Area Information
Our condo is located within walking distance to several commercial venues, including shopping (both grocery and souvenirs), eateries, restaurants, golf and amusements. For mall shopping or running up and down the beach, a Trolley stop is located in front of the condo. The airport, Northwest Florida Beaches International Airport (ECP), is 17.9 miles (26 minutes away). Transportation is available from the airport to the condo.
Attractions Within Walking Distance
While at the condo, you will be within walking distance to the Super Walmart, McDonalds, All American Diner (diagonally across the street), Pompano's, Pineapple Willy's, KFC, Backyard Burgers, Hungry Howie's, Zaxby's, Waffle House, Dippin Dots, Applebee’s, Shipwreck Beach souvenirs, etc. The Shoppes at Edgewater is a plaza on Front Beach Road and to your left (about a mile) as you exit the condo, which has a variety of eateries; for fine dining, The Firefly; for seafood, Montego Bay (owned by the owners of Saltwater Grill) and Dee’s Cajun Café; for Mexican, Los Rancheros; and for hot dogs, Roys! There is a Daiquiri shop across the street that has supplies for other refreshments. Although a little farther to walk, Ripley's Believe It or Not, WonderWorks, and various mini-golf courses, mazes and go-cart tracks are right up the road and can be seen from the front door! Shopping, theater and dining can be found at the outdoor mall, Pier Park, located about 10 minutes to the west of the condo.
Favorite Places To Eat
We love seafood! Our favorite seafood places are Bayou on the Beach and Hunt's Oyster bar (across the flyover). You can't go wrong with either of those for seafood. For Thai, Ketayno's is across the street and very good with large portions. For Mexican, try Los Rancheros (great margaritas)! For Chinese, we love Jin Jin 88 on Back Beach Road - delivery available!! Please visit our website for more of our favorite places!!

Beautiful place very clean and spacious the view was amazing, balcony was big and perfect. Everything we needed in the condo was there as listed. Shopping, activities, and restaurants was within walking distance. Elevators were always fast never waiting long. We had a wonderful vacation. We stayed for two weeks at Ocean Villa # 1602. The condo lived up to our expectations based on the listing. The condo was well equipped with anything we needed to prepare any meal. The roomy balcony faced the beach with a spectacular view. Several restaurants and shopping were within close walking distance.The condo owners were accessible by phone, or email and responded promptly to any communications. We'll definitely try to book this condo when we next visit Panama City Beach.

This is a beautiful condo with very comfortable beds. Beautiful view from the deck and also from inside the condo. We could sit at the dining room table or front room and see the ocean. Owner Karen is amazing to work with and promptly answered any questions or concerns we had. Excited to get to go back with the grand babies in a few months.

We spent Christmas at 1602 Ocean Villa. Communication with Karen was great, any concerns were addressed within the hour. The views from the balcony ( one of the largest you’ll find in PCB ) were great, the kitchen was well supplied with everything you will need to prepare a meal. The view from the master bedroom is everything you could wish for. You are close to everything, Walmart, plenty of restaurants and entertainment. Book this condo and won’t be disappointed.

We had the most wonderful stay at PCB in this condo this year! Unfortunately we were scammed prior to renting this condo and had the best/easiest experience with Karen. She was so kind and understanding and immediately contacted me via phone call to help ease all of our questions/concerns. We will definitely be back and will continue to rent through her with all future vacations. The room was beautiful with great amenities and a perfect view of the gulf. We will definitely be back!

D. A.Peaceful place to stay - Perfect Vacation Stay
Loved the location of this condo. Condo was very clean with no clutter, weird smells etc. So glad we found this condo. Kitchen was well stocked and had everything we needed to cook a low broil which we do every time we go to the beach. Condo had plenty of room to move around in without being on top of each other. Bed in master is firm and slept great. Nice bedding as well. Washer/Dryer worked great and handle what laundry we had. Elevators were fast. When the door opens move fast or they will close before you get on. Plenty of luggage carts were located on the first/ground and second levels. Access to the beach/pools is located on the first/ground floor Pools were never crowed which was nice. All TVs worked great. The Balcony was very large with wonderful direct views of the Gulf. Karen was a perfect host and sent us all sort of area information. HIGHLY RECOMMEND THIS CONDO AND THE OWNERS!

