Our condo is located within walking distance to several commercial venues, including shopping (both grocery and souvenirs), eateries, restaurants, golf and amusements. For mall shopping or running up and down the beach, a Trolley stop is located in front of the condo. The airport, Northwest Florida Beaches International Airport (ECP), is 17.9 miles (26 minutes away). Transportation is available from the airport to the condo.
While at the condo, you will be within walking distance to the Super Walmart, McDonalds, All American Diner (diagonally across the street), Pompano's, Pineapple Willy's, KFC, Backyard Burgers, Hungry Howie's, Zaxby's, Waffle House, Dippin Dots, Applebee’s, Shipwreck Beach souvenirs, etc. The Shoppes at Edgewater is a plaza on Front Beach Road and to your left (about a mile) as you exit the condo, which has a variety of eateries; for fine dining, The Firefly; for seafood, Montego Bay (owned by the owners of Saltwater Grill) and Dee’s Cajun Café; for Mexican, Los Rancheros; and for hot dogs, Roys! There is a Daiquiri shop across the street that has supplies for other refreshments. Although a little farther to walk, Ripley's Believe It or Not, WonderWorks, and various mini-golf courses, mazes and go-cart tracks are right up the road and can be seen from the front door! Shopping, theater and dining can be found at the outdoor mall, Pier Park, located about 10 minutes to the west of the condo.
We love seafood! Our favorite seafood places are Bayou on the Beach and Hunt's Oyster bar (across the flyover). You can't go wrong with either of those for seafood. For Mexican, try Los Rancheros (great margaritas)! For Chinese, we love Jin Jin 88 on Back Beach Road - delivery available!! Please visit our website for more of our favorite places!!

Such a beautiful condo! My FAVORITE was the balcony. I was kind of worried because this condo is on the 13th floor, BUT it was amazing, didn't seem to be that high up once in the condo. This condo has everything you would need to relax & have a great time in. Definitely will choose this one again!! The owners are great as well. They answered any questions & concerns we had anytime we asked. We all agreed the beds were more comfortable than most places we've stayed. ALL IN ALL THIS PLACE IS WONDERFUL!!

Roxanne B.Clean Condo with Spectacular Ocean Views
The hosts are kind, hospitable, and very responsive to issues, the condo is very clean, but needs some minor updating. But to be honest, the beach is far from quiet. It's too busy, lots of people, boats come to shore and blow horns and shoot canons. People are shining lights at night on the beach, setting off fireworks, making lots of noise. Fighter jets do daily rounds up and down this beach several times a day plus multiple helicopters go back and forth. Not a peaceful beach. The best part of my stay was hanging out on this wide rounded balcony where you can see both sunrises and sunsets.

Thanks so much! We had a blast! Loved having all the space. My teenage boys loved having their own room and not the bunks this year! I enjoyed having the master with a view! We came to this condo the Thursday before Memorial Day Weekend. We expected a crowd and was not looking forward to the traffic. But thankfully, due to the location of this condo we didn't have to deal with the bumper to bumper traffic. The back roads are easily accessible. The condo was located on the 13th floor and the view was AMAZING! The condo was clean and the communication with the owner (Karen) was excellent! We parked on the 3rd floor parking deck and walked over the bridge to get to the elevators-never had an issue with the elevators. Our beach area was not nearly as crowded as some of the other areas were. We would definitely recommend and we would stay here again.

My sister and I stayed here for eight days and didn't want to leave. This place was very clean. I heard stories at the hot tub from others who had to wear shoes or they'd have black feet on the bottoms because of their dirty floors. The balcony was huge and so nice we were often on it with our binoculars. The kitchen had all the items you'd need to cook meals if you wanted to. Spices were also a surprise. Of course we ate on the balcony. :-) The two bathrooms were set up with lotions, conditioners, shampoo and soap to get you started. Very nicely decorated just like the pictures online. Karen was so quick to respond with answers and I really appreciated it. I am so happy that we chose to stay at #1304 because it was clean and nice and the recliners were so comfortable. There is a sound system in the living room too. My sister and I will be back. We did love Saltwater Grill for Early Bird, Sandbar is a low key but great food and music, Harpoon Harrys, which is pricey but right on the beach and good food, and Uncle Ernie's Bayfront Grill very good. Go early or you will wait. Stay here at either one of their condos and you will be happy you did!

