Important: To help keep our home peaceful and enjoyable for everyone, please note the following:

• This is not a party house. Loud music and noise will not be tolerated any time of day. We are located in a residential, multigenerational neighborhood — music and noise must be kept at a conversational, respectful level day and night.
• Quiet hours are at 9pm -8am. Please be respectful of our neighbors, we love them.
• No smoking, vaping, drug use, or burning anything inside the home, garage, or lanai.
• 10 guests total. No parties, events, groups, teams, or gatherings. Only registered guests are allowed on the property (insurance requirement).
• Rental agreement & guest verification must be completed within 48 hours of booking (insurance requirement).
• We are located near SRQ Airport, so occasional airplane noise may be heard.
• The home is professionally cleaned, inspected and photographed between guests.
• Travel insurance is recommended.
• Exterior security cameras are located only at entry points (front door, garage, and pool gates).
*Early check in or late check out may be available for an additional fee.

Our Tropical Environment
Florida’s sunshine brings beautiful nature! The property receives regular, professional pest control, but occasionally a small critter may try to say hello. Keeping doors and windows closed helps keep them outside.

Our pool is professionally serviced twice weekly. Because the pool is uncaged, occasional leaves or debris from nearby trees may fall in, especially after thunder or wind storms. A skimmer net is provided if needed.
Minor pest sightings or natural debris in the pool are part of our tropical environment and are not eligible for refunds.

Amenities
Occasionally furnishings or amenities may need repair or replacement due to normal wear or unexpected maintenance. We always do our very best to restore the home to listed conditions and will communicate with guests if anything changes.

Dog
One small fully house-trained dog may be allowed with prior approval and a $200 pet fee paid before arrival. (longer stays may require a larger partially refundable pet deposit) A second may be considered for an additional fee. Please message weight and breed of pet for consideration and approval. Pet must be added to the reservation. Certain breeds may not be accepted by our insurance.

Dog must:
• be fully house-trained, no puppies please
• be crated when left alone
• stay off furniture
• not enter the pool, for their protection (chemicals)
Proof of flea/tick prevention required. We provide a crate, bowls, mats, and a leash.
Cats and other pets are not permitted. Pet must be listed on reservation and $200 fee paid prior to arrival.

To help us maintain a safe and welcoming home for all our guests, we ask that check in through our Happy Guest Portal be completed within 48 hours of booking. Reservations that do not complete this step within the timeline may need to be released. This process supports our insurance and local compliance requirements, and we appreciate your prompt attention to it

We’re just a short hop from the Sarasota-Bradenton Airport, which makes getting here super easy—and plane-watching from the backyard can be a fun surprise especially for the littles! From time to time, depending on the flight path, you may see and hear some daytime air traffic. It’s brief, but we like to give our guests a heads-up just in case you're extra sensitive to sound.
