FIRST FLOOR
*King bedroom - spacious room with large walk-in closet.
Large closet is home to an iron, steamer, pack n play (with fresh mattress sheet and blanket), two high chairs, and so much more. Attached Jack n Jill bathroom with step in shower, robes and pocket door for privacy from bathroom.
* Twin bed with access to Jack n Jill bathroom with step in shower and Pocket door for privacy from bathroom.
*Foyer, reading nook with tons of books and a comfy recliner, game nook with games, a table and chairs and a Pac Man game with several games, living room with fire place (electric heat), dining room, large kitchen with coffee station, eat in counter, laundry room and second full bathroom with step in shower.
* Access our privacy screened lanai and inground pool from the kitchen/dining room area. In our screened lanai you will also have access to our fit pit lounging area, outdoor eating space, grill and garage access. The garage houses the bikes and many other pool supplies and all our beach supplies.
SECOND FLOOR:
* Bunk room - bunk bed with twin top and full on the bottom. A second full size bed. Spacious closet with robes and dresser.
* Large Master bedroom with King bed, bay window, and walk in closet. Walk in closet with robes, pack n play (with sheets and blanket).
*Dedicated office space with gaming system, adjustable height desk, printer, comfy office/gaming chairs and loveseat with pullout bed.

KellyWe absolutely loved our stay. The location was fantastic. The house was beautiful. We stayed cool. Slept awesome in cozy beds. the pool area amazing. We loved the Pac-Man machine. You’re in close proximity to beaches to everything and we love the river walking. It takes you to Pier 22 in 3 minutes that has the best oysters on the half shell And if you’re not into that, all of their other entrées appetizers desserts are amazing Keylime pie recommended and crème brûlée. There’s also roof top bar at Spring Hill suites and marina with beautiful yachts/lights within a block. 6 miles to an Anna Maria island/home’s beach. Stay here. Perfect.

BrittanyBeautiful place and very comfortable. The three full bathrooms is a nice bonus. Able to fit up to 10 people somewhat comfortably. Quiet location and easy to walk to a handle of restaurants and bars. Also the river trail was within minutes of the place. Outdoor area is very relaxing and the pool was small but very nice. Very few negatives to be said of his place- one only being they could use a few extra blankets and the main upstairs bathroom could use its own door for more privacy when sharing with other rooms. Very small negatives to an overall beautiful place.

KaraWe had a wonderful stay while in town for my nephew’s wedding. The location was perfect. It was a short walk from the boardwalk that rubs along the Manatee River. The house was spacious and had lots of charm. We had a total of 8 adults, 1 child (12 year old), and an infant (8 months). The house was well stocked to get us started when we arrived. They had everything needed for the baby (pack -n-play, highchair, and even a stroller). They also had everything needed for a trip to the beach. There was a beautiful front porch with rocking chairs and the pool area in the back had plenty of seating for everyone. Lastly, the hosts were easy to get a hold of and the communication was timely. I would definitely recommend this for a large family or a couple of families vacationing together.

CandissOur stay was perfect. We were a group of 2 families with 4 adults and 6 children. There was room for everyone comfortably. The pool was a hit and was well heated. The kitchen was well equipped. All the beds were comfortable. Easy to get in and out of house with code system. We walked to the farmer's market and downtown O"Bricks Restaurant and to Pier 22. AndreaWe loved the house in Bradenton, it was exactly as described and provides enough space for large families. Our kids liked the amazing pool and amenities as Wii and games. The area is great, close to walk to the marina and Main Street. The drive to Anna Maria Island is short and you can enjoy amazing beaches. The house was super clean, we will definitely come back.

D'JionThe Boathouse Retreat was more than what our family imagined. We came to the area to have our father’s funeral and gather with family. As soon as we pulled up, we felt right at home.The attention to detail was appreciated and the warmth extended from the host was unmatched. Doug-Merri J.Randy's place was OUTSTANDING. There was only 5 of us (2 couples in their early 60's & a friend in his early 70's) and the place was way bigger then we needed. It would be great to have a family gathering here sometime as there was plenty of beds and room for several more. The place is an old Victorian style home and we found the upstairs master bedroom bed VERY COMFORTABLE. So much so that we looked at the mattress to find out who made it. We went to the beach one day and there were plenty of beach chairs, beach towels, a cooler to use and the biggest plus was a wagon with large wheels to pull the stuff in the sand. There are washers & dryers downstairs and upstairs so plenty of facilities to do laundry if a larger group stayed. Kitchen was well stocked with dishes, utensils, electric appliances and more. We had some questions and Randy ALWAYS responded in less then 20 minutes. We even got to meet him and get some personal tips for things to do and places to eat.

GabrielThe house was big and spacious. They had everything you can possibly think of at the house. Nice spacious rooms. Unfortunately, we didn’t get to fully enjoy the outdoor amenities because of storm Debby but we made the best of it.The only reason I’m not giving this place 5 stars is because the main floor was extremely warm and never went below 76 degrees even with the thermostat being set to 70. Randy was informed and said he was aware and is looking to replace the unit soon. With that being said we were unable to use the first floor as much as we wanted because of how warm it felt. At time the couches felt very damp.I Will definitely give this place another chance after the AC issue has been fixed.

DorothyWe couldn't have found a more wonderful place for our needs. It was so well appointed; we didn't want for anything. It was very clean, super important for me. The beds were comfortable, the living room furniture was just right after a long day. Our adult children could retire to their rooms, and we had quiet throughout. Loved the pool, not for swimming but for exercise and paddling. Walking to restaurants with good food for takeout was so easy. Having the third bathroom off the kitchen (maybe a pool bath?) was a little strange with two bedrooms and an office upstairs, but it worked fine. My husband and I stayed on the first floor with the ensuite bath, and we were happy - no stairs. Thank you, Randy for being so responsive when we had questions, which were few since everything was explained so well up front.

LoriThe house is beautiful. The location was great. There were a few hiccups we had during our stay. Randy is a great communicator and very responsive. There were a few issues and a few things that were broken and should be replaced. Randy mentioned they are aware of this. Therefore, I did not give it all five star reviews. Suggestions: a griddle to make pancakes. A few more plastic containers of various sizes to store your food in the refrigerator. A few mixing bowls (small and medium) to mix the pancake mix in or make scrambled eggs. A new book to log your stay for other guests to read as the current book is full.