Karen, thank you for all the communication and information you provided us in renting your condo. Your place was great with the biggest and best balcony we have rented. Spent a lot of time on it while reading, visiting and looking at the ocean. My bed was very comfortable and being able to see the ocean from the bedroom was very nice. The elevators were pretty fast. We did not have to wait long for them and they got to the 16th floor quickly. The condo was very pretty and the view wonderful. Never needed to turn on my tv in our room, but glad to know I could. I feel like I know you because we communicated so much. Have no fear to rent from Karen. She is a real person and will help you enjoy the area by letting you know about things to do. Thanks again! Hope to be able to visit in the future.

Our week started out rainy but that’s what made the spacious balcony a plus. Great amenities include a big pool and hot tub plenty of lounge chairs. Wonderful king size comfy beds. Great beach access. Owner very helpful with places to eat and visit being our first time visiting the PB area. You won’t be disappointed at this condo.

After a flight from PC to Arkansas for our niece's wedding, we came back to the beach for 3 nights to wrap up the vacation! The condo was super, the owner was very nice to deal with, the weather was wonderful, and the water was just perfect. I highly recommend this condo...good location and well maintained. The security was also a plus. Parking was a bit challenging, but we managed to get the truck in & out with no issues! Would love to go back and stay a week at this condo......never quite ready to leave the beach!

Thank you so much for your review! We have a long wheel base truck and have to wiggle into the parking spaces under the building, too, but it can be done!! When we don't feel like wiggling in and out to park, we use the 3 level parking garage across the street and park on the top. The spaces seem to be larger there! You are welcome back any time. Just got home today and we are already planning our next visit to Oceanvilla 1602. The owner Karen is so nice and helpful with everything. The condo is perfect and great prices in November. This unit is very close to the elevator which was so helpful to us. The patio views are stunning and you will never want to leave.

From arrival to departure, everything was perfect! Even before arrival, Karen was very accommodating and informative. When we walked in the door, the condo looked and smelled very clean. Then when we walked out to the balcony, the views were amazing and breathtaking! The condo has 2 very comfortable king sized beds which worked out perfectly for 2 couples. We Also found the location to be just perfect. We wanted to dine outside, and found wonderful places so close by, including Billy’s Oyster Bar, Schooners, Runaway Island, and did a take out with Local Steamers and enjoyed our Delicious meal at the wonderful picnic area around the pool at sunset. We loved Pineapple Willy’s for lunch, and The Best Pizza place right down the road! Our most favorite spot had to be The Sunrise Cafe right across the street for breakfast!! All soooo yummy!! Also want to mention that the maintenance man around the pool area did a fantastic job keeping everything looking so nice and always clean, and was very pleasant to speak with. Thank you Karen for sharing your beautiful condo with us! A great time was had by all!

My husband, adult daughter and I had a wonderful little holiday away from Atlanta in this wonderful condo! The balcony made it - above & beyond hopes! Looked and felt like we were the first in it -- so they have exceptional housekeepers and take serious pride in this condo. We already want to rent again! The location is ideal - the SUNRISE is great little place to eat breakfast lunch & dinner! Appreciate the links and suggestions for food & amenities in the area that the owners provided. These are superb owners - I would change dates just to work with them again!

The unit itself was clean, well kept, well maintained and comfortable. The pictures are accurate. We were able to relax and enjoy time as a family. We had the space for everyone and the comforts of home- or a home with the Gulf of Mexico out the back window! Our children enjoyed the beach all day! We enjoyed being able to walk to it, to see them from the balcony, the pool, and the peace. This is a quiet place, a relaxing place, a comfortable place for a family to unwind and re-charge.
