Our split 3 bedroom, 3 bathroom townhouse located in the beautiful Windsor Hills gated Community in Kissimmee is perfect for traveling with family or friends. It is fully furnished and equipped with everything you need, including a kitchen, small private lanai and pool, free high speed WiFi, cable TV and an abundance of amenities! Pool is heated (under request and $40 a night - it has to be for the entire stay. 10% off for US active military or retirees.

It is close to all the parks and attractions, shopping, dining and entertainment.

The townhouse has 3 bedrooms: a split top floor King Master Suite with a private bath and a room with bunk beds (one full and one twin) and a pull out futon bed, and a first floor Master bedroom with a Queen bed and full shared bathroom. It has 4 TVs, full size washer & dryer, free WiFi and free parking. Our home sleeps 8 people comfortably and has keyless entry for easy check in. A Ring doorbell is also installed for added security (please note tampering with or intentionally blocking this camera will result in a fine as well as terminating your stay without a refund).

The only courtesy supplies that can be guaranteed are the ones left by our management company on the day of check- in. Since this is a “home away from home,” these supplies are meant to get you started and will not be replenished during your stay. When those are depleted, extra items can be purchased-at the on-site convenience store or local stops close by.

Clubhouse Access Via Wristbands:
*Wristbands are obtained at the clubhouse upon arrival to the resort. A max of 8 wristbands are allowed per stay. No wristbands will be provided in excess of this amount. All individuals must wear their wristbands on their wrist at all times while using the clubhouse amenities. Guests of Registered Guests may use the clubhouse amenities only while accompanied by the Registered Guest.

Enjoy a variety of recreational options and activities for all ages including a state of the art fitness center, Family Arcade (billiards, ping pong, video games and arcade), sand volleyball, basketball, tennis court, movie theater, children’s playground, and Sundry Shop with coffee, pizza by the slice, groceries, alcohol, and gifts items.

RESORT ENTRY INFO REQUIRED:
This gated resort manned 24/7 with security system in place. Therefore, once you book, you will need to provide us with the full names of all of the potential drivers in your party, which we will enter into the gate system. Only owners can enter these names, the attendants cannot and will not do this for you when you are at the gate.

IDs - Driver’s License, State Identification card or military ID - will be checked against this list upon arrival and a guest pass will be issued for your vehicle to display on your dash for the length of your stay. (Passes cannot be shared between people/vehicles. Each will need their own pass.). IDs that do not match the names on the list or names that are absent from the list will be denied entry.

If you are using Uber/Lyft or other public transportation, we will need to know all of the adult names in your party to add to the guest list.

PARKING & COMMUNITY RULES:
Quiet hours are from 11 pm to 7 am. For the comfort of everyone, please refrain from excessive noice during this time (if there are noise issues in the area during quite hours, please contact the gate house for the roving security or sheriff’s department if the community’s roving security is off duty).

Resort Parking Rules:

- The resort allows a maximum of 2 cars a townhome.
- Only 1 car will fit in the driveway, overflow parking for the second car/vans available in nearby spots.
-Parking is strictly enforced.
- Do not block the sidewalk or park on the street - the resort will tow.
-oversized vehicles: motor homes, recreational vehicles, commercial trucks/vans, buses, trailers, boats/jet skies, motorcycle trailers must be parked at the recreational park.

NO SMOKING/VAPING:
No smoking or vaping allowed. Smoking is only allowed in the parking lot away from the buildings - not in the driveway.

CLEANING/TRASH:
Cleaning fee $150 for each reservation. Cleaning will take place before check-in and after and will be throughly done by a professional cleaning company. Clean sheets and towels will be available in the unit. There will not be a daily housekeeping service, however, mid stay cleaning service can be requested for an additional fee.

All trash must be placed inside the bin which is located outside the townhouse (next to door) in 13 gallon trash bags and must be tied securely. Diapers must be doubled bagged and all liquid containers need to be emptied prior to disposal. No other types of bags will be picked up. There is a pick up service included that will collect the trash from the bin daily at approximately 11:00 am.

There will be a trash disposal fee of $100 added to your reservation if trash is left in the townhouse after check out date.

INSPECTION/FEES:

When a guest checks out, the unit will be inspected by our management company. If any damage not previously reported is found, the cost to fix or replace the damaged part shall be billed to the guest. The guest will be charged for the full amount for fixing or replacing the damaged part and/or item. Same goes for any missing furniture or decor.

If evidence of parties/pets/smoking/vaping is found, an additional $180 rush deep cleaning fee will be charged as well as terminating your stay without a refund.

Tampering with or intentionally blocking the ring Doorbell camera or owner’s closet will result in a fine as well as terminating your stay without a refund.

There will be no refunds due to weather problems or early check-out.

Food: As per Florida law, we are not allowed to leave open food in refrigerators or closets, hence all food items will be removed after a guest checks out and no supply of items such as condiments, coffee powder will be provided prior to check in.

While it is close to a myriad of restaurants, gift shops and stores, it is set back from any major roads, so you will not see or hear the highway as you stroll around the courtyard, trails or palm tree lined streets.