Our stay was fabulous!!! We stayed in Condo 1304 (Ocean Villa). The check-in and out was great very detailed and understanding. A big balcony, living room, full kitchen with everything you need, master bedroom with a comfortable king size bed, guess bedroom with two beds, two full baths, and a laundry room. Don’t let me forget the heated pool and hot tub very relaxing. The security was great on their job at all times. The owner Mrs.Karen treated me as if she knew me not a stranger. She is very nice and professional made sure everything was as we expected and more. This is the place to stay WE LOVED IT!!!

My wife is unable to go to the beach much so we always look for a private balcony. This unit fit the bill. Balcony is large and private. Unit was clean and comfortable. Appliances could use updating but no issues with them. Owner was great to work with and we love the location.

5 STARS! 2nd time at Karen's 13th floor condo! It's everything it's supposed to be, and more! Safe, clean, open, comfortable, private....perfect!!! My husband and I and our adult daughters love this condo! The spacious balcony view -- and their chairs, loungers, rockers are comfy and perfect! Such an 'at home' feeling, you really do feel like it is 'your place'! Roomy and comfy watching football inside, too! The location is perfect, great food & shopping soooo close; hot tub is especially great at night in the not so hot months! My daughter and I even played tennis at the fantastic Frank Brown park which was a short car ride away.Really appreciate the personal touch and personal attention of Karen. Wondering if we can fit another trip back to 1304 before late Spring!

Karen is so easy to work with and always accommodating. The deck on this unit is huge and has very comfortable furniture. The condo was clean, well equipped, and convenient to restaurants and shopping (Walmart is within walking distance). The best is the La z boy recliners in the living area. Overall, an excellent experience. This is our second time to rent with Karen, and we have already made reservations for next year.

Matthew E.Best choice we could have made for our first PCB vacation!
Our first time at Panama City Beach and we couldn't have asked for more. We didn't know what to expect but our condo was very comfortable, had everything we needed and more than we expected. We cooked in most days and only ate out 3 times and the kitchen was stocked with all we needed to feel at home. The large balcony was a hit for the family, the beds were extremely comfortable and I loved the La-Z-Boy recliners. By the way, Best Pizza On The Beach has great pizza! Also, Captain Anderson's and Pineapple Willie's were great suggestions by Karen and worth the money paid for the meals! We rented a pontoon at the state park and made our way to Shell Island which was a highlight of the trip - highly recommend! I loved the dry sauna and we all enjoyed the pools and hot tub. Karen was great to work with and calmed our concerns about Covid-19. She made the experience easy, convenient, and she also provided tons of helpful hints on enjoying our vacation. We printed every page she sent by email and used the suggestions given for restaurants, activities, and advice. Thanks Karen for being a great host and we look forward to staying at your condo again! We had no worries and were able to really relax and enjoy our vacation to the fullest!

My family stayed at this wonderful property the first week of June. Everything was wonderful. Great views, comfortable beds, and all items need to prepare meals daily. Karen was wonderful and accommodating. I originally planned a trip for Spring Break but needed to cancel due to the Covoid-19 shutdowns. Karen allowed us to use the funds from that booking on our summer trip. The beach and pool were wonderful. Everything we needed was in walking distance. We will plan to come again.

The condo was exactly as pictured and immaculately clean! The kitchen was well stocked in terms of appliances, pots, pans, dishes, silverware, utensils, etc. The refrigerator had an ice-maker (important to us). The balcony was AMAZING and roomy - a great place for a family to hang out. Early May 2019 (right after biker week) was very quiet and the traffic was light. We only had one issue with internet connection and the owner (Karen) called back immediately to walk us through what to do.Karen is a gem to work with! She runs her condo rentals like a business (easy and clear to understand rental expectations), but with great personal touches such as an entire detailed packet of what to do for both couples and families, and best places to eat (and we rarely tried anything that was not on their list and were not disappointed!). Our full security deposit arrived to our home before we could get our suitcases unpacked.We HIGHLY recommend renting either of Karen and Jerry's condos at Ocean Villa! We plan to go there as often as we can break away!
