This villa is lovely. It is clean, updated and beautiful decorated. It has all the comforts including pool, fireplace, screened lanai, fully equipped kitchen and it is a split plan. Located minutes to the beach for morning walks and to watch sunsets. So many fun games for kids and adults to enjoy. The curved driveway made it great for visitors to park. The owners were very responsive, kind and friendly. The whole experience was perfect. Negative: The pool was nice put the finish on the bottom was very rough on the feet.

This is a well curated and newly updated house with spotless linen, towels, toiletries etc. Kitchen had everything needed to cook family lunch and outside grill helped with our evening cravings. The house has high speed internet and TV had access to streaming apps. Naveen provided everything needed for beach outing with kids and was awesome. The communication was clear, response time was quick. I would definitely recommend this place to anyone looking for a peaceful fun stay!!

NeilThis was one of those “do-it-again” & “no regret” rentals. The house was very clean, from the bathrooms to the pool. We enjoyed the openness of the kitchen/living/patio/pool areas. It was easy to cook our meals, we even grilled 2 nights because the pool atmosphere was very relaxing. There was a jet~ski in the garage, and I should have messaged Naveen for the keys:)!!! Anyhow, from location to cleanliness I would bring my family again!
